Hi sifus,

I just bought a landed single storey house in PJ. Basic unit with 0 work done to it before. It's a 30+ year old unit so you can imagine the condition.

22x70 with the build up of 22x48 = 1,056 sqft.

As the floor plan and drawings is not available (though I believe can be extracted from MBPJ), would be using the pelan setara by MBPJ (not sure if need Architect to sign off or not). Minimal extension (back only).

Want to change the layout internally so would require hacking etc.

Budget: Drawings, design, wetworks, materials, carpentry (excluding appliances and furniture) = RM100,000

Anyone that is able to do within the given budget, please PM me. Can arrange for viewing and share with me your thoughts.

This is a registered franchise under Ministry of Domestic Trade and Consumer Affairs, meaning you can apply bank loan and there are grants available.

Currently holding the franchise of a Taiwan bubble tea brand. Still valid for another 8 years. Top brand in Malaysia.

OPEX:

Rental: RM5,000-00

Payroll/Utilities etc.: RM15,000 - RM18,000

COGS: 35% to 40% (depending on wastage/promotions etc.)

The staff are all fully trained, payroll cost includes 2 supervisors (suggest you hire your own supervisor). This business is not exactly hands-off, recommended that you must join the monthly meeting with all other franchisees together with the master franchisee. Also, ordering of stock you should take it under your wing just in case got songlap. On top of all the other approvals.

Goes without saying, serious buyers only as this is the brand that will survive and have staying power + profitability to be like Chatime/Tealive.
