Selling a house: advise needed on getting a lawyer

Hi everyone, sorry if this has been asked before. I’m helping my dad sell his house.
He has found a buyer who is a neighbour a few houses away. So no brokers involved.
My question is regarding getting a lawyer.
The neighbour suggested that my dad use his lawyer as well instead of getting our own. He said this will save my dad some money.
How true is this?

Does anyone have a comparison of the fees if my dad appoints his own lawyer vs uses the neighbour’s lawyer?
What are the pros and cons?
What are the things to look out for in the SPA if he does go with the same lawyer?

I don’t want my dad to be taken for a ride and I don’t have any experience selling properties as well so I’d appreciate some tips and advice regarding this.

Can anyone please advice me.
I bought a new house from a developer and signed the s&p in August 2011.
Every few months i would receive a copy of the letter from the developer to the bank mentioning the progress of construction and also payment required.
In dec 2012, i rcvd a notice asking to pay for tnb and Water meter deposit, which i promptly paid at the developer's Office.

Now not at any one time during this period was i ever informed that the payment from bank is delayed or anything of that sort.

Late february when i went to visit the project site i noticed that a few houses surrounding my house were renovating and fixing grilles and so on.

I proceeded to call the developer and asked them why i did not receive any letter for collection of key, and was shocked when they said they have not received a single amount of payment from the bank!!

I then called up the bank and the Clerk in charge told me that the lawyer has not given the notice of release of funds.

I then called the lawyer up and she agreed that she has mistakenly put aside my documents and will proceed wit advice of release of funds asap.

On 25april i received an sms from the bank saying that the funds have been released and upon calling the developer i was told that i would receive my keys within a week.

Today, I received a call from the lawyer who said that the developer is asking for late payment charges of 10% calculated on each late payment until the 1st of May 2013.

Out of this 10% the lawyer said that they would absorb 5.9% but I would have to pay 4.1% of the charges. When asked why, she said if the bank had released progressive payments, I still would have to serve the interest, so this 4.1% is equivalent to the amount I would have had to pay IF the bank had paid progressively, so I might as well pay that amount here.

Pls advise.
If any of u need more information pls let me know.

i am embarking on a journey of reno and ID of my new home.. (probably DIY most of it)
have been a silent reader of this forum over the past few months, absorbing knowledge as i go on..
i came across these pictures in one of a malaysian ID blog, and i'm wondering if anyone would be able to tell me where to get those type of wall panelling present in the lower half of the walls...

home networking via wifisky

to all Sifus,

I am currently surfing the web via the 2000Mw Wifisky adaptor.
i would like to extend the signal i'm getting (unsecured wifi) via the Wifisky adaptor, creating a home network wit internet access.

My purpose is so that my PC, laptop n xbox can be connected in a network n to the internet.
what is the best way to do this? is it enough to juz get a router or do i need additional items?
sorry for the noob questions, but i'm kinda noob at networking!

PC not booting up

hi there, sorry but i'm having a problem with my PC.
since yday,
whenever i press the power button to turn it on,
i hear the beep, and the fans running, but my screen remains blank..
it does not boot up.
any idea what could be the cause? i've had a few friends who suggested that it could be the power supply? how do i check if there is a problem wit the power supply? and if it is the power supply, can i replace it myself? (no experience with PC hardware installation)
