Concrete imprint/stenciling

Hello all. I'm quite curious about the outcome of these two methods. As far as I know, not many people in Malaysia use these methods. Many prefer tiles. But I find it to look good if done artistically (from Youtube). Has anyone done this before? Kindly share your experience and costs. Which one is more expensive? Tiles or stenciling? Any other pros and cons? Does the cement crack after sometime? Thanks.

Paint on parquet floor

Would appreciate advice on how to remove old paint marks on parquet. Previous owner did his own painting. Left paint marks all over the floor. Thinner is out of question.

Draughtsman needed

Hi all. Need a draughtsman for a commercial property in PJ. Job scope will include redrafting the floor plan, providing CAD visuals of the renovated premise and submitting to the relevant authorities for approval.

Hope taikors and tai ches have some good referrals that charge reasonable price. Thanks.

Which one do you think is a better move?

Assuming that you have an auction property that gives you 100k profit and your intention is to flip. Which one do you think is a better move?

a) Pay for that property by cash, and then refinance to get maximun leverage

Pros
Less pressure to sell as there's sufficient cash in hands
With time comes appreciation
Cons
Needs a large amount of cash to initially buy off that property
IRB might come after you

b) The conventional way of getting financing like normal property and flip once transfer is ready

Pros
Accountable to IRB
More straightforward

Cons
More pressure to sell to have cash in hands for other investments.
Lost opportunities during time from getting loan to selling (don't know when can sell off)

When do you think the prop market will crash?

Have been discussed many times in the forum about property prices and when will the bubble burst. Generally, many agree that the bubble will burst eventually. Have a say on the timing too!

Auction property to have two names

Understand that nowadays we can only register one name for the bidding process and the sales contract. In order to have two names, we have to do some extra paperwork and pay extra after contract was awarded. Anybody has done this before? Please share your experience. Thanks.

2. Guarded and gated - (+1)
3. Secluded
4. Near school - (-1)
5. Freehold (+1)
6. Appreciation value (?)

Door lock

Dear all,

Need to change all the door locks in my house. Anybody knows where I can find cheap/promotion door locks/knobs? Was thinking of buying the locks and have somebody change it(just pay for labour). Is this cheaper? Or is it better to ask the locksmith to kau tim everything? Thanks in advance.
