method to calculate yield

To calculate the yield, I shud divide annual rental by house purchase price or divide annual rental by cash I have used to buy the house?For example, if the house is one million, but I spent 400k for downpayment and legal fees to buy the house, the rest loan. shud I divide annual rental by one million or by 400k?

Tyre worn out in 4 months (7000km)

i have just changed two new front tyre in mid Apr and have now run about 7000km, buy the tyre already botak!
i just noticed that becasue that day it was really slippery.
Any sifu can advise why they are so fast worn out? I did not have this problem earlier.
I asked around, some said the tyre too new (they are 0813) and some said is car suspension or alignment issue.
but i tot alignement will only caused tyre to worn out at one side? my tyres are like worn out entirely.
I changed the break disc and break pads and the tyres at the same time during Apr. Could that caused the problem? I also changed the suspension 2 weeks before changing the tyres.

Tenancy agreement to deal with belongings of tenan

would like to ask sifus here:

is it possible to ask agent to add some clauses into the tenancy agreement which saying if the tenants do not pay rental or disappear for lets say 3 months, all their belongings inside the rented property compound will consider as belong to the landlord?
this will prevent the issue where suddenly tenants missing in action. and we cannot touch thier things in the house.
any comment?

8% annual interest after 3 months signing SnP

have you guys experienced on have to pay 8% interest per annum because not able to get loan disbursed after 3 months signing SnP?
What if it is delayed because of adjudication process? Mean is not buyer's fault, still need to be penalized?

Purchase additional car park

i am trying to purchase an additional car park at my condo
but this additional car park is not under my condo unit strata title
the strat tittle only include the condo unit and one original car park

will this cause any problem when i want to sell my condo?
can i sell the additional car park separately or have to sell together with the condo?
if i have to sell together, will it be complicated since i have strata title with the condo and existing car park but no strata title with my addtional car park.

Hi all the property sifu, would like to find out something.

Just wonder What would happen to a condo or apartment after 30 years or so? Are there any cases in Malaysia that an old condo or apartment got abandoned due to too old to stay in?

i am thinking of buying an all in one printer
i need to use it to copy and then print document from time to time
and also scan document
is the scan quality normally acceptable now?

i am not sure what brand to buy - laser or inkjet
how many pages normally the ink can print on normal A4 word document?
i also worry about the ink price
i know it is better if i can just go to photostat shop and do copy there but i need to copy some document from time to time urgently...

pls help...
