            <title>Leasehold property @ Sunway PJS9, worth buying ?</title>

            <description>hi guys, just wondering, is leasehold property in sunway PJS9 worth buying for investment ? if not mistaken the ownership should only last for 70 years or even shorter, the price i surveyed from mudah is around rm680 to rm750 for intermediate unit.&lt;br /&gt;&lt;br /&gt;the plan is to get one unit and turn it into 8 bedrooms and rent out for students from monash, sunway, taylors and One Academy. I was a monash student and have quite a lot of frens still staying at PJS 9, paying at least rm400plus for a not-so-good condition room. I can see that the occupancy rate is quite high as sunway and monash hostels are really expensive (over rm1k for a room at monash newly built condo) and the popularity is getting higher n higher.&lt;br /&gt;&lt;br /&gt;so is this investment worth going for ?&lt;br /&gt;&lt;br /&gt;cheers</description>

            <title>Need Help, which general insurance company ?</title>

            <description>hi guys, i just graduated as a mechanical engineer not long ago and would like to take insurance as my part time job. I haven started looking for a full time job but so far the intention is to get a sales engineer job where i may have more flexible time (best case scenario) compared to other lines such as technical/support engineer, banking and so on. &lt;br /&gt;&lt;br /&gt;I have started doing my research on lowyat regarding the brand preference for their car insurance, i found out that more ppl are more interested with companies like MSIG and Tokio Marine. So i personally think that i would generate more sales if i am to sign under one of them as their general insurance agent. On the other hand, my uncle is currently working with Allianz and he would definitely help me a lot if im working under Allianz as well especially when i need someone to collect documents on behalf of me if i do not have the time to collect myself when i have my full time job to cope with (they only allow agents to collect on weekdays and during working hours).&lt;br /&gt;&lt;br /&gt;So the problem is, should i take the risk to sign for MSIG or Tokio Marine and learn from zero without any help and without knowing if i have the time to collect documents myself since i do not have a full time job yet, OR to work with my uncle which most likely would not generate as much sales as i would if my company is either MSIG or Tokio Marine ?  &lt;!--emo&amp;:help:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/icon_question.gif' border='0' style='vertical-align:middle' alt='icon_question.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;any relevant info and help from general insurance agents would be deeply appreciated.  &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt;</description>

            <title>(Urgent) Car Inspection @ Puspakom Shah Alam</title>
