            <title>Tenant refuse to move after contract ends</title>

            <description>Long story short ...&lt;br /&gt;&lt;br /&gt;My father had a Double Storey Terrace in Johor Bahru since 1983.&lt;br /&gt;All along he trusted a relative&amp;#39;s brother let called him Mr X who is staying in Johor to manage any tenancy or issue with the house.&lt;br /&gt;&lt;br /&gt;Recently, we decided to sell the house as the tenancy agreement ends on 31 Jul 2024.&lt;br /&gt;Mr X said we will need to provide a tenancy ending agreement for the tenant which we did.&lt;br /&gt;&lt;br /&gt;In May 2024, we were inform by Mr X that the tenant wants to continue to stay here citing he had renovate the place which we are unaware of.&lt;br /&gt;We ask Mr X for the tenancy agreement and he start to get agressive saying he had been helping my father for so long and the tenency contract had several pages.&lt;br /&gt;Starting to act gangster against my father.&lt;br /&gt;&lt;br /&gt;I strongly believe he had pocket money for all these years(30yrs) and yes, blame it on father for not asking for all these basic paper work.&lt;br /&gt;A double storey terrace for rm800 in johor bahru, tampou area. can you imagine for 30 yrs.&lt;br /&gt;&lt;br /&gt;So the question is, if we do not sign any more renewal contract, the old contract will lapse and end by it own on 31 Jul 2024.&lt;br /&gt;&lt;br /&gt;If the tenant is still staying there without a new contract is consider illegal occupying right.&lt;br /&gt;&lt;br /&gt;A lot of pple said calling police is useless as they will just record and nothing done.&lt;br /&gt;&lt;br /&gt;Engaging a lawyer is exhaustive too, cost money and takes a long time and no one will be knocking on their door to ask them to move.&lt;br /&gt;So even if lawyer letter is out and they still ignore. We cannot do anything right?&lt;br /&gt;&lt;br /&gt;Are there company in Johor that helps to handle such things. Can PM me as i really need help on this</description>

            <title>Is this a Hakmilik Sementara</title>

            <description>Hi all out there,&lt;br /&gt;&lt;br /&gt;Need your help to identify this set of document from the 1980s.&lt;br /&gt;My father intend to sell the old double storey terrace house and we are searching high and low for the title deed.&lt;br /&gt;He could not remember is there one in the first place.&lt;br /&gt;&lt;br /&gt;I am attaching the document here and of course some personal information removed.&lt;br /&gt;Is this a Hakmilik Sementara?&lt;br /&gt;&lt;br /&gt;Can i perform transfer or sales of the house using this document?
