When buying a new launch property, whether condo or landed, for investment or for own stay, do you prefer to pay a cheaper price and get a basic empty unit that you can fit out based on your preference?

Or do you prefer to pay slightly higher for a unit ready fitted out with Kitchen Cabinet, Aircons, Wardrobes, etc. Keeping in mind the quality and style provided is out of your control.

BNM Residential Loan Statistics (2011-2016)

I always get a little annoyed when people tell me real estate prices will come down because of the MYTH that "Banks are no longer lending out money". While the statement itself is an obvious hyperbole, there is a mistaken belief out there that its very difficult to get a housing loan approved nowadays.

Numerous news articles, sometimes referring to BNM statistics and others times referring to anecdotal observations have served to create this "impression".

Today, I've decided to delve into those same BNM statistics, and present the facts:

Loan Applications and Approvals both peaked in 2013, and have gradually dropped since. That being said, the number of Applications and Approvals in 2015 were still higher compared to 2010-2012. Approval rates have always been at around 50%, so 2015 is not significantly worse or better than any previous year.

However, the most important data is Loans Disbursed which represent actual purchases and money released by the bank. And this continues to increase every year albeit at a lower rate. More than RM91b was disbursed in 2015, a 4.4% increase from 2014.

From my personal experience over the past few years, I have only had 1 client unable to get loan, and this was because she was a fresh grad with less that 6 months working experience and her joint borrower had recent switched company.

Even though banks are stricter now, they are not unreasonable. If a borrower is genuinely qualified to get the loan, the bank will approve it. If Loan Rejection rates are higher as some claim, this is usual because unqualified borrowers usually apply to more than 5 banks hoping 1 bank will approve them, whereas qualified borrowers usually just apply to 1 or 2 banks.

Received a mailer from Sime Darby on their KLGCC Resort development. Their DO was approved end of last year and since then have only been hearing bits and pieces of news about this so I decided to visit their website to see if I could get more info.

Notice the integration with the under-construction Sg Buloh-Kajang line?

Budget 2015 - Assistance for youth home ownership

128. When we review the needs of youth, home ownership appears to be a big issue especially cost of houses and financing. Recognising this problem, I’m glad to announce the Youth Housing Scheme which is a smart partnership between the Government, Bank Simpanan Nasional, Employees Provident Fund and Cagamas.

129. The scheme offers a funding limit for a first home not exceeding RM500,000 for married youth aged between 25 and 40 years with household income not exceeding RM10,000. The maximum loan period is 35 years.

130. Under the scheme, the Government will provide monthly financial assistance of RM200 to borrowers for the first two years to reduce the burden of monthly installments. The Government will also give a 50% stamp duty exemption on the instrument of transfer agreements and loan agreements.

131. The Government will also provide a 10% loan guarantee to enable borrowers to obtain full financing including cost of insurance. Borrowers can also withdraw from EPF Account 2 to top up their monthly installment and other related costs.

132. Hence, I urge the youth to grab this opportunity which is offered on a ‘first come first served basis’ for 20,000 units only.
