[WTA] standard payment for rent a shop

hi
going to rent a shop, wan to know what call standard payment
eg the shop rental is RM1k per month, n direct deal to owner.
-Advance rental 1 month RM1000.00
-2 months deposit RM2000.00
-1 month utilities deposit RM1000.00
TOTAL RM4000.00

the agreement start at 1st November, and free 1 month for renovation. (renovation at November)
my question is when start to pay for the rental? 1st of December? is for December rental?
and the total deposit i paid RM4000.00 can fully get back when terminate the contract rite?
i not understand for the 1 month advance payment... it consider deposit as well?
