            <description>i have asked lawyer and agents about this and have thought about it... but would still like to get your opinions...&lt;br /&gt;&lt;br /&gt;if you have a few properties and am selling a medium cost item, would you use your once-in-life-time rpgt waiver? or would you keep for future use when you sell the more expensive items? the think is, you never know what the government will do, maybe in the future get rid of rpgt, so maybe just use it now?</description>

            <description>e.g.&lt;br /&gt;&lt;br /&gt;1. a landlord rents a property to a tenant on a 2 years &lt;span style='color:red'&gt;&lt;b&gt;+ 1 year&lt;/b&gt;&lt;/span&gt; basis&lt;br /&gt;&lt;br /&gt;2. after the first 2 years have passed, the tenant writes to the landlord and informs that the tenants wants to extend by 1 more year&lt;br /&gt;&lt;br /&gt;3. however, the landlord wants the property back (maybe he wants to use it himself) and does not want to rent for 1 more year&lt;br /&gt;&lt;br /&gt;under a &amp;#39;normal&amp;#39; or &amp;#39;typical&amp;#39; tenancy agreement, is it mandatory for the landlord to extend the tenancy by the extension period if the tenant wants to continue? assume that the tenant is ok and has been paying monthly rentals on time.&lt;br /&gt;&lt;br /&gt;please share your experience/knowledge...</description>

            <description>i&amp;#39;ve been looking around seri kembangan area and am thinking of getting a 2-storey shop unit in putra walk seri kembangan for around rm800k. it&amp;#39;s leasehold.&lt;br /&gt;&lt;br /&gt;however, that area, most of the units not tenanted although cf already out for 9-10 months.&lt;br /&gt;&lt;br /&gt;the surrounding is clean and well maintained because it&amp;#39;s under management... have to pay about rm250 per month.&lt;br /&gt;&lt;br /&gt;any comments? i would appreciate any advice from the property sifus here. thanks.</description>
