Advice for First home buyer - KV Condo 2026/2027

Hi all, I am a mid-level software engineer (~7k salary) thinking about getting my own first home. budget split into two brackets based on own research: <500K will be good subsale in older area. <700k is my max and pain for next few years but can get really really nice & prime location

I have been advised that

A) Get a condo for my price range. Landed property in KV is so ruined by boomer money that you can't touch anything prime below 1.2 mil
B) Get an upcoming unit over subsale. My initial plan was to treat like renting a home (WYSIWYG) but was advised that first home buyer get huge huge benefits buying new

So, looking for advice. Any recommendations? Is the advice I got good/bad?

Aiming for 2-3 bedroom, 2 carpark is a must. Public transport would be nice. Considering renting the spare rooms to help with installment. But not aiming to profit from renting until much later.

Acknowledgement that I am on the fortunate n atas side. p2w overshot RUMAWIP.

PS: Considering latest move in next year.

Hey Lowyat, i could use some advice to anyone who has studied in the US and has done the application.

So, basically the US system wants a high school transcript. I've googled around but I cant really find any clear information about my case. I'm an A-Level student graduating this year, so what's A-Levels to them? Some sites mention they want "last 2 years of high school experience". A-Levels is a 1 1/2 year program with 2 year assessment (AS/A2) so does that mean they want my A Levels? What about secondary school?

I'd really appreciate if someone could explain this to me. Thanks

I'm thinking about getting some things like multitools and folding knives (not the auto "flick" knife, just regular buka tutup dgn tangan je) from the US bcuz they are damn expensive to buy here. They are not officially listed as "illegal" under the Customs Declarations but i know that there's a chance 1Malaysia Customs will [edited] my stuff because of the knife component

So my question is : Is there a chance they will actually come after me or just seize the goods in WORST case scenario?

PS: I'm not shipping a lot or buying big ones.
PPS: No I dont want to kill ppl... Just use as tools only

Sometimes i feel like this thing is more rare here than gold. Does anyone know where can i find Zebra 0.7mm Emulsion refills?

^ My pens. TIL that Zebra has actually discontinued it. Or maybe they need to fire their website manager cause its not there.

I've been to Popular, MPH, Big Bookshop, even Parkson but i cant find the refill i want. Either they dont even stock, stock the wrong thickness (1.0/0.5 if lucky. Now even 0.5mm also gone), or AT BEST they sell 1 refill with the pen in a package which i don't want.

Has anyone seen this refill b4? Where? i know that its also used in other pens in Zebra's emulsion ink line.

Hey forum, could i get some help w/t my NAS?

I have a LG TV hooked up via ethernet to my network. I am trying to stream movies from a DNS 320 unit (also connected via ethernet cable to my network) to the TV but some higher power isn't helping me .

1. At first try, the TV detected my NAS but displayed it as empty ("no file" in the Videos tab)
2. Did some reading, activated the uPnP AV on my DNS to display my video folders only (Volume_1\subfolder\Videos)
3. Here's the weird part: NAS still read as EMPTY. I went to my PC to test the connection just to check if there was a herp-derp connection problem, played a movie (Pearl Harbour actually ). Played fine, went back to the LG TV and refreshed and voila, Pearl Harbour appeared as the ONLY movie in my whole drive (i have lots more).
4. Retested and opened another show on my PC (Max Payne) and went back. Now Max Payne popped up on the Video list as well.
5. Restarted my TV and my NAS, both movies disappeared again. Repeated step 3&4, same result.

So for some reason, my TV can only detect content that was previously accessed by other devices in the network (??!?!?!?!) My mind is blown through the ceiling.

Any help?

I'm looking at either the AMD 7770/7790, Nvidia gtx650/650 Ti

I have a question:
- Certain brands like Leadtek/Palit/Sapphire sell cards @ lower prices than bigger brands like Gigabyte/Asus. Is there a difference in quality?
(ex. I can get a 650ti from Leadtek @ the price of Gigabyte's 650 non-ti. Thats a big difference in graphic performance, almost a tier up)

Are there any free web hosting servers that don't tag your site with their company name? I don't know what those prefix/suffix are called, but i have examples:

<sitename>.blogspot.com
sites.google.com/<sitename>
<sitename>.wordpress.com

Basically, i'm looking for a way to host a personal site as "www.<sitename>.com" only. Personal use, nothing large at all.

Can anyone provide an answer? Also, what is the official term for those prefix/suffixes?

Hey guys, if you guys have been watching the support forums, my PC has been throwing a whole bunch of weird problems at me ever since i revamped the system. This is my third post here already...

In a nutshell, my PC has a problem booting. It's not serious yet but i want to know if anyone can explain the following issue:
-When i reactivate my PC after not using it for a long time (i unplugged the power cable to move my PC around a few times so this is a complete system power drain), it will not boot for the first few minutes. Literally, the power button will not respond for a few minutes, although it boots smoothly after a while.
-Same scenario as above^ except sometimes on 1st boot, my rig says the main BIOS is corrupted. Backup BIOS restores though. Again, no serious problems

AM i looking at a faulty mobo? Im pretty sure i am but my big question is if this problem is due a bad mobo line by Gigabyte altogether. I've read some pretty nasty reviews about my particular mobo model (Gigabyte Z77-D3H) where some people have raised boot problem all over the place with this board. Something about GIgabyte having a "cold boot" issue, no idea what that is.....Could someone clarify?

If it this then this kind of sucks because 1.it means i have to spend 300 to get a new one and reassemble my rig again (something i dont look forward to) and 2. This board wasn't even my first choice. Viewnet recommended this to me because my choice board (asrock Z77) was out of stock

Running a 2x6pin PCI-e card on 1x6 pin

Yea the title pretty much explains it: I am running a GTX460 w/t 2x6 pin PCI-E power sockets on only 1x6pin. My Aerocool 600W+ only came with 1 PCI-E power and my PC managed to boot and run fine on 1x6 pin so I (newbie at the time) assumed that the second power had something to do with SLI.

I'm gonna rush off to lowyat to get a molex - PCI-E power asap but have I damaged my GPU in some way by running it in an underpowered configuration?

Furmark black screen

Hey guys, a quick question about my GPU - My PC blacks out every time I run Furmark within 10 minutes. What's doing this?

1 thing i can assume is that it was not the temp. I previously ran Furmark with the exact same setup but a bad GPU cooler. Temps hit 110C before crashing within the same time frame (<10 mins). Exact same time, much higher temp

Could it be a PSU problem? All my parts are fairly new, less than 12 months except the power supply which has been with me for 3-4 years now .Silverstone Strider 560W

1 thing: when the screen goes black, my entire pc reboots. I can hear the "beep" from the mobo and the speaker "pop" but no screen until I hard reset. i get the error "windows failed to start" but normal windows boot has no problem.

SSD for After Effects

Hey all, I'm looking to renovate my PC and i've hit a stumbling block when it comes to SSDs. I use AE6 quite frequently so I'm curious how much an SSD will help.

1: SSD boot vs SRT
Seeing how SRT is turning the SSD into something like RAM, doesn't that mean i get a crazy 60GB RAM boost for rendering excluding other programs?

2: How does it help?
Although After Effects is primarily GPU/CPU, i know SSD helps SOMEHOW but most online sites aren't clear. Could someone clarify exactly how an SSD would boost my after effects experience? With the source files on the SSD, would it speed up my render as the CPU can load the composite faster? Anything else?

My rig specs are:
*Core i5 (2500/3570, not decided. Got a good deal for 2500 )
16Gb Value RAM
Galaxy GTX460
460W Strider
Z68AP-D3 Mobo

PS: I would like to clarify that the only reason I can get an SSD because it can carry on later in my life when i go to college, i.e i could stick it in my laptop. So CPU (i7)/RAM (8gb RAM sticks) upgrades are out of the question. I'm just curious if the SSD is worth getting now. I know as a fact that delaying the SSD until i actually get the laptop in the future is better as I'll have a fresh drive for a cheaper price. However, I don't mind getting it now if I can enjoy reasonable benefits.

Opinions would be Awesome!!
