How to find the 'correct' agent for subsale prop?

As title says. Looking in a specific taman for property, and the propertyguru listing has contact details - so far its never been the 'actual' agent, but someone who got the listing from somewhere else and just posted it up. Makes things slower. Some properties even already sold but the propertyguru listing stays up as 'advert' for agent.

I've also tried visiting the area and taking note of advert signs, those have a bit higher success rate but some also not updated and say "oh must check" and then take a long time.

Foldable users - what's your regrets?

Never used a foldable before, though I did own the Asus Padfone S (it still works, but way too slow to use nowadays) a long time ago. Since then always standard candy bar phones. Currently using Note 20 Ultra, but the battery is getting short and there's some other minor issues which mean I should start looking for my next "use-for-four-years" device.

Already went to Samsung shop to look-see the Fold 6 as well as reading up on the improvements (or lack thereoff) for last 2 generation of Fold devices from Samsung. The front screen really feels narrow to me coming from candybar, and I have some doubts on battery life. The pen is a huge plus as a Note user. But I'm not 100% convinced (especially for the price). And from reviews, some devices like Vivo X Fold 3 Pro seem to have less 'sacrifices' to the form factor.

So my question is - for those who tried to use foldables, what really annoyed you about them? What was your regrets when using a foldable?

What is the order for work/decision making?

Trying to learn for near-term application, already got an initial quote from a relative but want to fully understand the process and what we can/can't do, what needs to be fixed/decided immediately and what can wait and think a bit more.

Current property already some extension (ground floor) done, second floor we want to extend as well. Will need some extra footings done (these aren't cheap I understand) to accomplish this. Ground floor also will need to hack some walls (we want a much more open living area, and our family size is fixed hence number of rooms less of a priority.

The plan after extension is some built-ins (particularly in the kitchen and three bedrooms, plus upstairs bathrooms). In general, countertop, large sinks, island, wardrobes. Haven't decided on fixed dining table, but probably we want flexibility to move that.

This will mean a fair amount of re-tiling (potentially just about the whole house) with accompanying painting. Before which we will need to drop some plug points, probably some ethernet for smart home/internet use, add A/C points for rooms which don't have, etc.

So for all the work being done, what order does it have to be done in? Is it better to have a single contractor from start to finish, or have a contractor for structural works and another for finishings? Ideally we have the complete plan right at the start with no changes, but looking at our decision making process, its possible that we may want to make minor (non structural) tweaks, for e.g. partition board for a store room, mobile island instead of fixed island in the kitchen. How much leeway do we have to make those changes from the time structural work starts (contractor estimates 3-6 months depending on weather)?

If there are advise/FAQ type threads/resources to read up I'd be very interested as well.

Estimated cost of extension permit + fine (MBSJ)

Referring old thread - https://forum.lowyat.net/index.php?showtopic=4289990&hl=mbsj from 2017

I'm currently finalizing to buy a 2-storey terrace house under MBSJ area. The seller informed that two extensions were done, one was with permit but a second one was without (5 foot by 22 feet area).

On calling MBSJ, the officer mentioned a formula (I think nine times square footage, the line was bad so I couldn't catch it, and then add the cost of the new extension application).

I'm planning to extend the upper floor to match current ground floor extension (all the way to back, 5 feet in front). Could anyone point me to any documents/guidelines which can used to estimate how much denda I need to pay to MBSJ, as well as how much the extension permit will cost? From random googling seems people talk about 3k, 5k, 6k or so?

How much to set aside for own reno?

If purchasing subsale landed (let's say double story terrace house in Klang Valley), roughly how much needs to be set aside for reno? How to get a ballpark figure so that can start approaching contractors and negotiate price? What is the rough estimated cost of some of the following:-

1. Checking of existing fittings (plumbing/electrical)
2. Complete replacement of plumbing
3. Complete replacement of electrical
4. Flooring/tile replacement
5. Marble grinding/sanding
6. Breaking down of wall or setting up of partitioning wall
7. Installing additional plug points/networking jacks
8. Installing built-in cabinets/storage compartments
9. Kitchen counter/tabletop/island/sink
10. Fence removal/replacement
11. Raising/lowering of floor level for driveway

Currently need to plan budget first, then only see if can proceed, but I have no idea how much these things cost in the first place, so I don't know if someone is offering me a good deal or cutting my throat. Mohon pencerahan semua.

225/55R17 SUV tyre recommendations please

I need to change two tyres (got crack already), while keeping the newer and still usable tyres (currently mounted on front). I... don't really know what model the tyres I'm keeping are (they're continental for sure) as I'm noob and this car is 2nd hand so I do not have the details.

My Subaru XV 2.0i is AWD. When changing a pair of tyres, how should I handle the rotation? Think I read before that AWD should rotate front-to-back as well as side-to-side unlike FWD?

In terms of brand, from survey I think in mid-budget range got Toyo CR1, Hankook K135, Falken Wildpeak, Continental UC6 (I think this one costs a bit more than the others?). General vibe I get is that Toyo is reliable and no fuss, so leaning towards that. Any advise on this? The usage is primarily highway driving (commute roughly 70km) and my priority is safety and durability over long time (so not looking for those 'nice' tyre which wear out quite fast).

Final question - tyre shop tend to have reviews which are all over the place (both on FB and google maps), how do I identify one which is reliable? I don't mind if its not the cheapest, good workmen should be paid for their expertise, but many comments in this forum are like "alignment they will just raise and lower your car then charge you" and similar vibe. My area is Subang Jaya if it helps.

Transfer done di but all the online sites (TNG for example) won't allow to buy insurance because vehicle number plate not matching with IC number. How long does system take to update? And I have previously released my NCD, how to 'claim back' the NCD on the new car which I have just had transferred to my name? Is this something I can do myself or will need agent/direct contact to insurer?

Used car price - stuck at this level?

Current used car prices are significantly higher than just a few years ago (esp pre pandemic). Demand squeeze, chip shortage, extremely long delivery times for popular new-car models, there's a whole list of reasons why.

Maybe I'm a bit older, but I remember the "30% depreciation from driving out of shop" period, where those who want to save money should just look for a 5-7 year old myvi and buy it for cash. But now that 5-7 year old myvi could cost you up to 50k (mytukar/carsome). In general there seems to be less than 50% depreciation over 7 years.

Is this the new normal, or can we expect used car prices to come down (relative to new car prices, not necessarily in absolute terms) anytime soon?

Why many forumers don't understand loan interest?

Somehow when I'm browsing around Kopitiam or Fast and Furious, whenever someone discuss price of a car there will be multiple people saying something like:-

"Why pay so much cash up front? Car interest rate so low, even if you can afford just take loan and leave the money in FD."

When in fact effective interest rate for these loans are almost double the simple interest amount. At least some people talk about "investment" and things like ASNB (which effective interest rate IS a bit higher than the standard car loan effective interest rate), makes a bit more sense. But so many reference FD which can never match at all (unless your loan is 1 year only).

The idea was that revealing how to benefit would 'kill the golden goose'.

Are there limits to what we can (by rules) and should (by convention) share? I have found other's sharing on techniques (some will call them loopholes) very useful in the past.

Where to find comparison of TCO?

For fuel consumption I can use fuely.com. For parts prices it's fairly obvious that proton/perodua are much cheaper. But is there any resource for comparing Total Cost of Ownership (5-year, 10-year horizon, including RV)?

My 12 year old car (original BLM) may need replacing soon, so am considering between new and used, but would like to have TCO estimates for various models.
