            <title>3% tax witheld by tax authority</title>

            <description>Last yr i sold a house at marginal profit and the lawyer witheld 3% of the sp in view of passing to tax authority. Half yr later the transfer procedure was completed. When i asked the lawyer about that 3%, he said i need to claim from &amp;quot;home branch&amp;quot;. &lt;br /&gt;&lt;br /&gt;Since im not currently in kl, I was advised to google their contacts to check the refund procedures. However, it seems that only office phone number is available (no email address in the official website). I got no choice but to make overseas call to that tax authroity. Nonetheless i attempt to call morning, afternoon but i couldnt get through. Really run out of idea how to ask for refund of my 3% earnest deposit from buyer. Any advice?</description>

            <description>If you are a finance assistant manager at the moment, will you be joining firm a with minimal career progress as finance executive (downgraded but monthly salary increase 20%) or firm b as finance manager (promoted but the salary increment only 10%). &lt;br /&gt;&lt;br /&gt;Firm b more established and has better prospect.&lt;br /&gt;&lt;br /&gt;Both firms have equal annual leaves, workload wise should be the same. &lt;br /&gt;&lt;br /&gt;Firm a pays performance bonus on bi annhal basis, firm b once a year. &lt;br /&gt;&lt;br /&gt;</description>

            <title>Buying property</title>

            <description>As per title, I&amp;#39;m interested to buy a property from a friend. We have agreed on the selling price (&amp;#036;1.1mil) and I&amp;#39;m wondering what&amp;#39;s the most cost effective way for such sales and purchase. I don&amp;#39;t have sufficient cash in hand so I definitely need to get a mortgage (to at least secure for 50%-60% loan). &lt;br /&gt;&lt;br /&gt;My question is, should I a) approach the banker first, and once loan granted in principal approval then only approach for a lawyer (or should these be done concurrently)? Or b) to hire a mortgage consultant on mortgage part and to hire an agent for S&amp;amp;P. How much is the estimated additional cost if I were to opt for option B? &lt;br /&gt;&lt;br /&gt;Thank you.</description>

            <title>First property with hard earned money</title>

            <description>It&amp;#39;s always a difficult question on this. Im planning to get a property in few years time, and my concern would be ... Probably forumers here can share your thought?&lt;br /&gt;&lt;br /&gt;1. Where. Im a Malaysian but work in overseas. Im thinking to get a property where in Malaysia or where I work. In Malaysia means I can have larger choice, bigger hourse, lower maintenance fee, landed, family there, etc... practically if overseas, I would have saved &amp;#036; instead of &amp;quot;helping landlord to pay housing instalment&amp;quot;&lt;br /&gt;2. Purpose. Investment or own stay. Investment means to collect rental so as to cover the housing instalments. Own stay means have to buy at overseas but come in a few other factors.&lt;br /&gt;3. Price. With the same budget of house in overseas, can get a luxurious, landed property in Malaysia (or at least better, freehold hse). Financing in overseas would be better alternative in term of base lending rate etc. &lt;br /&gt;4. Timing. To buy now or to buy when getting marry. &lt;br /&gt;&lt;br /&gt;What could be other considerations that come into your mind? If you were me, what is your priority order?</description>

            <description>I have some questions regarding the topics and hopefully someone in LYN can enlighten me.&lt;br /&gt;I am actually new to FRM, and I come across with the following info&lt;br /&gt;&lt;br /&gt;(i) Total Incremental Value at risk (IVaR) for current year is 2bil; IVaR for prior year was 5 bil. &lt;br /&gt;&lt;br /&gt;I have a portfolio consists of 3 sectors in the stock market. Sector A, B, C.&lt;br /&gt;Each sector I have numerous investments/counters. &lt;br /&gt;I have other information, such as volatility of each counter against the KLSE indices. &lt;br /&gt;At the end of the day, I would need to issue one report on total VaR (in %) for each sector. &lt;br /&gt;&lt;br /&gt;From a risk management perspective, how could I make use of the information to actually explain/make sense of the decrease in IVaR? WHat am I actually looking at when I consider logically?&lt;br /&gt;&lt;br /&gt;*I did google and hopefully there would be additional info from the members here.  Thanks.</description>

            <description>Hi, as per title I would wish to ask from people here.&lt;br /&gt;&lt;br /&gt;My gf is a Bachelor in finance degree holder+ ACCA affiliate. She works in a medium size audit firm based in KL for about 2 years already (Expected to get promote to senior by the end of year). She has been telling me that she is tired of audit work and she cant see the future. I agreed to her. I was from audit background and I understand that once you lose your interest, better leave the field. I changed to IB line and my career path pretty smooth. But I advised her to stay for 3 years so that she will then be qualified as CA under MIA and she will then be marketable everywhere.&lt;br /&gt;&lt;br /&gt;Before long, she told me that she has got accepted into SIA cabin crew team. The remuneration package is way better than you can expect. She “asked” me whether she should accept the contract for 22 months (something like that). She said after 22 months she will join back the accounting line which I doubt she will.&lt;br /&gt;I told her, the life span as (female cabin crew) is just short. She is 23 this year and I told her that there are younger cabin crews get recruited every year. (Unlike male cabin crew, can work till 40 and nobody realized). &lt;br /&gt;&lt;br /&gt;I believe she would have better job prospect if she sticks to accounting line. But she used accounting concept to convince me that work for 22 months in aviation-hospitality industry = work for 4.3 years in audit. (That’s only if she can survive for 22 months…)&lt;br /&gt;&lt;br /&gt;I know her answer. I had done what I should do and tell. But, any comment/opinion? (*I know she likes to surf LYN, hope the people here can  provide some considerations to her just happen if she sees this post).&lt;br /&gt;&lt;br /&gt;Thanks. &lt;br /&gt;</description>

            <title>Why most fresh graduates dislike OT</title>

            <description>In the industry which I involved (previously audit, now investment banking-treasury), there is one similarity which I could observe, ie: fresh graduate dislikes to stay back late to complete the job. I even talked to some junior associates about this issue. Here is my conclusion and comment.&lt;br /&gt;&lt;br /&gt;-They felt like being taken advantage to do all those works (juniors supposed to start from the beginning, even seniors went through the process) &lt;br /&gt;-They want a more work-life balance. (well, this is common even to senior or managerial position)&lt;br /&gt;-Less responsibilities assumed. They said if they complete the task fast, senior will assign them the real kacang puteh job or to complete another’s job. (team work needed).&lt;br /&gt;-They have no idea what to do when the current task completed so “fast” – stay OT. They prefer to “leave” the job the next day. (senior’s failure in planning and assigning the task)&lt;br /&gt;-Cannot claim OT. (That’s normal because half of your working time spent for learning).&lt;br /&gt;-Tired due to long working hours. (Yes, very different from uni life where you only have to be in lecture hall few hours per day)&lt;br /&gt;-Keeps comparing with other junior associates who can go back earlier or on time. (There are pros and cons to be discovered). &lt;br /&gt;&lt;br /&gt;Just need your opinion so that I can have better understanding on what the fresh graduates want and think.  &lt;br /&gt;</description>

            <description>I have never heard of any MNCs in Malaysia act have the policy of fleci working hour (for eg, you may come in to office on 11am, and go back on 8pm..etc)&lt;br /&gt;&lt;br /&gt;Wouldnt it good for employers and employees as well? &lt;br /&gt;&lt;br /&gt;For employer - he would have more committed employee. They care for employee. For employees, they can adjust their timing to avoid traffic. (lesser time spend in traffic jam, higher efficiency in working, promote work-life balance).</description>

            <description>I do believe this is a hot debated issue and I cant find any thread suitable to discuss the appropriateness of this payment waiver.&lt;br /&gt;&lt;br /&gt;I read a comment elsewhere that the author is not satisfied with this policy. While it seems good and motivating those undergraduates to study hard and smart to get a 1st class in the end, and I personally agree that awards should be given to those who are deserving. &lt;br /&gt;&lt;br /&gt;However, it seems discriminate other 1st class hon holder who did not borrow ptptn but paid up their fees using parents&amp;#39; &amp;#036;&amp;#036;. In general, those who are affordable should not apply and to give opportunity to those who are really needy. The author did not borrow ptptn but eventually he got 1st class. This is what he got in the end where he &amp;quot;owed debts&amp;quot; to his parent (who are affordable to his undergraduate tuition fee, but may not be affordable to his postgraduate).  &lt;br /&gt;&lt;br /&gt;While you can expect the author to get scholarship/loan in postgraduate study, but he has &amp;quot;lost&amp;quot; xxk which by right should be his benefits from his hardwork... &lt;br /&gt;&lt;br /&gt;So, the moral of the story seems to suggest... go all end and borrow ptptn (undergraduate level), no matter whether u r affordable or not... at least u still stand a chance to get ptptn payment waiver.&lt;br /&gt;&lt;br /&gt;I believe there are people who will feel the pain as the above story... your view is?</description>
