MULTIPLE Freelance Photographers for hire: House for rent photography

Task description:
- Speedrent.com operate an owner-focused portals with thousands units for rent and requiring freelance photographer to take HD + good angle photos and short 30 seconds video.
- Photo and Video Editing is not required but is a plus if you can do it.
- It will be 30-50 houses ready for photoshoot per week. Every 10 houses photoshoot will be RM100.
- The rental houses are located only within Klang Valley and tasked area will usually within 5km radius for example: Ampang, Kota Damansara, Puchong or Kelana Jaya.
- Each task will within a day, it could be weekday or weekend. Every house session expecting to spend less than 10 minutes on sites. The number of houses for a day session is varies, ranging from 3 to 15 units. The pay will be will be sorted according to the ratio of RM100 per 10 houses.
- It’s a multiple tasks job, you will be notified when there’s a task available for take up.
- The pay will be transferred to your bank account within 36 hours upon your transfer of photos and videos to us.

Photographer:
- You are not necessary to be a pro, can be a beginner who equip with DSLR or equivalent gear to photoshoot and video-shoot. If you have phone such as iPhone6s with a good quality photoshoot and video-shoot camera capability, it’s possible take take this job too.

7 tips for 1st time landlord to advertise online

1. Take HD quality interior photos

There’s a lot of listings are without interior photos, attached with the external photos of the house or apartment building. This is a huge mistake when advertising online. Tenants are browsing through a lot of listings, tenants would not gain interest at the first sight or do not want to waste extra time to request photos from owner. The interior photos should be covering living hall, kitchen, dining hall, bedrooms and bathrooms. Before taking the photos, do keep the house tidy and switch on the lights.

2.Create great impression

Clean the house and mop the floor. It’s a bad feeling when tenant step his leg on the floor and feel sticky or dusty while walking around. Do put in some budget to repaint the house, making it feel like new. Last thing, do some necessary home repairs, especially electricity. Extra tips: When there’s a viewing, be early to arrive at your property for the purpose of making the house chilling. Before tenant stepping into the door, open up all the windows, switch on the lights, fans and air cond. This will makes tenant feel comfortable and feel like home.

3.Set the terms

This is about the rental price, deposits and furnishing options. You may visit the major property portal to do some quick price check about the rental pricing at that particular condo. Be competitive about your pricing, tenant will always sort the price from low to high when browsing on the internet. Regarding deposits, the usual practice is collect 2 months security deposit and 1 month utilities deposit. In some cases, tenant would request for additional air cond or more electronics and even furniture. Hence, you might want to do a quick shopping on e-commerce websites to roughly survey the potential costs. It will comes in handy when negotiating with tenants.

4.Know your tenant

Attending viewing appointments might be sounds tiring for you as a landlord. To make sure the appointments worth it, get to know about your tenant before he or she want to view. The typical questions to ask are: occupation, expected rental price, move in date, contract period and who’s staying with the tenant.

5.Free your schedule

Most of the time, tenant prefer to meet after working hours. To be specific, it is between 5pm to 9pm. Most tenants would be having traffic jam problem and would meet around 7pm to 8pm. Else, you may schedule viewing appointment on weekend noon time, preferable 11am to 2pm. To save your time on multiple viewing appointments, you could schedule all the viewing request on weekend and fix on one specific time slot. So, all potential tenants would view at the same time.

6.Follow up

After the viewing appointment or the appointment is rescheduled or cancel, do proactively follow up with the tenant. You may use Whatsapp, but is best to give them a call. Tenants are viewing multiple properties at the same time and they might forgotten you.

7.Draft tenancy agreement

If your property is rented through property agent, agent will take care of the tenancy agreement for you. But in the case of rented through yourself, you might need to engage a lawyer to draft or you could draft yourself.
