Question of buying condo for investment

Hi every one, i am new in property investment..and now i was planning to buy my 1st property(condo) for investment..
Need some of the Pro here to advise/give opinion on how to invest...thanks guys

Question for existing condo,
1. Normally the rental is included the maintenance fees? do we/owner need to pay it exclude from the rental received?
2. How to calculate the ROI on the investment?wat is the formula?
Example the condo i buy for RM230k, loan RM200k, monthly installment RM1.2k and maintenance fees RM210/month
What is the ROI if the rental is RM1.3k or RM1.5k??
3. How to check whether the propety we buy is easy to rent out and the market value of the rental fees?

Question for new develop condo,
1. If the new property is juz launch and i dun have sufficient cash for the downpayment, how to use c.card to pay for it and change it to 0%installment plan?
2. Normally for new project, from the beginning we only required to pay interest on the loan rite? And until what stage than we need to pay the loan installment, is it until we get the key or until certain completion of the property? - need to know this for the c.card downpayment use, scare of over loaded.

Need some help of the above question..

I am looking for my 1st house, Looking for Condo at taman desa area, 2 or 3bed rooms both are acceptable..price below RM300k.

Any advise?

Found 1 unit at Condo Danau Impian..Fully new and designer renovation selling at RM300k...is it ok?
