            <title>Heavy dilemma</title>

            <description>Hi guys,&lt;br /&gt;&lt;br /&gt;I have been having trouble sleeping for the past week or so. &lt;br /&gt;&lt;br /&gt;Story is like this:&lt;br /&gt;&lt;br /&gt;My wife and I have been working really hard for many many years and we’re proud to finally get a taste that we’ve made it in life. So we bought our dream house (rcvd the keys in 2022) and planned for our dream renovation (in the millions) but we have really just begun putting down the renovation deposit in Aug’23 due to our workload. But things quickly took a bad turn..and everything seems to come crashing down on me  &lt;!--emo&amp;:cry:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/cry.gif' border='0' style='vertical-align:middle' alt='cry.gif' /&gt;&lt;!--endemo--&gt;  &lt;!--emo&amp;:cry:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/cry.gif' border='0' style='vertical-align:middle' alt='cry.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;Long story short, due to personal &amp;amp; mental health considerations (job was really really stressful and we only did it for the money &amp;amp; nothing else), we decided that we have to let go our sole income stream in pursuit of a better life ahead. We really cannot take it anymore, if we do continue on that path of chasing money (it’s never ending btw) we can already foresee that our marriage &amp;amp; health will take a major toll n it has already started showing signs of giving way…we have decided IT IS TIME TO STOP BEFORE ITS TOO LATE..&lt;br /&gt;&lt;br /&gt;So we finally quit our multi-million money making machine business in Oct’23 and I have since ventured into my real passion..or should I say I just realised that I’m really keen to learn/interested to become a full time trader. Although I have yet to see any solid results yet, but I’m really happy to finally be able to pursuit my passion. &lt;br /&gt;&lt;br /&gt;My dilemma now is that:-&lt;br /&gt;&lt;br /&gt;1) Should I put off the renovation since we have lost our earning power (used to earn 6 figures/mth) and now totally 0. We have a networth of approx 7.5m currently but after careful budgeting I realise that we could end up with ~4-4.5m MAX after the reno.&lt;br /&gt;&lt;br /&gt;2) Due to the fact that I really see trading as my passion, is the extra cash savings from putting off the reno significant to impact my trading potential in the future? Or am I just thinking too much? &lt;br /&gt;&lt;br /&gt;Notes:&lt;br /&gt;1) My monthly budgeted expenditure is about RM20k. &lt;br /&gt;2) Its not so much about survival after the reno but is it true that extra 3m in cash reserves can really help me in the future or am I just being too thrifty or think too much?&lt;br /&gt;&lt;br /&gt;Please ask me any further questions I will answer to the best of my ability. Basically it is a subsale unit and the current design is outdated and is not up to our standards. &lt;br /&gt;&lt;br /&gt;As this will be my first time engaging such services, what do I have to look out for before committing to one? &lt;br /&gt;&lt;br /&gt;What is the industry norm when it comes down to payment scheme and how do I negotiate to potentially safeguard my interests?&lt;br /&gt;&lt;br /&gt;Any ID horror stories to share for those who have experience?</description>

            <description>Hey guys…&lt;br /&gt;&lt;br /&gt;Need some advice on the following…if you have a few mil in spare cash and would just like to look for a decent freehold semi dee in CBD area, budget approx ~2mil…where would you go for hunting? &lt;br /&gt;&lt;br /&gt;Some details are:-&lt;br /&gt;1) I’m running a steady business, WFH;&lt;br /&gt;2) Would prefer an area with amenities nearby and not too far from city centre;&lt;br /&gt;3) Preferably Chinese neighbourhood with mixture of other cuisines ie. Japanese Korean food available nearby;&lt;br /&gt;4) I’m quite a risk averse person, despite I can afford it, I’d stick to a budget &amp;lt; 2.2m so I can have a total peace of mind after purchasing said property;&lt;br /&gt;5) Given the fact that there is limited supply of new landed developments at matured areas, I’d most probably have to go for a subsales unit…hence my question would be, how do I find out whether the asking price is appropriate/possibly below market value..? &lt;br /&gt;&lt;br /&gt;Last but not least, what should I look out for when considering a subsales unit that I would like to renovate extensively to my own liking, eg.             <description>Dear forumers,&lt;br /&gt;&lt;br /&gt;I am currently looking to upgrade to a semi dee for own stay and had stumbled upon this project here at Ampang. &lt;br /&gt;&lt;br /&gt;Given its standard semi d land size (40x80) and huge built up ~5k (also comes with a private lift as well), I find that its subsale price is relatively cheap starting from 1.9mil and there are quite a few units currently available on subsales as well. Some of which are bare units that I can renovate/ID them to my likings. &lt;br /&gt;&lt;br /&gt;Of course I am no expert when it comes to the term ‘relatively cheap’ as I have been comparing this one with the other semi dee @ Bayu Damansara, Damansara Damai which is going for about 2.1mil, similar in land size and built up as well. However I think that the fact that its located @ Damansara Damai is a turn off for most people as I have heard many horror stories of the traffic jam within Damansara Damai’s 1 and only exit point.&lt;br /&gt;&lt;br /&gt;Can anyone familiar with these areas shed some light on these 2 projects, especially Beverly Heights. What am I missing here?             <title>Demolish &amp;amp; Rebuild</title>

            <description>Dear forumers,&lt;br /&gt;&lt;br /&gt;I am currently eye-ing on a particular double-storey freehold bungalow lot in Kepong. However, due to the condition and layout of the property which is pretty much run down and outdated (I think it’s easily &amp;gt;30-50yrs) I am considering to fully demolish and rebuild my own on that piece of land which is 50x90 and the original property is ~3500sqft built up. I will need advise on the following:-&lt;br /&gt;&lt;br /&gt;1) Demolition cost involved (this is very important as it is a cost by itself and it will never add value to the property in future, correct me if I’m wrong);&lt;br /&gt;&lt;br /&gt;2) Estimated construction cost to rebuild a double storey bungalow layout of about the same built up, complete with plumbing, wiring and the essentials, just like a new house;&lt;br /&gt;&lt;br /&gt;3) Due to the back of the house is extended to the maximum (old school practice where people will just extend all the way out till the end  &lt;!--emo&amp;:sweat:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/sweat.gif' border='0' style='vertical-align:middle' alt='sweat.gif' /&gt;&lt;!--endemo--&gt; ), which is right till the walls bordering the neighbour behind, is it even legal for me to demolish at the first place? I want a layout complying to the current applicable laws and leave some space behind.&lt;br /&gt;&lt;br /&gt;4) When everything is done and I have built my own on that piece of land, how would that affect the value of my property in the future? &lt;br /&gt;&lt;br /&gt;I will need serious advise from sifus in this field for my decision making process on whether or not it is worthwhile to buy this particular piece.             <description>Dear fellow forumers,&lt;br /&gt;&lt;br /&gt;As per topic, I am currently shopping for medical insurance for my wife (a Vietnamese), 24y.o past birthday, housewife, non smoker, permanently residing with me here in Malaysia.&lt;br /&gt;&lt;br /&gt;Did some research on my own comparing between standalone vs ILP and decided to go for a standalone medical card instead, but am still open for any thoughts/suggestions from experts in the field.&lt;br /&gt;&lt;br /&gt;However budget wise is quite tricky as I am not too familiar with insurance as a whole so I will just benchmark against my own premium of 250/mth, which is an ILP from Allianz bought 5 years ago by my parents while I continue to serve the premium til this date.&lt;br /&gt;&lt;br /&gt;What can I expect from this budget and what should I look out for when purchasing ANY insurance for a foreign spouse? &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;P/S: Knowledgeable agents with constructive inputs are welcomed to this discussion or even PM me for a private discussion as I am also looking into reviewing my own policy and that of my parents’. Some googling around leads me to this app called backup trans... Not necessarily premium carwash, the last I checked premium was too expensive for me ie. I tried Petronas Mutiara Damansara carwash as per recommended by a fellow forumer but i find that they didnt really do a good job interior wise... &lt;br /&gt;&lt;br /&gt;Any other recommendations from /k?</description>

            <description>Dear /k,&lt;br /&gt;&lt;br /&gt;This is my first time posting in /k hoping to get some suggestions/recommendations on what our family trip should look like as I really got no idea where to go jalan2 at these places... &lt;br /&gt;&lt;br /&gt;Planning to go next Wed, rough idea wud be 1st day = Cameron, Ipoh.. Then stay at Ipoh, next morn go Penang then reach Hat Yai probably night time... See got what to do there at night then find place to stay, next day 1 whole day need to plan what to do there.... Then back KL on Sat... Basically like that lar...&lt;br /&gt;&lt;br /&gt;In b4 ask me to cheong, I&amp;#39;ll be going with my mum, bro, wife n wife sis.
