            <description>&lt;b&gt;What will be the impact of the My Rapid Transit (MRT) project on property prices in and around the Klang Valley? Wong Bee Cheng, Petaling Jaya&lt;/b&gt;&lt;br /&gt;The MRT project will open up a lot of land for development in and around the Klang Valley. This, in turn, may help raise the prices of properties with close proximity to the MRT stations but not to the extent of over-inflating the same since more land is opened up for development.&lt;br /&gt;&lt;br /&gt;Properties, whether they are in the suburbs or city centre, will enjoy healthy capital appreciation once a well-planned and integrated MRT project is put in place. People generally are attracted to such developments where they can enjoy travelling with less cost and time. Over time, as more and more people congregate, economic activities will also increase. In the long run, everyone will benefit from the MRT project. On this note, it is essential that the MRT project is properly planned and executed.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;&lt;b&gt;Do you think properties in Malaysia are highly undervalued compared to those in Singapore and Hong Kong? Patrick Tan, Ampang&lt;/b&gt;&lt;br /&gt;International valuations have shown that Malaysian properties are generally undervalued compared to other countries in this region and this has been the case for decades. According to Global Property Guide, Malaysia’s property price is only about one tenth of that in Singapore and Hong Kong. The average price for apartments in KL is RM460 per sq ft compared to RM4,911 in Hong Kong and RM4,977 in Singapore.&lt;br /&gt;&lt;br /&gt;Generally, the price of property is dependent on the rental rates and the overall ability of the country to attract foreign investments. The growing population of our country and our Government’s constant drive to attract foreign investors provide plenty of opportunity for growth in Malaysia’s property values, especially for projects in prime areas that fetch good rental yields.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;&lt;b&gt;We seem to have overbuilt. There are quite a number of shophouses in Malaysia that are under-utilised. The top floor units are seldom occupied. Some huge landed houses are not fully occupied. As an architect and developer yourself, is this healthy and right for the environment? H.K. Chan, KL&lt;/b&gt;&lt;br /&gt;There may be what some consider as overbuilding, but I see it as a potential to accommodate future growth, provided these properties are built in the right locations where future potential demand can continue to grow. The KL population is expected to increase from 6 million to 10 million by 2020 as indicated in the 10th Malaysia Plan. It is therefore crucial to determine the correct type of projects to promote to meet the right market demand.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;&lt;b&gt;What is it about real estate development that has captivated your interest in these 50 years? Fairus Ali, Johor Baru&lt;/b&gt;&lt;br /&gt;Real estate development is challenging yet exciting. It is very much in sync with a country’s economic progress. It is a key economic contributor to a country’s economic wealth. Besides, whether rich or poor, everyone needs a roof over one’s head.&lt;br /&gt;&lt;br /&gt;There are all sorts of challenges in this industry, but once these challenges are anticipated and resolved, they can create innovative lifestyles for homebuyers and investors as well as offer great satisfaction for the team that are entrusted with the project.&lt;br /&gt;&lt;br /&gt;In 1986, when I started my first high-rise condominium development – OG Heights in Old Klang Road – I was faced with many challenges as the economy was in recession and thousands of projects were abandoned. Marketing high-rise development at that time was also not an easy task as customers back then were so used to conventional landed properties such as terraced and link houses. We had to put in a lot of effort to change the mindset of the middle class, in particular, that living in high-rise building can have a lot of advantages too.&lt;br /&gt;&lt;br /&gt;Today, condominiums are seen all over Klang Valley and have become an accepted part of the city’s landscape.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;What would you consider to be your greatest triumph? Krishnan Nathan, Seberang Prai&lt;/b&gt;&lt;br /&gt;Discovering Mont’Kiara. When it was first introduced to me by a land broker, I did not think much of the old hilly rubber estate because it was situated in the unglamorous Segambut area. I turned down the initial invitation to visit the site. However, six months later, on the persistency of the same broker, I visited the site again and made a brave decision to buy 10 acres and slowly acquire 90 acres more.&lt;br /&gt;&lt;br /&gt;It was then that I visualised the potential of Mont’Kiara and today it has become a modern and upmarket residential hub attracting both the city’s affluent and foreign expatriates. I am glad that Mont’Kiara has also caught the eyes of many other developers who have started adding value to the place.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;&lt;b&gt;Who would you consider to be your greatest motivator or mentor? Tan B K, Malacca&lt;/b&gt;&lt;br /&gt;My parents.&lt;br /&gt;&lt;br /&gt;My late father came to Malaysia at the age of 16 with nothing except a school certificate up to primary level. Yet, with natural entrepreneurial abilities and hard work, he was able to send 7 of his 13 children overseas for their education using his hard-earned money as a taxi driver and later a bus operator.&lt;br /&gt;&lt;br /&gt;Being the eldest of 7 siblings, my late mother had taken full charge of her family matters and after she married my father, she not only took care of her 13 children but also helped my father in his business.&lt;br /&gt;&lt;br /&gt;While my siblings and I were not pressured to succeed, it was beyond doubt that we were obliged and motivated to do so out of great respect and responsibility to our parents.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;&lt;b&gt;What are the three most important lessons you would like to pass to your children and grandchildren? Wong Ming Lee, KL&lt;/b&gt;&lt;br /&gt;If I may, I would say there are four core values that should be practised – integrity, compassion, determination and perseverance.&lt;br /&gt;&lt;br /&gt;My parents always emphasised integrity – the need to be honest and to build trust in relationships. Being compassionate is about caring for the family, friends, employees and customers all the time. There should be determination to do well and perseverance in achieving goals in life.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;In the biblical story of the Tower of Babel, ancient men tried to build a tower to heaven. When we buy a new house, we renovate whenever possible. What, in your opinion, about real estate that has enchanted ancient and modern man? Is it that desire to leave a legacy? Francisca Mah, Subang Jaya&lt;br /&gt;&lt;br /&gt;Everyone has his own ambitions and dreams. We know for a fact that dreams motivate us and very often we aspire to do something beautiful that excites us. If in fulfilling our dreams we leave behind something that we are satisfied and happy with, and at the same time is appreciated and admired by others, it inevitably becomes a legacy, which I consider is a bonus.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;&lt;b&gt;Which is your favourite city and why? Khor Gaik Khim, Segambut&lt;/b&gt;&lt;br /&gt;Hong Kong. It is inspiring to note that due to its limited land mass, they are forced to be 110% efficient in all aspects of their planning, living and economics.&lt;br /&gt;&lt;br /&gt;For example, Hong Kong’s housing projects and transportation system are planned and integrated to provide efficient living for its people. Its land on the island and mainland are very well utilised. Despite the high density of buildings, Hong Kong is very green because its highlands have been untouched, but we are able to see a beautiful skyline with skyscrapers. Hong Kong has a highly developed and sophisticated transportation network that includes public transport consisting of Mass Transit Railway, buses, taxis and ferries. Over 90% of the daily commutes are on public transport, making it the highest rate in the world. These are aspects we can adopt in Kuala Lumpur, to make the city a more efficient and enjoyable place to live in.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;&lt;b&gt;After having achieved so much, are there any regrets in your life? Lee Yoke Har, Ipoh&lt;/b&gt;&lt;br /&gt;There are still many things I would like to influence and contribute to, namely, the development process in Malaysia making it more effective and efficient for the benefit of the country and the people.&lt;br /&gt;&lt;br /&gt;In 2005, I had the privilege to share my ideas and experiences with my peers from different countries when I was the FIABCI world president. They, too, shared the effectiveness of development processes in their respective countries.&lt;br /&gt;&lt;br /&gt;For example, one of my Singaporean counterparts, who is a property developer, said his company was able to obtain all necessary approvals for a new development in 3 months. I believe some processes can be improved on and applied in our country.</description>
