Hi ,

I been offered to join in a real estate as a property negotiator . The company wanted me to focus on sub sales property and also asked me to focus in specific area target.

Any experience agent mind sharing with me the market condition ? Hows your monthly expenses.

What I know that, all experiences in borne by yourself and no basic salary given. However if you manage to get one listing and close one unit of sales , you get 2% of 60% which mean RM500,000 x 2% x 60% = RM6,000.

My concern is I incurred more expenses such as "travelling , and marketing" and couldnt sell that property due to weak market demand.

Any sifu can advice? thanks

Hey Guys,

I've been liking a girl, we hang out few times and things are well till I admitted that i have fallen for her.
Everything started to get cold and she got very frustrated with me whenever i said something wrong.

Both of us have a different life style, shes those type of girl who sleep late night while im those who sleep early.

Lets say someone wanna sell me Maxis/Digi/Celcom set, it is sealed.

What is the safest way to tell the phone is original Malaysia set without opening it?
and usually if i buy from someone a maxis /dig or celcom set, usually it comes with a warranty card? or just the phone itself?

Hi,

Ive meet this girl online, been knowing her for a 2 month plus.
Our usual conversation isn't that deep and long. But most cases I am the person who starts the conversation, and somehow it didnt went long.
Last week , I did ask her out on a date which she agreed to go with me. It was a whole day thingy from lunch till dinner.
Taken her to her favorite lunch place, watch movie and surprise her on a fine dining and i would say it is quite a good date, we did a lot of talking and i made her feel happy.
Before i drop her off, she gave me a warm hugged.
But after that date, our conversation is still shallow. I try my best to keep a long conversation but she tend to not reply sometimes.

In the end i didnt not approach her again. My gut feeling is telling shes not interested in me and i should give up
Should i follow my gut feeling?

Hey ,

I am been driving my persona (auto) since 2009, recently i felt that my car engine is making heavy noises.

Whenever i drive above the speed 70-80 , i can felt the engine is pushing very hard as in low power.
Previously it never been this situation before, anyone can identify the issue?
Could it be the engine oil? ATF Oil?

Recently i just change my timing belt and fan belt

Engine Loud Noise

Hey guys,

Im driving a 6 years old persona, i have noticed my car have a loud sound lately.
It happens whenever i off my car for 30 mins or more> when i starts my car, whenever i reverse or accelerate there will be a loud noise from the engine . But after driving 5 mins , the sound disappear.

It only happen during off my car for a long time. anyone know this problem?
