            <description>i own a service apartment and soho and both are under commercial title, the utilities rate and assessment are much higher than residential title. &lt;br /&gt;&lt;br /&gt;since almost all the units are used as residential , how to convert to residential title? apply individual or go through JMC/ MC?</description>

            <description>shall we benchmark condo prices with single storey terrace link, DSL, SD or bungalow?&lt;br /&gt;nowaday, condo in same area higher price than single stroey, DSL and can now match SD price. please give your view. (base on your area)&lt;br /&gt;&lt;br /&gt;eg usual single =350k, DSL 500-600k but condo at same area are selling 500-600k or higher. is it normal?&lt;br /&gt;also sri hartamas, BU, MK, TTDI etc a condo are selling &amp;gt;1mil, 2mil, 3mil etc, but the DSL is less than 1mil? why?&lt;br /&gt;i dont see this happening in many countries eg Singapore, Taiwan, USA, Europe etc. &lt;br /&gt;maybe Jakarta, Bangkok etc also same as KL..</description>

            <description>why we need to pay for the valuer report when we apply loan from banks?&lt;br /&gt;it is unfair to borrower to pay the above report  as bank can always reduce the loan amount if they dun believe with the purchase price. some purchases dun mind to reduce their loan amount according to bank wants.  (if they can waive the valuer fee), after all we cant borrow 100% of the purchase price.&lt;br /&gt;&lt;br /&gt;eg a prop per SPA is 1mil , bank loan margin at 80% = 800k. if bank dun believe the prop worth 1mil, they always can reduce loan margin to 60% to loan only 600k.   in fact they can check with many prop portal eg iproperty etc about the market value.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>
