Kajang&Cheras development boom, Risk vs return!

Hi all!

Just to discuss and debate, what you all think about upcoming Cheras&Kajang development? Is it a high risk high return scenario happening there?

Well, I am actually an University Bachelor Degree Business Administration (hons) Entrepreneurship student, internship in an exclusive property agent company, don't worry because i wont promote the company development to you (because i got no commission! )!

I bring up this question because i saw that there are so so so many new development that launching within this year, either soft launch or official launch. Just in Cheras bandar tun hussein onn and mahkota cheras, there are approximately 5 condos and apartments launched, such as the windows in the park, natur, imperial residency, green terrain blar blar blar, i cant name it all! All plus together, there are about up to ten thousands units available for sales!

I asked my boss about this issues, what she said is, there are people from other district such as damansara, KL center, putrajaya&cyberjaya, will come to stay at kajang, becasue the price there is too high nowadays. I wondering, is it a wise decision to move to a place like kajang that is far from the working place, then traffic jam everyday to get to work and come back to work?

Although they said MRT will coming in around 2017 (all the agents use this as the selling point, 7km they also claim it is near to MRT ) no doubt that those development which is close to the MRT station will benefits the investors, but still that there are too much supply in the area of Kajang and Cheras, especially Kajang the town crowded with foreign workers! no offense. It seems like the market goes wrong as with the economic principle, when supply more than demand, the price drop, but now all the psf keep on rising and rising. I am not sure this is healthy or not!

I am more worried when i say one thread in a property forum said that MKH at Kajang will concentrate their investment at Kajang with more than RM30b to develop kajang with more commercial and residential, especially high rise at kajang! Omg

I am not sure that my worried is lebih one or not lar, enlight me if i am wrong! I am still new to the property field (2 months only )

Cheers!
