JA AVENUE

Dear sifu and everyone,

Lately, a few of my friends are being approached by sales representatives/agents of this company called JA Avenue. They promote one of its products, which claimed to help mortgage owners to reduce interest paid and reduce loan tenure.

From my understanding, Interest Paid = Outstanding Principal x Rate (BLR - x%). In finance, we look into the amortization schedule later.
And since none of us can control the rate, so to reduce the interest paid to the bank, the only way is to cut down the outstanding principle.
And of course, when BLR increases, that is what makes most people cannot payoff their mortgage loan on time.

However, those representatives said that things are not as easy as we think. Banks hope we all think like that, etc etc etc. They've some special formula or ways or solution to slash interest paid by their clients. And they claimed that they are not cutting the principle, yet one of the representatives even said to my friend "I know you guys are smart to download those financial app, but banks do not calculate things in that way."

From what I understand and what I learned from a few financial planners, so long you can make sure your additional top up goes into paying the principle and not going into suspense account, you will save interest and payoff the loan quicker. For me the logic is very simple, less outstanding principle, less interest paid.

However, those representatives claimed that this is our "own solution" and may not work like how we think. And that's why they've their own formula/solution/package to really help clients to pay less interest. I had a glance at their solution, but it seems like they're also suggesting clients to pay extra and the effect is, principle is slowly payoff. However, those representatives kept on saying that "we are helping clients to slash interest, not cutting principle", "a lot of people thought their own solution works but in fact it isn't", etc etc, and they tend to skip some really technical questions, and say things such as "that's why a lot of people can only buy one house in their entire lifetime". They keep on mentioning the increase of BLR will increase your loan tenure. Yes, I know, but we cannot control the BLR. The only thing we can do is pay the increased interest charges and top up to pay and cut down the outstanding principle.

We are not allowed to ask for more details on how the interest saving scheme works, until we become their agents (gotta pay $$$ to become agents).

I'm more uncomfortable when one of the people inside actually told my friend that this company is going to be listed very soon. It gives me the feeling of those conman companies that go listed then investors go bust.

Would need some help from sifu or those who have come across this company or its products. Or it's the representatives' problem?

Million thanks.

Recently, I saw quite a number of people are promoting ODFX in Facebook. They're showing their earnings and telling people that they're earning money easily (For me, they're actually showing the result to impress people and get more people to join, and I believe they get some incentives when people join).

And they seem to have fund manager? But it's a Forex trading platform/company if I am not mistaken.

Anyone has ideas about this?

Any Sarawakians Biz Owner here?

Hi everyone,

Previously I registered a sole prop business in Miri, and it was a weird experience whereby sole prop (and I think partnership too) business owners here do not need to go through SSM registration.

After registering a business, I got these two things...

I've got a question here. If let's say I want to open an office in Sabah or West Malaysia, how can I do that? Because the business licence (small blue colour paper) is for Sarawak only I assume, since the Sarawak logo is on it.

Will other state recognize the licence???

I got a more interesting question. If someone else go SSM register the exactly same business name as what I've registered in the resident office, will they get my business name??? Since Sarawakians aren't gone through SSM!!!

Anyone can clear my doubt regarding this? Because I plan to open an office out of Sarawak next year...

Anyone know this network marketing company?

I was just being "introduced" to join a network distribution company, called McOcean or Steady Destiny (I think they're associated).

Anyone has ever been into this company? Or someone has idea how this company is?

Anyway, I am not pointing anything negative nor promoting the company. It's just, I just knew this company which is less discussed and it isn't a lot of information online.

About Oil Investment

I am wondering how we can actually invest oil as Malaysians. Recently I was into precious metal investment, and I heard a lot of gurus and legend investors such as Robert Kiyosaki and Jim Rogers are investing in oil also.

I wonder how can we actually invest oil? ETF? Future? Or something else?

Questions about taxation in Malaysia

Hi everyone,

I have several questions here about taxation of Malaysia. For the situations below, can anyone tell me which ones are taxable and non-taxable, as a Malaysian, legally (not illegally or by creative accounting or whatsoever)?

1) Selling digital products online, earning USD, receive payment using paypal. Assume that every 3 months the person transfer USD5,000 to his debit card and cash out in local bank in RM. The income is medium to long term, not just for few times. Is it taxable?

2) Doing online affiliate marketing or make money by blogging/internet marketing, receive several foreign cheques from Adsense, Clickbank and so on. Every month the person will have cheque to deposit into local bank. Is it taxable?

3) Capital gain on selling properties, eg: houses, shops, in Malaysia.

4) Capital gain on selling properties, eg: houses, shops, outside Malaysia.

5) Having business outside Malaysia, eg: having oil palm orchard in Indonesia. Is the income of selling oil palm fruit taxable if the oil palm fruits are sold in that nation (means not Malaysia)?

6) Having foreign investment that pays dividend in foreign currency.

7) Involved in MLM or direct sales actively (Malaysian based company), eq: amway. After few years making constant income with MLM, perhaps few thousands per month or maybe more. Is this taxable?

8) Receive few thousands of rent income from houses or shoplot.

Thanks if anyone can answer these questions. Thanks

Octopus Drybox

Hi guys,

Do anyone here using Octopus drybox? Plan to buy a drybox to store my gears...

When I look at Aipo (most people using it, so I assume that it's the most reliable one???) then look at the Octopus dryboxes. Octopus drybox seems to be dirt cheap... 60L for RM550 and 88L for RM600, and it comes with lefttime warranty... The difference between 60L and 88L is just RM50, if we look at the fugures, 88L seems to be more worthy buying...

My concern is the reliability and durability... So far anyone facing issues using Octopus drybox?

Anyone have any suggestion or recommendation?

Thanks

Recommended speedlite under RM1k...

Hi guys,

I now got the budget to get a speedlite, under RM1k, but I would keep it as low as possible so that I can purchase other things...

Currently I have a YongNuo YN468 (mark I) speedlite...wish to get another one...

Reasons that I want to get another speedlite:
1) Wish to play with lighting and try studio shots, usually need 2 speedlites (or above) and other equipment such as softbox/reflectors (will purchase with the remaining budget if got money left)
2) I often shoot events, some people warn me that my YN468 might not be giving me satisfying lighting if one day I gonna shoot in a big ballrom or some big indoor places...

So... here are the speedlites that I am considering...
1) YongNuo YN565 (New YongNuo speedlite, damn cheap, some people say it's 580 killer, but I doubt its power output)
2) Nissin Di866 (Mark I or II. People say not to forgetting Nissin, so I am also considering it but I have no experience in Nissin flashes, neither my friends around me too. Btw, can anyone tell me the difference between Mark I and Mark II?)
3) Canon 430EXII (A common choice of Canon users)
4) Second hand 550EX (The power output is double of 430EXII, correct me if I am wrong, and this might make me no worries in big ballrooms, and it supports extra battery pack that enable me to burst during events)

New 580EXII is out of my budget right now, so... Umm...

And the 550EX has one thing over 430EXII is the wireless master... Can anyone explain what's that? I might be triggering my next speedlite with my YongNuo flash transceiver and the YN468 will be triggered with its slave mode. Can this setup works???

Hope someone can give me some suggestions and opinions, especially those who have experience in playing ligths... Thanks

60D or 7D?

Hi all,

I'm currently using 550D, and it gradually cannot satisfy me already, so I plan to upgrade soon.

Two dslr cameras are in my list: 60D and 7D. Not going to FF.

People around me are saying that getting 60D is enough because the image sensor or what are the same in 60D and 7D? And their noise control is, the same? Need someone to clarify me...

So my question is, is it worth to spend about RM1.5k more to get a 7D?

7D wins 60D in terms of its rapid fire and 60D wins for its screen...

But both of these are actually not my main concern... 5.3 fps is actually okay for me but of course 8 fps more syok la

I seldom take videos, so the 60D's screen is practically not an advantage for me...

Hope someone can guide me...
Stock Kelisa with L7 head and wiring?

Hi everyone,

Recently I have just came over a modification, I don't know whether this has been done a lot out there or not, but I just cannot search many info online.

I was told to get a L7 turbo halfcut, or L7 turbo engine with wiring gb and so on, then swap the stock kelisa 1000cc head with the L7 head, and the engine will become 1000cc turbocharged. Has anyone ever mod like this? Mind to share share

I believe there is such mod, but can anyone guide me and tell me the pros and cons of this mod?

What about other things such as ECU, gearbox, pistons and so on? Change to L7 one go or use stock Kelisa? Boost how much is recommended and safe?

And how's the outcome of this?
Hi everyone,

Recently I came through a kind of business. My friend from west malaysia is introducing me this kind of business.

I don't know what it's called in English (perhaps someone can tell me?), in mandrin it's called "格子铺". The owner of the shop will put racks in the shop and make the shop has many "cube shape" spaces to rent away. Normally people who're doing small size online business will put their good there and sell.

It's something like this.

Can anyone tell me the feasibility and profitability of this business?
What to do?

Hi everyone,

May I know what to do after the lenses, camera and speedlites are exposed to a very cold environment?

The "face" and the bottom (the side that mounted to the body) has water condensed on it. I just let them to dry themselves by not closing the lens cap and cover in a normal room temperature... And the camera's sensor is also condensed with water...I just left there and wait it evaporates...

Is this the right way of doing it? Please guide me

What about speedlite? Does it matter? How to "treat" it???

Thanks!

Went to sing k just now, the air cond was damn cold and the remote was not functioning

Kelisa FC problem...

Hi everyone,

I got a problem here. After reading some posts in this forum and ask some Kelisa users by mouth, I feel like my Kelisa REALLY has problem.

I'm driving a '04 Kelisa, the facelift version, 1.0 Manual. And my current fuel consumption is around 7.5km/L (RM40 RON95 fuel for 280km to 300km).

And I saw people are posting that their kelisas are having 20km/L 1.0cc Manual too

My car is driven 40% city drive + minor jamming, 60% highway. I don't play high rpm (unless testing something, which I don't do it for a long time), always shift at 2k+ rpm, or 3k+ when uphill. Never exceed 4k rpm during normal daily drive.

I just got one open pod, and no other modification. Before and after I get my open pod, the FC is the SAME.

Another problem that I'm having is, my car is too SLOW. 0-60km/h takes 11 seconds, shifting at 4k rpm. The most funny thing is, shifting at 5k rpm is even SLOWER (Around 14 seconds)

I want to go to check next week after my exams. I ever asked the mech (that my mum always goes), the mech says my car NO PROBLEMS. Next week I am going to send my car and let him check...

So can any pro and sifoo and tell me what things should I ask the mech to check???? I really need to know what should I order him to do...

And, please don't suggest me to change mech, because my mum is just being too loyal to that mech

Need helps... Thanks!!!!!

About lighten crank pulley...

Hi everyone,

I have a question to ask, as shown in the title.

What are the pros and cons of lightened crank pulley? (Plan to get one )

Some says that it has several disadvantages:
1) Durability???
2) Less powerful during uphill
3) Decrease top speed????

Some pros of it:
1) Faster rev.
2) Save fuel? (Some say yes, as it requires less power to rev, but some say no. Need someone to clarify )
3) Increase acceleration

Can anyone tell me the true pros and cons of it? Those who have used this, share your opinions and experience and I would appreciate

PS: I am driving Kelisa. Some say that I don't need to upgrade this, as the original crank pulley of kelisa is light enough.

Need your help!

Hi everyone,

I need your advice here. I'm always having photos which are too sharp. It sound funny, but yes. Regardless what lens I use (18-55, 50 1.8 or 70-200 2.8), sometime I am getting photos which are extremely sharp.

Examples:
http://www.facebook.com/photo.php?fbid=101...31&l=d5f04ece56
http://www.facebook.com/photo.php?fbid=101...31&l=a06808faa1

Some people say it's because of Facebook's resolution so the photos are "resized" and then become sharp. After all I upload the photos on flickr, the same thing happen. I try to zoom and look clearly at my photos, the photos are unnaturally sharp.

I don't feel like make the photos less sharp (soften) because it looks weird. Once I soften my friend eating fish and chip, and the fish and chip also become soft and looks really stupid.

Have anyone experience this before? I ever reset my camera setting and things are still the same. Hope someone can guide me.

Canon 70-200 vs Sigma 70-200

Hi everyone,

I'm trying to choose one of these lens, however, I dont know which to choose.

1. Canon EF 70-200mm f/2.8L USM Autofocus Zoom Telephoto
2. Sigma 70-200mm f/2.8 DG Macro HSM II Auto Focus Telephoto Zoom Lens (Canon Mount)
3. Sigma 70-200mm f/2.8 EX DG OS HSM Telephoto Zoom Lens (Canon Mount)

The prices that I can find are RM4.4k, RM2.9k (import) and RM4.3k (import) respectively.

I started to hesitate. But of course, many people will say "if you got the money, go for Canon", but I just wish to know their differences.

Overall, Sigma is cheaper than Canon. And, Sigma has shorter minimum focus distance, the Sigma 70-200 without OS has macro, while the Sigma 70-200 with OS is cheaper then Canon 70-200 yet has OS.

The first thing that make me sensitive is the price of course, but I am also concerning about the feasibility and performance. The Sigma without OS is relatively cheap, or topping up RM1.5k for an OS is worth? Or Canon is still a better choice?

Another question is the comparison between the two Sigmas. What are the differences? What's "EX" and what's the difference between HSM and HSM II?

Hope someone will guide me here Those who have tried these lenses, I hope you can give some opinion

Canon 75-300 VS Sigma 70-300 VS Tamron 70-300

I want to get a budget telephoto zoom lens for myself, and I am wondering which one is a better choice...

Considering,
Canon EF 75-300mm f/4.0-5.6 III USM
Sigma 70-300mm f/4-5.6 APO DG Macro
Tamron AF 70-300mm f/4-5.6 Di LD Macro

Among these, Sigma will cost the most and the Tamron will cost the least. Can anyone tell me what are their differences??? Which one is a better choice and why it is?

(please do not answer me "neither is a good choice", because I've limited budget and I can't afford those expensive lens right now.)

Thank you

Best setup of open pod?

Hi everyone,

I wish to get my Kelisa an open pod, but I wish to know which setup is better.

My budget is under RM200, so I won't be taking K&N.

After doing some searches in Lelong and mudah, as well as local stores, here are my outcomes.

Jasma ram pipe + open pod

Here is another kind, but same brand basically.

The brand name seems to be good, but the ram pipe is completely made of aluminium/steel (Some sellers say aluminium, some say stainless steel, I don't know which one is true). Anyone using this? Any issue? The first moment I see this, I worry about heat issues. Any comment?

Another one is this brand.

The piping also made of metal, but there is a part where it isn't. Anyone using this kind? Can the "mushroom" be replaced with cone-shaped open pod after the "mushroom" has become dirty? Any issues about this brand?

Another is like this.

A 2" to 3" adaptor/converter + a 3" open pod...
Any idea about this? My neighbour is using this (but not Apexi open pod, other cap ayam brand), and he says so far okay. Anyone else using this?

Thanks
