Dispute with the owner

Hi guys, just want your advices

The owner wanted to increase the rent by RM800 so i decided to move out.

Before i moved out, i hired a contractor suggested by the owner's agent to touch up the wall. I serviced the aircon, cleaned the house, washed the curtain.

The day i handed over the house, the owner pointed few things she considered as damage. Even though i feel i should not be blamed for those (as the quality of the stuff she bought was very bad to begin with), i was willing to pay.

Until she said she was not okay with the wall and wanted to deduct RM2000 from the deposit to paint the whole walls. I was angry, i told her i will take a legal action. She said go ahead and threatened me that if we go to court, she will also deduct my deposit for her legal expenses.

To be honest, money is one thing but i feel being bullied. Dont know what do next, need you guys advices.

Property Lawyer?

Hi guys,
I am getting my first house (just paid the booking fee). I have no experience whatsoever in property to be honest.
The developer has recently sent me some documents for me to review before signing the SPA (including Letter of Offer, Deed of Mutual Covenant, etc). I have tried to read but honestly I barely understand the things they write.

Should I get my own property lawyer to help me to go through all the documents?

I asked few of my friends but they said they just sign without reading, some said the developer’s lawyer will highlight for you. Since it is my first house, I am pretty nervous.

If I should get my own laywer, do you mind suggesting any?

Unifi 30mbps

Hi all,

I am currently with Maxis contract (will be finished by end of this November). My current plan is Maxis Fibre 30Mbps.
However, today i saw Unifi advertisement on their 30Mbps package promotion (Rm179/month) which the upload speed is only at 5Mbps.
I would like to seek you guys opinions and suggestions on this package.

My main activities:
- Playing online games (Dota 2, PS4). My main concern for this package is about the ping and the upload speed. Does the upload speed (5Mbps is pretty low compare to my Maxis upload speed now) affect your gaming experience?
- Watching Youtube and streaming movies.
- I do not host anything at home or heavy uploader.

30MB home fibre internet

Hello,

Firstly, we are currently using 30MB home fibre internet. However, the internet is very slow (200-300 kbps - check using speedtest.net). The internet is very unstable, always disconnected after 15-20 mins and reconnected after 2-3 mins. Could you please check whether something is wrong with my line? We are using 30MB internet but it is not different when we were using 10MB.

Secondly, the wifi router by Maxis is giving very weak signal to other rooms (even the distance is close). Could we purchase any other wifi router for better signal quality?

Karaoke business

Hi guys,
Im currently interested in doing karaoke business like Redbox but i have 1 question that i couldnt find the solution until now: Where/How Redbox get the updated songs? They make it by their own or download/order it from other sources?
Because based on what i notice, when i go to other karaoke places, all the songs are quite the same as Redbox (i mean the video, even some mistake in the video). Let say the new song they make by their own so how about the old songs? it must be expensive to do the whole library from very very old songs to new songs.
If you have the answer, please let me know
