            <title>Wanting to get out of Booking Stage</title>

            <description>Hi all Sifus,&lt;br /&gt;&lt;br /&gt;I need some advice and hope to get some answers in this forum.&lt;br /&gt;&lt;br /&gt;I surveyed a property recently and interested in a very beautiful property.&lt;br /&gt;&lt;br /&gt;I went ahead to sign a letter of offer to purchase the property, the owner also signed. I issued a cheque amounting to 3% of property price as booking fee.&lt;br /&gt;&lt;br /&gt;After reaching home and did further research, I felt uncomfortable with the purchase and decided to withdraw on the purchase. I instructed the bank to stop payment and called the agent that I wish to withdraw from the purchase.&lt;br /&gt;&lt;br /&gt;However the agent did not agree to my request and insisted me to proceed with the purchase. I am required to issue another cheque to the agency company again or else, I may be charged in court.&lt;br /&gt;&lt;br /&gt;Am I liable to proceed with a transaction I do not wish to continue?&lt;br /&gt;&lt;br /&gt;</description>

            <title>Potential 2nd hand property</title>

            <description>Hi all sifus here&lt;br /&gt;&lt;br /&gt;I saw a property tenanted but quite reasonably priced and would like to buy for investment. The problem is the seller had rent it out rather too cheaply and signed a tenancy for another 3 Years. Would I be bound to continue with the below market rental given by the seller after ownership is transferred to me?&lt;br /&gt;&lt;br /&gt;What would be an acceptable rental yield if you have to borrow 80% loan to buy the property?</description>

            <title>Declaring your rental income</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;This might have been discussed somewhere in the forum.&lt;br /&gt;&lt;br /&gt;Would appreciate advise from sifus here how you declare rental income from your properties.&lt;br /&gt;&lt;br /&gt;I am holding the properties under my name personally.&lt;br /&gt;&lt;br /&gt;Do I declare the income on gross rental or should I net off expenses related to the properties e.g. maintenance fees, quit rent, assessments, interest expense for income tax purposes?&lt;br /&gt;&lt;br /&gt;Thank you.</description>

            <title>Investing in a serviced residential apartment</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Need to get advice from all the sifus here. I&amp;#39;ve just make a booking for a service residential apartment yesterday (Elemen @ Genting Highlands). Selling @ RM840psf with gross rental yield of 7% p.a. Total project has about &amp;gt;800 units consist of 6 to 7 blocks near First World Hotel.&lt;br /&gt;&lt;br /&gt;Is this a good investment ?&lt;br /&gt;&lt;br /&gt;Q1. Is it easy to get out/flip for such properties after completion (service residential apartment) and in places like Genting?&lt;br /&gt;&lt;br /&gt;Q2. Is there a cooling period for investors to get out after booking and get back their refund? Is there laws to protect buyers?&lt;br /&gt;&lt;br /&gt;Thank you and appreciate your advise.</description>
