Getting a new rig after 7+ years

This is the 1st time building a rig from scratch, was wondering if anyone with experienced in these can comment on the parts i picked. Don't want to do any upgrade within next 5 years if possible

Usage will be on some AAA games and daily browsing, game mostly CS, Overwatch & other competitive game i want it to be at stable 60FPS

Looking to buy this of Amazon will cost me around RM5k, if living around subang area can i build it at a cheaper price?
