Property Purchase, What's Negotiable?

Hi guys. First time home buyer here, been seriously shopping around last few weeks and making some decisions on if I am to book one soon while all the MCO rebates are still valid...or promos would even be fiercer next year once the effects of last few weeks really kicks in? Who knows. So many properties, so little time/money.

I would like to know in terms of the packages offered, normally how much of it is negotiable? If any. Do you guys usually push for anything extra eg additional rebates/warranty/ furnishing/free gifts (haha)/etc? Or is it a take it or leave it, then wait for a promo or scheme if you want kind of situation.

Additionally, just curious, any difference in walking in sales galleries and booking there directly, versus engaging an agent online? Would one of them be hungrier and help push for more? Though understand it also largely depends on individual either way. I've only done walk ins at galleries so far.

Some info if it helps- First time home buyer, looking for own stay long term property, investment is secondary, budget 700+-1m, 3 bedrooms definitely, have looked at several outskirt landed options and PJ center condos. Currently narrowing down options and finalising.

Thanks in advance.

PJ Area Affordable Spectacle Lens?

Hi guys,

Need to change my spectacles lens, it's about 1 and half a year old. Currently the protective film (not sure if that's what it's called) is wearing off so I'm getting reflective patches on my lenses. They also look like oily residue to outsiders zzzz. Lens power wise I feel it's still fine.

My power is around 500-600 for both eyes, was quoted at Paradigm around RM4-500 for normal lens and RM6-700 for better quality lens. Apparently the better quality one lasts longer and they won't have the issue that I'm currently facing?

So my questions are:
1) Are the "better quality" lens really worth it? Sorry not sure of the names.
2) Any places in PJ to recommend where I can get a better quote?

Thanks ya.

Best Taxi App For Windows?

So guys, how's your experience with taxi apps on Windows phones? Which would you recommend?

I've tried a couple and from what I experience it's all quite sucky though. MyTeksi no longer exists in the store?

Wanted to try Uber but the reviews available are a bit vague.

Rental Agent?

Hi guys,

I'm currently looking for a room around KL area, tried using iBilik and letaroom but both sites don's seem to have much functions to help me narrow down my choices.

So I was wondering if it's a good choice to engage in an agent to help me find a room for my needs and budget, if there's such a thing here.

I'm not really comfortable in revealing too much but I'm hoping for a place with minimal distance and morning traffic to work, plus at least some food options around.

So my questions are:

1) Is there such a thing? Rental agents? (just to confirm lol)

2) Where can I engage such agents? Any recommendations? (there's a few people popping up in property sites, but rather confused on who to call. Many seem to hold luxury properties for sale and such)

3) Payment wise, will it be beared by me or the owner of the property?

Quite inexperienced in this so any help would be appreciated. Thanks!

Postpaid To Prepaid

Hi guys, currently I'm a UMobile postpaid user. I'm moving from Malaysia so I thought I would just convert my MY number to prepaid. But I just found out that UMobile doesn't allow postpaid to prepaid conversion.

What's my best option? Is it workable if I change from UMobile postpaid to Digi/Celcom/Maxis postpaid, and then convert to prepaid?

Any telco that allows this? Or any easier way even?

Resignation Timing

Hey all,

I am currently 95% sure that I am going to resign from my current job. High salary (especially for my age and experience) but unfortunately I no longer feel that I suit the environment. It's been making me a very unhappy and negative person lately. While I'm still young and not much burden to bear I feel like trying out other stuff to hopefully help decide on what I like.

Now, what I need advice on is when's the best to tender my resignation. I'm currently handling a project that will end in a few months (longer than my 2 months notice) and I would like to finish it if possible.

I'm thinking if I should tender soon but let them know that I'm only leaving after the project is done.

Pro:
1) Because there are still people that I value here, and I feel like if I tender earlier then it would be easier for them to find a replacement. Not to brag (really I'm not) but my position would take a bit time of time to fill unless they're lucky and bump into a perfect candidate fast.

2) As I've been feeling extremely negative lately, I feel that my resignation would let me breathe easier and a happier person. It might even improve my work performance for the last few months too. Then I can leave on a happier note.

Cons:
1) I have no idea how people are going to react during this long notice period. What if my superiors resent me for quitting and start making things uncomfortable?

2) There's some company trip and events coming up. While I feel like I have earned these still cant help feeling like I'm using the company's funds for enjoyment even though I'm leaving.

Basically the con is I really don't know how things are going to pan out if I tender early. Should I just wait and serve my 2 months instead?

I'm aware that I might be thinking too much, and this might not have a definite solution. But it would be great if you guys can share what you would do under the same situation.

Smart Casual Jeans

Hi guys, I need to get new jeans for work. It's for smart casual so no holes, no rips, dark washed (black or blue).

My personal preference would be skinny fit, not the really skinny type, just a nice fit, not too straight. Sorry not good with fashion lingo. Also I saw some people with these type of jeans and it has this nice little shine to it, looks great and classy.

For my needs stated above, can I get one within rm200? Or better RM150. But if I need to stretch this budget just suggest away. I hope I won't need to though.

Please suggest a brand, the line and maybe where I can get it within KL/PJ area. Thanks!

Lumia 920: Is it for me?

Hi guys, opening a thread to help me decide once and for all if Lumia 920 is for me. Finally collected enough money to get myself my first phone.

Been eyeing this phone since its release but still have many doubts after following this section for a while. So hopefully you guys can help me.

1) So, apps wise, I don't need a tonne of them but there's a few that I'm currently using that I would like to have. I'll list it down so you guys can comment on the availability of a similar app. Paid or free is also important.

- Whatsapp: One of the deal breakers for me. Is this app terrible on W8? Can the battery sucking or no notification problem be remedied? I need it for work so it's pretty important.

- Facebook: I know it's pretty sucky but how sucky is it? What does it lack? Can I check in and upload pictures?

- Pic editing app: I would like an app that lets me apply filters AFTER saving and taking a photo with the original camera function. Preferable one where I can choose the intensity of each filters.

- Alarm clock: I'm using one which forces me to do maths to turn it off. Anything like this would be great.

- News App: Something that helps me collect news from various portals would be good.

I know I can just check windows phone's website but I'm hoping for comments from experienced users like you guys!

2) How is the warranty? Is Nokia servicing ok?

These last few questions is if I decide to buy this, might as well ask here since I already opened a thread right?

a) A forumer is selling this at RM15++ with Avaxx warranty. What's the difference between Avaxx and Zitron? Nokia accepts both for warranty?

b) Cheapest wireless charging is now how much?

Yupe that's all I think. Other issues like lemon units and battery life I'm already aware off. Will see if I want to take the chance or go a safer route. Currently using a very old Galaxy 5. and all my phones lasts me years so this is for long term probably. Please help me make a decision guys. Thank you!

PS: You can pm me if for whatever reason you do not what to post your opinions here.

Job Fair Guidance

Hi guys,

This weekend would be my first time to a career fair. Need help on what to prepare as well as guidance on how things work.

Other than multiple copies of resume and certificates, do I need to bring a cover letter? I would think it would be hard to write one since I might try a few companies.

Is full formal required? Jobstreet website states to dress smart casual, seems a little under-dressed for interviews (just in case).

Also how would things actually work? I just approach the booth that I'm interested in and hand in my resume? That's it? Since not all would be getting a chance for interview on the spot, I'm a little confused about this.

Please advice.

Dasein or KBU for Graphic Design?

Hi everyone,

First and foremost I'm asking this for a friend's brother (as I'm more used to asking question in this forum so I volunteered to help haha).

So my question is between Dasein and KBU, is there a clear choice between the two? So far these are the pro con that I know of.

Dasein:
Cheaper than KBU
Diploma only
Quality of students' work seems good (? not sure)
Get free laptop
Cheaper than TOA
3 year course

KBU
2 of my friends graduated from here and are making decent living.
Degree from UK
More expensive
1 year foundation+3 year course

Does it really matter if it's a diploma or degree in this field? My opinion would be if you make use of these few years and create a solid portfolio you should be able to have a nice career, is that the right thinking?

So would appreciate it if you guys could enlighten me a bit so I could give him some useful advice. Reasonings for any big no nos would be appreciated.

Thank you very much!

Song Recording Session for Amateurs?

Hi guys, is there some sort of package offered somewhere where we can have a studio session to record a song or two, just amateurs and probably with a karaoke track. It's for personal use, saw something like this offered before but I can't recall.

If anyone knows anything about this please share some info! Price, location and what sort of erm...services they provide, whether worth it or not this sort of stuff. Thanks!

Location: KL or Ipoh area.

Buying new PC, need guidance.

(If this is the wrong section for this question feel free to move it!)

Hi guys,

Need help in buying a new pc. Not sure if this is ok cause I don't see other people asking this question around here. I'm not very pro in pc lingo but I'll try my best to give you guys more details.

What I intend to do with the PC: Graphics software (lightroom, photoshop, illustrator, occasional after effects and video editing), gaming (I play some first person shooter games but the graphics dont have to be at highest levels) + all usual stuff like internet, office etc etc

My budget: 2.5k, could be more or less depends on your suggestions. Also I don't need a monitor and speakers as I already have them.

Here's the vague part, would appreciate it if anyone could suggest a suitable specs for my requirements above and also tips on cooling, power supply, etc. Kinda frustrating when you get home with a new comp then after a few days you just realise there's a tonne of problems with it.

Also, where's the best place to get a desktop in KL? Still lowyat?

If it's possible I want to get one within a few days, as I'm heading back to my uni and my desktop harddisk just crashed so I'm leaving that at home for repairs.

You don't have to answer everything, any guidance would be much appreciated!

Developing pics, first timer.

So after a year of starting this hobby of photo taking I'm finally developing some pics! Nothing much, probably a 100 of 4R first. Next time will choose a few "good" ones and print bigger size.

My question is how much should i crop the pics? What pixels or ratio? I mostly take pics of 4:3, some wide angles. My photoshop is quite ok so I would like to crop them myself instead of the shop people. Plus I'm currently in a small city, many of the shops are run by uncles and aunties that I'm finding a bit hard to communicate with.

Hope making a thread is ok, don't know where to ask.
