Guys, I'm genuinely looking for honest feedback from people who actually buy / rent / invest in Malaysian property.

I’ve been working on a side project called TowerProp (https://towerprop.my/rental-index)
The idea came from my own frustration that in Malaysia:

- rental prices are mostly guesswork

- agents quote numbers with no proof

- it’s hard to know real rental demand

- yields are calculated blindly

- Brickz / NAPIC are useful but laggy

- PropertyGuru shows listings, not performance

What TowerProp tries to do

(early stage, still rough)

- Track 3,000+ condo projects across KL, Selangor, Johor, Penang, Putrajaya

- Estimate actual rental ranges per project

- Calculate gross yield, monthly cashflow, break-even years

- Show rental demand indicators (how fast units get rented, relisting behaviour, etc.) - coming soon

- Rank projects using a simple score (TowerScore 0–100)

- Highlight areas with stronger rental performance

- New launches: estimate rental yield before completion using nearby comparables

Right now it’s free and very data-focused (not listings, not ads).

What I really want to ask you all

I’d appreciate brutally honest answers, even if the answer is “this is useless” -- as a buyer / investor / landlord, would you actually use something like this? Why or why not?

An A-hole Kiss My Car (Need Advice)

UPDATE (13/09/10) - Just send relevant document to panel workshop here in Kuantan. The agent told me, my Wish will not get new parts since the policy state car more than 3 years is not eligible. Need to reconfirm this.

Now waiting for adjuster to come & see the damage. Meanwhile, I drive my car back home & refuse to leave it there. Don't know how long will it take.

I do some survey at normal workshop & this one workshop quote me RM5k for everything and will complete in 1 week. I prefer to wait than burn money.

To cut story short, an Avanza with more than 7 peoples in it kiss my car & damage as shown by image above. Sad liao. But I has a lot of question to ask people in here before I proceed with repairing, claiming etc.

1) How much do you think it'll cost me/the insurance company to repair this damage?

2) I'm totally going to claim the other guy insurance, but can I dahulukan duit I then claim (I don't mind wait for the money, I need the car faster, for work)?

3) How long will it take to repair this damage?

4) If you have ONE tips to tell me about claiming insurance via workshop, what will it be? (e.g tricks, follow-up strategy, adjuster etc)

My family always (and my friend also) ask me when I'm going to buy a new car to replace my crappy (according to them) '99 Proton Satria

I love my Satria & I don't have a debt. I hate new car more than anything else.

I'm working as engineer earning almost 6k per month and they say I must have a car up to my standard.
