i have asked lawyer and agents about this and have thought about it... but would still like to get your opinions...

if you have a few properties and am selling a medium cost item, would you use your once-in-life-time rpgt waiver? or would you keep for future use when you sell the more expensive items? the think is, you never know what the government will do, maybe in the future get rid of rpgt, so maybe just use it now?

optional tenancy extension

e.g.

1. a landlord rents a property to a tenant on a 2 years + 1 year basis

2. after the first 2 years have passed, the tenant writes to the landlord and informs that the tenants wants to extend by 1 more year

3. however, the landlord wants the property back (maybe he wants to use it himself) and does not want to rent for 1 more year

under a 'normal' or 'typical' tenancy agreement, is it mandatory for the landlord to extend the tenancy by the extension period if the tenant wants to continue? assume that the tenant is ok and has been paying monthly rentals on time.

please share your experience/knowledge...

psp version

i have a psp at home - my son's. it's the slim version so i know it is not the psp1000.

so i guess it must be either psp2000 or psp3000. how do i check?

also, can someone guess what the 2nd hand price is for a psp2000 or psp3000?

i bought a piece of property (sub-sale) and the whole transaction is completed and i have now gotten vacant possession.

the quit rent and the assessment bills still state the previous owner... how do i get this changed?

i'm trying to identify some semi-d or bungalows:

1. i can see this development along the ldp (when ioi mall is on my right, this development look like up on a hill on my left)
2. from google map, it looks like it is sandwiched between jalan kasawari and persiaran puchong jaya selatan

it looks like semi-ds but could be bungalows... really nice looking perched overlooking a hill...

anyone know the name of this development ?

besides The Link, the bandar bukit jalil shops (near the tank) and the new shops that ho hup is planning to build as part of jalil city, anyone know if there will be new shoplot developments?

franchise f&b outlet

thinking of setting up a f&b franchise outlet... i have enquired about papparich & old town kopitiam... looks promising but initial capital outlay is quite huge...

anyone else have experience and other franchise opportunities? please share/suggest...

i know that starbucks and mcdonalds owned by berjaya and no chance of openning one...

i am thinking of taking up a franchise from one of the major travel agencies... upfront about rm50k plus renovation/furnishing about rm150k...

Lift maintenance cost

2-story shop in putra walk (seri kembangan)

i've been looking around seri kembangan area and am thinking of getting a 2-storey shop unit in putra walk seri kembangan for around rm800k. it's leasehold.

however, that area, most of the units not tenanted although cf already out for 9-10 months.

the surrounding is clean and well maintained because it's under management... have to pay about rm250 per month.

any comments? i would appreciate any advice from the property sifus here. thanks.

3-storey kinrara mas vs mutiara bukit jalil

how would the 3 storey landed units in kinrara mas stack up against the 3 storey units (p1, p2 & p2a) in mutiara bukit jalil?
