            <title>Window XP Installation Setup keep restarting</title>

            <description>I had an old school WD 40GB HDD which I have used for 7 years, I tried to format the PC.&lt;br /&gt;However, when I reach the Window XP installation screen, the setup always shut down automatically, I cannot do anything.&lt;br /&gt;So I thought it was the HDD problem because it is so old already, I went to buy a 1TB Samsung F3.&lt;br /&gt;&lt;br /&gt;However, the same problem comes again&amp;#33;&lt;br /&gt;The setup shuts down automatically at 34th minute during the installation.&lt;br /&gt;&lt;br /&gt;Is that a motherboard problem or the CDROM problem?&lt;br /&gt;Anyone can help?</description>

Under RPGT, I am required to pay RM60k x 5% = RM3,000&lt;br /&gt;&lt;br /&gt;If I marked up the SPA price at the point of purchase to RM300k. My extra cost is RM420(RM60k x 0.7%) + RM1,200(RM60k x 2%) =RM1,620.&lt;br /&gt;I effectively reduce the RPGT to 2.7%.&lt;br /&gt;&lt;br /&gt;However this is constrained to several assumptions like selling the prop within 5 years, prop appreciates at the rate of the markup margin, etc.&lt;br /&gt;&lt;br /&gt;If this is a viable option, is there any chance for the government to ban SPA markup?</description>

            <title>Menara D&amp;#39;sara @ Bandar Damansara</title>

            <description>I have been checking on Menara D&amp;#39;sara @ Bandar Sri Damansara SD10, which was completed at year 1999.&lt;br /&gt;Basically the price is as below:&lt;br /&gt;&lt;b&gt;1) 916sf basic unit &lt;/b&gt;- RM160,000 +/- (RM175/sf), rental RM800&lt;br /&gt;&lt;b&gt;2) 1132sf basic unit&lt;/b&gt; - RM200,000 +/- (RM175/sf), rental RM1,000&lt;br /&gt;Maintainance fees for both is RM180.&lt;br /&gt;&lt;br /&gt;I personally like the quiet environment in Bandar Sri Damansara.&lt;br /&gt;At RM175psf I seriously think that this condo desires more appreciation, Menara Menjalara across the street is commanding RM230psf and the density is too high to me.&lt;br /&gt;If it is going to appreciate from RM175psf to RM230psf, that is a 30% appreciation.&lt;br /&gt;I am thinking of buying this for capital appreciation, looking at the almost certain 6% rental yield, it could be a safe play.&lt;br /&gt;Here are a few plus points that I have:&lt;br /&gt;&lt;br /&gt;1) The development of Sunway SPK, Villa Manja, Desa ParkCity and the coming Garden Home is going to grab people&amp;#39;s attention to the BSD &amp;amp; Menjalara area. The Menara Menjalara Condominium certainly had benefited from Desa ParkCity and Villa Manja, will the radar expands to Bandar Sri Damansara?&lt;br /&gt;2) Menara D&amp;#39;sara is near to amenities, 5 mins walk to McDonald&amp;#39;s, PappaRich, Domino&amp;#39;s and the incoming 8trium, isn&amp;#39;t it great? Not to mention there are banks, petrol stations, bakeries, clinics and schools which is less than 10 mins walking distance/5mins driving distance.&lt;br /&gt;3) One can rarely get a &amp;lt;RM200k decent condominium in PJ area, if we look further from Damansara Perdana, BSD is neighbouring to Damansara Perdana &amp;amp; Mutiara Damansara too. And 15 mins to Jalan Kuching thru Segambut is also a short cut to KL.&lt;br /&gt;4) Menara D&amp;#39;sara is very low in density, less than 300 units and you do not see a lot of cars park by the roadside outside the condo. In fact I see several BMW and Mercedes.&lt;br /&gt;&lt;br /&gt;Combining the above three, Mutiara Damansara/Damansara Perdana is certainly expanding, Bandar Menjalara/Kepong too, but with Bandar Sri Damansara locating so near to this two areas, I do not see her benefits from these two areas YET&amp;#33;&lt;br /&gt;&lt;br /&gt;But here is a few of my concerns too:&lt;br /&gt;1) The 916sf and 1132sf units was launched at around RM140k and RM180k respectively 11 years ago, the appreciation is a mere 10%+/- for the past years&amp;#33; Considering the age of the condo, is that going to be a barrier for more appreciation?&lt;br /&gt;2) I have personally yet to see any condos to appreciate at big rate after the tenth years.&lt;br /&gt;&lt;br /&gt;I think I have given enough of my opinion to attract more viable inputs from fellows forummers.&lt;br /&gt;As the chinese proverb goes, &lt;i&gt;throw bricks attract gems&lt;/i&gt;&amp;#33;&lt;br /&gt;&lt;br /&gt;Let&amp;#39;s give some opinion regarding Menara D&amp;#39;sara here.&lt;br /&gt;&lt;br /&gt;___________________________________________________________________________________________________________________&lt;br /&gt;&lt;b&gt;Additional Facts:&lt;/b&gt;&lt;br /&gt;1) Freehold&lt;br /&gt;2) Strata Title out</description>
