Hi All, looking for some advices here...Thanks 1st for your opinions!

I am interested in buying an auction house. Took some peeps few times, very clean & nice exterior and last nite was even able to see a glimpse of the inside because the owner was having a BBQ and everything was open wide
Looking real good!!
One big concern is....owner is still staying IN with his family and an even bigger concern is, we suspect he is probably from some "GANG" as there is a really big KUAN KONG statue there....coz usually chinese who pray to KK are either Triads or Police :/
Shd i take the risk? The property is selling at 30% discount. How hard is it to get "someone" out? U think if i pretended to be some damsel in distress they will bug off?

Would like some advise for my problem below; Thanks 1st!!

1. My mom, left a will(written by a lawyer) to give half my parents's house to my bro n sis. Can i skip the lawyer and straight to the land office to execute the will to transfer half the title to them? Or issit to the court 1st to execute the will and then to the land office to transfer title? Or is it something else?
2. My dad, wants to transfer his other half too to both my bro n sis. Can it be done at the same time?
3. Is the land office the way to go?? Or is there something else?
4. What will the costs incurs? Any idea?

I am wondering, now that citigroup looks like its in big trouble, if touchwood, they close-shop in the US, will the branch here close to? If yes, will we be able to get our funds out beforehand or not? I understand that our gomen oredi gurantee all deposits, but I still need to ask...

I am wondering, how come people would prefer HSBC or Mortgage One flexi homeloan to citibank flexi homeloan? Are their rates much much better?

HSBC and Mortgage One needs to pay monthly of RM10.00 but of coz with current account advantages included. Citibank however, offers the same thing but it also have another flexi homeloan where one only need to open an initial RM200 account for the transactions, but of coz without the current account advatages but one can put in and withdraw any access money put in just like normal savings account (but of coz minus the monthly prepayment). Does hsbc or standard chartered offer the same thing too?

If CTB offers me a BLR-1.5) for whole tenure for a below 300k refinance loan,
with flexibility of withdrawing and putting in money without prior notice and,
need to open an initial RM200 loan account. Is this package worth thinking of?
Is there anything about citibank should i be aware of?

Note: Yes...i need the flexibility becoz of my work nature and because i had banked with ctb for many years, i like their service....but becoz i am a noobie in mortgage loan, i would like to know the consequences.

Which Kind of Loan Most Feasible?

Would like to ask opinions here....

I have thought of a few options of getting a loan (around 100k) to expand my business, but not sure of which kind of loan which will be the best for me and currently offer the lowest interest rate (because too many types of loans and i am not sure if there's some type of loan which i am unaware of. Thanks for your feedbacks..

1. Shd i refinance my house? (Home Loan) If yes, flexi or fixed homeloan the best? Shd i get just the needed amount or shd i refinance the whole value of the house?
2. Personal Loan?
3. Save money by doing credit card balance transfer (in a way credit card balance transfer loan)?
4. SME loan?
5. Get study loan (by using bro's degree as an excuse but use the money upfront 1st to do business...not sure if can do this)
6. Any other loan suggestions??
