Advice on inherited property by deceased

Hi all,

As per above, the property is belongs to my uncle, who deceased 2 years back. Its a lease hold property which the tenure gonna end soon.

so all the 4 sons are inherits the property from the father. 2 of the sons ( A and B) planning to refinance the house.

so the other 2 sons (C and D) are fine with it provided they get their portion of money. So they are ok to sell off their portion to the other 2.

the question now is, in order to do the refinance, is it possible for the A and B to take up the loan without involving C and D ?

is the ownership change from A, B , C and D shd happen prior to refinancing the house by A and B only ?

Is it possible to engage a lawyer, to ensure the A and B will properly pay the portion when C and D sell off their percentage ?

Note : A and B are not trustworthy, hence the hesitation on how to proceed with this.

The bottom line is C and D is ok letting go their portion, but don't wanna conned by A and B. Please advise if there are better suggestions .

Hizz Noise from electrical equipments

Hi Guys,

As stated above, all of a sudden today, i started hearing "hizzz" or "buzz" whatever you call it noise from my Android TV. This can be heard even when the tv is off. If the power plug is off there is no noise. Later, i realised the same noise coming up from my kitchen and living hall fan. So it doesn't appear like equipment specific issue.

Does anyone experienced such issue before ?

Is this something to do with my electric wiring ? Mine is a single phase wiring, no modification done . same since bought the house.

Grab - Puspakom Test Failed

Hi guys,

Went to puspakom test for Grab, last friday.

and i Failed

reason stated was

braking overall average
suspension left wheel axle 2

The puspakom guy told me the following :

ketatkan brek sikit
dah juga suspension.

i went to a workshop. the fella told me this could be due to brake.. so replace the brake pump..

im kinda skeptical to replace the brake pump , btw car is myvi 1.3 4 years old.

Also im due for the service, so thinking of bringng the car to perodua and inform them about this.. is that a good idea ?

Need your inputs this.

Air Cond Power Socket

Guys.

Need some advise on the above.
Im about to install 1HP air cond at my study room.

I was told by a electrician that we must install a Switch with Red Colour neon as on my another room the same 1 HP air cond i just plugin to the normal power socket using the normal 3 pin plug. It was installed by York Aircond installer. Using for 3 years plus without any issues.

So now my questions are :

Can i use it with normal 3 pin plug as how i use on my another room ?
Is there any complications ?

Is switch with red neon necessary ? if yes why is it required ?

Also, instead of using the switch. can i change the power socket from normal one to the one with red neon ?

p/s im referring to socket with red neon ( used for high power equipment like heater )

Please advise.

Wifi Signal for Unifi

Hi All,

I just got unifi advanced 30 Mbps installed. I got this DIR 850l router.
I placed my router and modem at first floor of my 2 storey house.
Used TPlink 500AV powerline for hypptv. No issues so far.

I do have Chromecast attached to my TV at living hall downstairs.
With a 30MBps of connection im supposed to get 1080p HD quality when streaming youtube. but i noticed . it is not 1080p.

Read somewhere in chromecast forum that it based on wifi signal strength.
So did a signal test, where close to tv. the signal is Yellow 4 bars.
But when i walk up stairs the signal is Green.

So to boost the wifi signal at living hall , i thought of getting the TP link wifi range extender which cost about RM 80..
Also after reading further . noticed that Asus router is more stable and has a stronger signal. So need your advise , shd i change the router itself to RT-N12HP
or just add a wifi range extender ?

Also is DIR 850l better than RT-N12HP or vice versa.

Please advise..

Shifting Gear from P or R to D

Guys,

I encounter the above mentioned weird issue on my Nissan Sentra 2009 (A) N16.
This issue just happening for the past 2 weeks.

Especially in the morning. When i shift the gear from R to D it takes atleast 5 to 7 seconds to respond
Today its slightly longer.

No noise or burning smell.

The car is 7 Years old. ATF changed about a year ago. Still within the mileage.

Anything that i need to check? Some of my friends said it could be sensor ..

Need your opinion and advise.

Black and Decker Hammer Drill Faulty

hi all,

I purchased a Black and Decker hammer drill around 6 years back..

Its was in good working condition.. last year when was using.. there was some weird noise..

Since so eager to complete the task that i'm on.. end up spoiling the drill..

the weird noise become loud and i can sense something broken inside..

So powered off and checked.. some black plastic material is broken and on of the small piece can be seen..

So now.. the question is .. is it repairable.. is it worthy to repair??

i bought this drill for 200++ last time..

need your advise..

Maxis Fibre or Unifi ?

Guys..

Finally im planning to ditch Astro.. So as a first move, im going to subscribe either Maxis Fiber or Unifi.
Then going to get Netflix.. + VPN and other online alternatives.

Im not so sure which service should i opt for.

If i pick maxis .. ill get it for RM 128 as currently using maxis mobile. Also its 10 Mbps

If unifi , 145 i guess.. 5 Mbps.. with Hyp TV

Im not a gamer..but can consider my self as moderate downloader..

So need your recommendation in terms of reliability, speed and also for Online TV and Video Streaming.

Which is the best service ??

I have unifi connection at my office..

Would like to use wired lan for all 6 pc's that i have.

As everyone is aware TM router only has 4 ports..

Thus would like to attach a switch.. Need advise on the following: -

- is adding switch best idea or is there any other ways to get this done ?

- Any specific switch models to be used or any models will do ?

- Any recommendation on switch ?

- Can i directly connect the switch to Fiber optic terminal or it should be added to the router ?

Variable rate for Hire Purchase Loan

hi all,

My sister is getting a new myvi.

The bank offered loan with variable rate.
According to bank, she can pay more than the loan amount and interest will be calculated based on outstanding balance.
This is quite new to me as the bank even mentioned that Variable interest rate involves BLR..
Did search and some info about it from http://www.bankinginfo.com.my/04_help_and_...ntPrefLangID=1&.

She mentioned the variable rate is 5.45.
Which one is better Variable Rate or Fixed Rate ?
Will variable rate change is BLR change?

Need clarification from sifuss here..

Maintainance Free Battery

Hi guys .

I'm currently using Panasonic MF battery which I bought on Nov 2012. Since it is about to reach 2 years old.. I went to the same shop opposite PJ balai polis who sold the battery to me..
At that point of time the shop fella recommended Panasonic battery saying it's really good. So bought it for about RM190 that time. Today I told him I'm looking for Panasonic battery and the reply was Panasonic no longer good.. The quality is not good like last time .He said the.current Panasonic battery can't even last for 2 years..So I asked him what you recommend ..the fella said now got a new battery in market..its Aokly Battery
..he said this battery is good as well n priced RM 190..Where by the Panasonic battery is sold for RM240 now...

He stressed that Panasonic is not good nowdays...

Anyone used Aokly MF battery before?
Is Panasonic really bad nowdays?

Need Opinion on getting used car

Hi Guys.

I need some opinions on below:

im looking forward to get a second hand myvi for my wife.
Found one from used car. Car is 2012 Model.
Still look new. used by one lady owner.
She only service her car first 2 service at perodua.
3rd onwards she service outside.

She bought the car on sept 2012.
2nd service as per service record on May 2013 - 5000 KM
Current milage is around 18K

the owner staying in Pandan indah cheras and working in KLCC

So im not sure if the mileage is genuine or modified.
Interior and exterior seem to be good.
Test drive once.. Seem to be ok..

Is it normal for people to service outside after 2nd service ?
Is it possible to have 18 k Mileage after using the car for 22 months?

Need your opinion....

Is Myvi a problematic car?

Hi Guys,

Im planning to get a Myvi (A) 2010 / 2011 Model for my wife.I wouldn't want to spend 50++ for new Myvi..
One of my friend told me that Myvi got compressor problem. which will cost 2K ++ to repair.

this car just to be used for city driving and work.

Need your advise on the following..

Fuel Consumption
Any Major problem in that car
Is it worthy to get this car for about 30 - 32 K
Kindly advise.

I am a normal middle class IT guy who is try to make a few extra bucks. I want to know how to do intra-trading in malaysian market.

I have no prior experience in trading so trying to start with a low investment and try to work my way up. If i not i will be happy with lose of small investment and try some other option
