HI Everyone,

Just want people's opinion/ideas, on recommended properties near future MRT station. As people are saying, properties whether it is leasehold/freehold or landed/condo... they can expect another 30% rise in property prices around MRT station once it is fully completed and operational. Whether it is for investment or own stay, living near MRT station's in future does offer's many advantanges as compared to the disadvantages.

To start the ball rolling, I would recommend Kota Damansara. The is a station planned opposite Sunway Giza, and the surrounding vicinity will greatly benefit from it such as properties in Kota Damansara, Casa Indah, Tropicana Indah (3km radius).

Maybe we can have a debate on why some people think property prices will continue to rise and why some people think property prices will drop? Could the reason for their opinion are based on facts or just merely a random post?

If you have many properties, you will be hoping house prices continue to rise

Property Market in PJ/KL for Year 2012

Hi everyone,

Just thought of getting all of your opinion for property prices in year 2012 and some of us can share our thoughts here. From my opinion, for landed properties especially in Damansara area, I expect a 10 - 15% increase in prices by year end for landed properties below RM1mil. This is because of the high demand in those area and the scarcity of landed properties. Though the government is taking precautions and tightening loan approvals however we need to know that there is this new generation-Y who is coming out of the work force and some might be surprise by the pay they are getting and the measures wont affect them much..bared in mind some of them have "parents" as their support and can afford the downpayment without any problem..... and this creates demand for landed properties in prestigious areas. Also, inflation will be a factor in the increase in property prices too as the value of money gets smaller.

As for condominiums/apartments, generally prices will remain stable with an increase of maximum 5% in "hot areas" for properties below RM500k....for condominiums further away, there is a possibility prices dropping as much as 20% because of the oversupply....Too many condominiums now which are priced way above the price of landed properties without any strong justifications. I have seen condominium with swimming pools as big as a koi pond and they are selling above RM420k...in a bad location (facing flats and far away from public transport) and people are still buying....maybe is the BBB mentality now..

With the increasing cost of newly completed property and they are getting further and further.... do anyone of you think is better to buy a sub sale property since it is cheaper comparatively?

Share your thought here on any good potential area and whether it is a good idea.

For example, Kelana Jaya... 30 year old house going for 450k.... and very strategic...
