a) I want to add in Optical Input to my home theatre system.....
Is that any shop provides such service? (Modify the home theatre receiver & add in Optical input)

b) Home theatre's sound quality depending on the receiver or speaker? If I use a good speaker but lousy receiver, is the sound quality still good?

I purchased my new home few weeks back, in the consideration of buying new furnitures & electronic goods using IPP/EPP plan.... I requested for line increase to my existing credit cards...

Alliance: RM 12K (enough, so i din ask)
CIMB - Direct Access: RM 7k -> RM 15K (increased by RM8K)
Maybank: RM4k -> RM 5.5k (increased by RM1.5k )

All the while I'm using my Maybank credit card to pay:
1) 24 months installment plan for maxis iphone
2) Maxis phone bill
3) Streamyx bill
4) GSC movie tickets (>3 times per month)
5) iTunes games/utilites (USD)

I've been using this Maybank credit card >4 years.... this is what i got....
Furthermore, my CCRIS record is good, all 000000... no late payment for all facilities...

Maybank, you're my super star!!!

I've heard that Kajang properties are quite worth to invest due to few colleges and universities are surrounding that area, like : UKM Bangi/KLIUC/UNITEN/UPM

For instance:
1) Sri Ixora Apartment = 210-240K, rental 1-1.3k
My friend owes a unit at Sri Ixora, it have been rent out to middle-east student... rental 1.3k, propety price 200k, so the rental yield is 7.8%

2) Pearl Avenue = new developement, selling at 250K+....

However, i found that there's plenty of apartments nearby Sri Ixora, is that a good to invest at Kajang's apartment/condo??
In my opinion, no matter how bad is the economic, the students won't run/reduce... the Universities won't 'bankrupt'...

Need your advice, thanks...

Condo Maintenance Fees

As per my understanding, condominium's condition is very depending on the management and residents' payment (maintenance fees & sinking funds).

What if some of the residents refuse to pay the maintenance fees? What should management office do?
What if the management office staff hike up the expenses and 'steal' the money from the residents?

hehehe.. any comments? Has this been discuss before?
