can commercial title change to residential title?

i own a service apartment and soho and both are under commercial title, the utilities rate and assessment are much higher than residential title.

since almost all the units are used as residential , how to convert to residential title? apply individual or go through JMC/ MC?

washing bath mat with wash machine

do you use different washing machine to wash bath mat and carpet ?
mean one machine for just clothing/mattress cover /blanket etc and one wash machine for just bath mat and carpet?

how about dirty socks? dirty cushion cover?? wash with garments too?

my fren just passed away and he has a will to give the house to his foreigner wife.
the house is only worth 300k , can the property transfer to widow name? or join name?

or must she sell the house to get the money?
who will be the one sell/sign the documents? lawyer?

hi

it is wise to change the owner name? need to pay deposit if change. some as high as 1000. furthermore some ex owner are foreigner. sure tnb not able to return the deposit to them.

what are the problems if I don't change the name?

some TNB bills is still under the developer name...

single storey SemiD

i plan to buy a single storey semiD, any location will do but prefer within 30km from KL, pls recommend. FH , LH , old/new is ok.\
must be single storey, do not want staircase. (lazy to climb).

i owned each a LH and FH condo shop but the strata title has been issued as residential.
will the shop eventually become commercial in future and how about the status of the condo on top?
will the authority convert the land use to mixed development after sometime? (eg after the lease). what is the pro and con to my condo shop?

i have a join housing loan but cant download the statement online
the reason given is i am not the primary name.
then why i can still view the transactions online but not the statement?
can anyone explain?

my phone 24 months contract will end today. whihc is the best plan for free phone? i dont like the upfraont payment and rebate coz the bill is company, no point give rebate to co. free phone belong to me.

new VP condo in KL/PJ

anyone can list me the newly VP condo in KL/PJ?
prefer :
- radius 10-15km from klcc or ttdi.
- VP within 3 months.
- near shops (walking distance)
- more than 2 rooms
- 500k - 1mil
- lower density (eg less than 500units?)

i have visited regalia but too high density (1200units), any other recommendation?

plan to buy a 2 rooms (or 2+1) condo which is above mall or many shops (convenience for living+ retirement eg restaurant, clinic, market etc). price 1mil above. prefer lower density, safe, comfort, quite, good tenants.

i can think of:

1. pavillion
2. cap square
3. ttdi plaza
4. tropicana city mall
5.

any more?

which condo near (prefer not crossing the street, small lane is ok)

2. bangsar shopping centre

condo price now higher than landed in same area

shall we benchmark condo prices with single storey terrace link, DSL, SD or bungalow?
nowaday, condo in same area higher price than single stroey, DSL and can now match SD price. please give your view. (base on your area)

eg usual single =350k, DSL 500-600k but condo at same area are selling 500-600k or higher. is it normal?
also sri hartamas, BU, MK, TTDI etc a condo are selling >1mil, 2mil, 3mil etc, but the DSL is less than 1mil? why?
i dont see this happening in many countries eg Singapore, Taiwan, USA, Europe etc.
maybe Jakarta, Bangkok etc also same as KL..

will tnb deduct the arrear from my deposit?

mostly the bidders toward super high (over 1mil) , high value (above 500k ), mid value (300k) or lower value prop? (100k below)?

valuer report

why we need to pay for the valuer report when we apply loan from banks?
it is unfair to borrower to pay the above report as bank can always reduce the loan amount if they dun believe with the purchase price. some purchases dun mind to reduce their loan amount according to bank wants. (if they can waive the valuer fee), after all we cant borrow 100% of the purchase price.

eg a prop per SPA is 1mil , bank loan margin at 80% = 800k. if bank dun believe the prop worth 1mil, they always can reduce loan margin to 60% to loan only 600k. in fact they can check with many prop portal eg iproperty etc about the market value.
