Hi, Is it possible to change the service apartment car park location that is pre-set by the developer?
Are that car parks that allocated by the developer are based on the types of the unit purchased?
Could the buyers request to change the car park location?

Apartment unit besides common garden

Hi, I am planning to buy a unit in a service apartment in KL, but one thing worry me is that is it wise action to buy a unit that is besides a common garden?

The unit is located at 23rd floor, but there is a common garden besides it. I am a newbie in investment in this type of apartment. I am worry that some senior citizens may be doing some exercises or perform some dances with music over there which will make a lot of noises and disturbing the unit surrounding it.

Does anybody has experienced to this type of unit? Please share.

We have only left about 30 days to move into the new regime of tax-GST.

This is a poll to determine whether or not GST can be successfully implemented in Malaysia on 1/4/2015 onwards
I thought the custom officers themselves are also not well-trained.
Past few days, I received a letter from local custom office stated that my company still hasn't registered for GST, but in fact we have done so.

Are u company well-prepared for GST? Have u company installed a runnable GST accounting software, hiring more knowledgeable staff and trained your staffs to handle GST, especially the 23 GST codes? Do u know how to differentiate the 23 GST codes that determine whether or not your GST-03 Return is correct or not?

A question regarding EPF Account 2

I have a question regarding EPF Account 2:-

Let say I buy a house and loan to the bank. I use my own funds to pay the deposit. I don't apply for EPF Account 2 initially.
Then 4 or 5 years later, if I m shortage of cash to pay the housing loan, can I apply to EPF at that time and use the EPF Account 2 to pay for the housing loan?

I am interested to know whether u have made profit from the market.
As far as I know from the research, only 10% made profit, 10% breakeven and 80% lost.
That is why I seldom trade in the market.

Will u willing to share with me?
If u made profit, would u mind sharing with us as to how u have made your decision to make profit?
i.e. 1). by luck
2). by own judgement
3). when the index is low.
4). recommended by friends/stock analysts

1) Always insure your home for its full value.
- The sum insured should cover the cost of completely rebuilding your home.
- Take into account the renovations and enhancements you have already made.
- If you do not, the "average condition" will apply and you cannot claim for the full amount of loss.

2). The best time to buy medical insurance is when you are still young and healthy.
- Most insurance companies will not cover you if you already have a medical condition.
- The cost of hospitalisation care is high and getting higher every year.
With a medical insurance, you would be able to afford the best medical care you can get.

3). You home is protected against flood if you have:
- a houseowner policy
- a basic fire policy with a flood extension.
Both cover the cost of cleaning up and repairs to your home. To cover the contents of your home,
you would need a householder policy.

4).The premium of a personal accident insurance does not increase with age.
But don't wait to buy because:
- an accident can happen any time whatever your age.
- most insurance companies have a maximum entry age (generally up to 60)

Always make a nomination on your policy because"
- the policy benefits would be made to your nominees without delay according to Section 165 of the Insurance Act 1996.

5). Always buy a travel insurance for your holiday trip:
- to protect yourself from the high cost of overseas medical care.
- to enable you to get help in a foreign country.
- to cover inconveniences, e.g. loss of luggage, flight delay/cancellation.

6). You can protect your air-con or home theatre system against damage by lightning. Just remember:
- A houseowner insurance covers the structure of your house. It does not cover damage to household items.
- A householder insurance covers the contents of your home. That includes the household items and personal
effects in your home that belong to you or any member of your family or domestic servants normally residing with you.

7). Already covered by your employer's group insurance? You may still need a separate medical insurance because:
- the cost of hospital care is rising all the time.
- your employer's coverage may not be enough any more.
Top up your employer's insurance by purchasing a separate medical insurance that comes with a "deductible" option. also
know as an "excess". With a deductible, you may get a discount of up to 50% on the premium.

8). Most travel insurance will reimburse you for non-refundable expenses, such as air ticket and hotel room, if your trip is
cancelled because:
- a doctor has certified you unfit to travel.
- your travel partner has passed on or need hospitalisation.
- there is an unexpected strike, civil unrest, riot or commotion at your destination.

9). Third party. Third party, fire & theft. Comprehensive. These 3 common types of motor insurance do not cover flood or any other acts of nature.
- A comprehensive motor insurance can be extended to cover flood and protect your windscreen.
- A separate Driver's Personal Accident Insurance can protect you, your family and your passengers.

10). Scene 1: Your doctors refers you to a specialist.
Scene 2: The medical specialist recommends tests or admisssion to hospital.
Before you do anything:
- Call your insurance company to check if the treatment is covered
- ask them what documents they would need from you.
Some insurance companies provide a medical card facility where claimable expenses are paid directly to the hospital.

Add on

11). A free travel insurance from your credit card may not be the same as the travel insurance you have to pay for.
- Check your coverage to ensure it meets your travel needs.
- Read the exclusions and understand what's covered and what's not.

12). Important points to note when buying a travel insurance:
-Make your purchase at the time of booking your holiday.
-It should offer a free 24-hour worldwide travel assistance service for pre-travel advice, medical assistance in an emergency or evacuation or repatriation, foreign language interpretation and services related to lost luggage, passports and cash.

price : About RM 500,000.00 (exclude furniture,etc)
Risk : May subject to flood risk (road)
Distance with school & town : 9 km
leasehold 60 years

2) An old house

Type: Semi-Detached double storey
Build up area : About 2000 sq ft
Land area: About 2800 sq ft
Price : RM 350,000.00 (no renovation before) Partial furniture, house in good
condition only minor renovation required.
Risk: No flood risk
Distance with school & town : 2 KM
Leasehold 60 years, house 25 years old

Nowaday there are so many oven and microwave oven avalable in the market. May I know what brands are build with good quality. Build in oven/microware oven are reliable or not since we are in hot climate ? Does any ex-users can provide some advise on that ? I am now considering Teka brand oven or Fujihome brand oven, which one is more durable and lasting in term of quality build. Thank you
