Hi all property sifus.. Happy CNY 2021!

I have been reading information on HOC 2020/2021 campaign.

Also have been visited few property sales galleries.

I have checked on Rehda website for listed projects : http://rehda.com/hoc2019/#RegisteredProperties

The projects I am looking are inside the list.

Now my question is, the sales agents in the sales galleries give me different answer on the MOT.

Same say it is fully exempted, some say I still need to pay partial, while some say it is only for first home buyer.

Can anyone familiar with this, or from property / legal industry can offer some advice? The MOT stampduty isn't a small amount therefore it is my one of my concern when purchasing a property now.

LTV 70% for under construction property

Hi,

I already have 2 house loans under my name, or joint-name. Therefore the next house loan I am getting will be capped to LTV 70% for third house loan, even my income is eligible for 90% loan.

The property is new launching under construction condo.

If I take the 70% bank financing, I will have to pay the extra 30% by cash myself.

Now my question is, when do I pay the 30% ?

As I know, the developer will take 10% upon signing SPA, and for under construction property, it will be progressive drawdown by construction stage.

So when do i pay the balance 20% ? Do I pay accordingly to the progression schedule as in the SPA ?

And do i pay the 20% first then the bank 70%? Or they will draw from bank for the first 70%, then my 20% will be at the final stage of the construction?

Or do I need to pay 30% upon signing SPA ? which kinda risky if the project abandon halfway, I would lost more than I should have paid compared with progressive drawdown.

And if I were to settle my 1st or 2nd loans, how much time will the bank need to process it and produce the bank release letter ? So that I can show the bank to get 90% loan again.

Anyone has similar experience ?

Hello all,

I am looking for new TV. My requirements :

1) 47" to 55"
2) Don't like plasma
3) Prefer passive 3D, as have experience in flickering active 3D (Panasonic, very obvious at bring screen)
5) Usage : HD Movies , PS3 Gaming , 3D movies (sometimes)
4) budget RM3000-4000

Currently shortlisted this few models :

LG 47LA7400 - read quite a number of people here bought this, but is it have problem with playing games ? input lag thingy ?

Sony 47W804A - saw this model last time, physical out look very nice. Heard it is using LG panel. How does it compare with the 47LA7400 ? Passive 3D as well.

Sony 50W800B - new 2014 model, nice design. However heard it is VA panel not IPS panel. Viewing angle is bad right ? and ouch.. Active 3D, does it flicker, especially on bright scene ?

Sony 50W704A - what panel does this use ? is it IPS from LG as well ? How about the picture quality ? Yeah I know this doesn't have 3D, but its price should be cheaper right ? How much is this selling now ?

And anymore models to recommend ?

And I were considering the SUV / Crossover like ASX, CX-5 and etc.

One of my friend suggest me to buy pickup if I like higher vehicles. He suggest me Ford Ranger. Browse through other pickups like Triton, Hilux etc.
Theirs prices are cheaper SUV for mid-spec.

Pickup is a totally new class for me, and it using diesel, how does it compare to petrol in terms of cost for daily use ?

Is it comfortable for passengers to sit for long journey ?

Then only think I can see is pickup truck is very convenient when transporting big items like shopping at Ikea.

Hi, I am looking to replace my very old car, (proton saga iswara 19 years old).

My budget cannot exceed RM130k +-

Currently eying on :

Can afford easily :

1) Proton Saga SV
2) Persona SV

Can afford with minimum effort :

1) Almera
2) Alza
3) Inspira 1.8MT (2013 model)

Can afford with extra effort :

1) Mitsubishi ASX (AWD)
2) Mazda CX-5 (2WD)

I am not married, but most probably will be getting married in this year or next year. Very least possibility I will sell this car, as car depreciates every year. Unless upgrading or financial crisis. Otherwise it will be my cars like for a very long time, like my current iswara. Usage purpose mostly on city traveling, maybe long distance traveling once in few months, or going to uphill places like Genting, Cameron & Fraser occasionally with family. And one more special purpose is that I am planing to use my new car as the wedding car.

Please kindly advise me, I am open to all cars, as long as it is worth to buy and within my maximum budgets.

Hi, I bump into this photo on the web few months back when doing research on plaster ceiling. Now I am thinking whether to add plaster ceiling to my house.

What type of board is this ? Is this the popular term "gypsum board" ? It looks uneven, fragile, easily breakable and crumble into powder form. Will this cause health issue?
The string looks some kinds of fibre string.

I google around for plaster ceiling board and gypsum board, the photos I found are like these :

They look flat, even, and looks much more stiff. If this is the gypsum board, what is the type for the first photo ?

Which type is better to be used on plaster ceiling ? Cost and health concerns?

LG LCD TV stuck pixel.

My LG LCD TV has 1 stuck pixel and it is less than 1 week old. The pixel stuck in green color.

Any one knows the LG Dead Pixel policy ? I have called LG and lodge a report, yet no one call me till now.

Anyone experience this kind of issue before ?

I remember I watch an English movie at cinema last time (few years ago infact) where these guys can shoot a sniper bullet from miles away.. which seems out of logic and crazy.. lol..
the bullet is special and will auto dismantle itself part by part as traveling to the target (just like a rocket)..

Where to renew my Auto-Insurance ?

Hi,

my auto-insurance by ACE Synergy Insurance, is going to expire on this month. I have been to Pos Malaysia office, however their system is offline today according to them, so I am unable to renew it.

I can't go back to the agent's office as it is far from my working place, and I have no time to visit them during office hour.

Anywhere else can I renew it ? Have tried MyEG, however it requires me to change toe RHB / etiQa insurances, which are more expensive.

I have seen alot of new web hosting provider in Lowyat.net lately,

most of them are small, and some even run by 1 person.

Should I start buy renting a dedicated server,

or buy purchasing the reseller package from other web hosting company like exabtyes and etc. ?

If you were the customer,
