Maybank Home Loan - Flexi

hello..

I have a housing loan of about RM400k with Maybank.. it is flexi loan and i can pay in advance which can be withdrawn by paying rm25 per withdrawal but otherwise it reduces my principal and interest i pay will be lower. The loan comes with a 4 year lock in period. the amount has not been fully disbursed.. prop undercon.

is there a cap to the advance amount i can pay in or i can pay as much as 90%/95% and as long as it is not fully paid.. the early settlement doesn't kick in?

Also, my loan installment once fully disbursed will remain the same as in the offer letter? or it will come down? if the former - wont it force me to early settle unless i withdraw the advance payment? if my monthly installment is less - the amount adjusted to correspond with original tenure in loan agreement?

Postpaid with Device

My relative has got a new job which comes with RM200 monthly mobile allowance. She wants to maximise this benefit but she has never used a postpaid line - only been a prepaid user all along - and does not want to MNP her prepaid line.

So she wants to get a basically get a new phone and have it bundle with a new postpaid line (which can be low data/minutes etc). Just higher spec phone. But have the monthly bill in single bill to claim the mobile allowance. Her idea is that she gets a new phone that is paid for by the company over a period of 24 months (monthly being rm200 or she tops up slightly).

Any suggestions? I tried looking on the various websites but it seems very confusing and also not clear if upfront is required and how it would work. Please help..

WTA - Aircond Installation

Some of the posts in the forums have pretty bad tales of aircond installation. I have 2 1.0HP airconds to install and will appreciate it if anyone can suggest or recommend installers as well as give their contact numbers and an estimate of how much it will cost.

House is in Puchong. Thank you.

Transfer of Individual Title

Back in 1997, a relative bought property from XYZ Sdn Bhd. Subsequently, after much delay from the VP date in the S&P Ag - the property was handed over. The company had been having financial issues.

Recently, received a letter from the liquidators of XYZ Sdn Bhd stating that the individual title has been issued and asked for the submission of some documents to effect the transfer.

The letter requests that payment of 1% of the S&P price be made as administrative fee to the liquidators. Additionally a sum of RM400 for disbursements to be paid.

I called up to check where is this prescribed and to check if the winding up order says so etc. the liquidators rep said it is just industry practice and normally it is 2-5% and this 1% is already very little.

Anyone know if this is accurate or faced similar situation?

TQVM!

Can anyone shed a light on

1. What is covered by 'optical benefits'? I suppose any eye surgery would be covered under medical.. so does this include expenses incurred for optometry?

2. If you're employed for only a quarter of the year before the increment in the company is given (e.g. commence employment in September and company increment is in January)- GENERALLY, would there be an increment? or would it be only the 2nd January that you are there..

The above are subjective (different company will have different practice).. just trying to get an idea before I attempt any challenge with HR

My cousin is selling her property and has found a buyer. The property has been fully paid off and is a landed one. The buyer has gotten his loan approved and the bank has engaged a lawyer to prepare the S & P Agreement. My cousin has looked at the S & P Agreement and is of the view that everything is in order. However, she undertstands that there are certain things she needs to do as the vendor/seller.. including submitting Forms CKHT 1A and 3 (property is more than 5 years).

I will appreciate it if anyone can give details of what else needs to be done.. anything else about land tax etc? She would like to manage the matter without engaging external lawyers as she is the seller and property price is not very high.

Also, are there are specifics that needs to be looked at in the S & P... making sure sthing is there or not there, etc.

Thanks all.

[addedon]January 10, 2012, 12:53 pm[/addedon]erm.. no one has any idea?

Hello.

As the title says, I'd be making a trip to HK in 2 wks.

How much cash (HKD) would i need to take with me for the trip. I hv got accomodation covered (bfast included). So, the expenses for the cash i am taking would be basically for other meals (lunch & dinner), transportation (considering the airport express tourist card which is HKD300- good idea?), entrance to touristy spots (the must sees) and some souveniers [t-shirts, key chains and what nots].

Am not getting fashion clothings or the tech stuff.. and if I really do- will use CC.

So, pls suggest how much would be not too much and not too little to take if you got experience going to HK b4.

Also, what are the absolute things i must see / do?

thanks all.

Protein Supps for Beginner

I just started strength training about 2 mnths back. Started hitting the gym to essentially lose the belly and get a more toned and defined body. NOT to get big or bulky.

Been reading the forums and stuff online and it appears that even if u dont wanna be big or put on muscle mass, to get a leaner and more toned body, protein supplements is a must. is this correct? would these supplements make you get fatter?

if so, where do i start? i did some research and think i should use whey protein and casein. am looking at ON Gold Whey (one serving split before and after workout) and ON Casein (one serving before bed) on training days and the same amount on non training days. is this too little? is this even the right thing to take for my goals- not get big and not get fat.

generally, the prices i see for these products online are RM180 and RM200? good deal? can someone tell me how much GNC stores sell them for? i prefer over the counter transactions as opposed to online buys.. or suggest other stores in klg valley that has good prices.

any other helpful info is appreciated.

P/S: i know there are lots of threads on this issue but none that i can find that helps me answer the above. if there are- pls let me know.

Joe
