            <title>KWSP Withdrawal to Purchase House</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Just want to check with you guys.&lt;br /&gt;&lt;br /&gt;I am in the process of buying an apartment.&lt;br /&gt;&lt;br /&gt;It&amp;#39;s a freehold property however need land office consent to transfer.&lt;br /&gt;&lt;br /&gt;The strata title has been issued however the vendor have not transfer to his name.&lt;br /&gt;&lt;br /&gt;Thus right now the process is that there will be a direct transfer of the title from developer to my name.&lt;br /&gt;&lt;br /&gt;So for withdrawal from KWSP for purchase of first home, they need a few things.&lt;br /&gt;&lt;br /&gt;1) S&amp;amp;P - i have&lt;br /&gt;2) Loan offer/agreement - have&lt;br /&gt;3) Title in the name of buyer - i do not have this as the title is still not transferred to the current owner&lt;br /&gt;   or;&lt;br /&gt;4) Title in my name/MOT completed - i do not have as it is still in the process of getting land office consent.&lt;br /&gt;&lt;br /&gt;My question is there any way i can withdraw the money now (not waiting for land office consent), as I have forked out the 10%. I need the money to pay the other professional fees. I understand this process will tale a long time from land office approval.&lt;br /&gt;&lt;br /&gt;Any advise? Anyone have the same problem before with me, and resolved it.&lt;br /&gt;&lt;br /&gt;Thanks.</description>

            <title>Second Home Mortgage</title>

            <description>Hi all.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m planning to buy a condo sometime this year.&lt;br /&gt;&lt;br /&gt;Property value circa RM 400k and with MOF of 90%.&lt;br /&gt;&lt;br /&gt;However, next year I might be getting another property, valued at RM 500k. This time my margin of financing is 40% as my mom will pump in money for the DP, but the loan will be under my name.&lt;br /&gt;&lt;br /&gt;Is it possible that Banks will approve my second mortgage? Will the interest rate differs?&lt;br /&gt;&lt;br /&gt;What strategy should I play as my mom can&amp;#39;t take loan I believe. She is retiring next year, but with pension of around RM 3k per month. &lt;br /&gt;&lt;br /&gt;Or is it possible that I take the loan under me and my brothers name? Or me and my mom&amp;#39;s name.&lt;br /&gt;&lt;br /&gt;My earnings is around RM 4,800 per month.&lt;br /&gt;&lt;br /&gt;Thanks.</description>

            <title>Vios 03/04/05 or Persona 07/08</title>

            <description>Need help from you guys sifus of cars&lt;br /&gt;&lt;br /&gt;Planning to get a second hand car.&lt;br /&gt;&lt;br /&gt;But was unsure whether to get:&lt;br /&gt;&lt;br /&gt;Proton Persona 2007/2008&lt;br /&gt;&lt;br /&gt;or&lt;br /&gt;&lt;br /&gt;Toyota Vios 2004/2005&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Which one wud be the better choice. &lt;br /&gt;&lt;br /&gt;Of course Persona would be cheaper but Vios is too tempting of the quality and brand  name. However, If I would get a Vios, it wud be getting an older car with higher price as compared to persona.&lt;br /&gt;&lt;br /&gt;Do you think if I fork out say another RM8-10K more to get a used Vios would be more worth it. Cos one more thing with that price, I still can get a hand on a new Persona but maybe the B-Line version.&lt;br /&gt;&lt;br /&gt;Any comment from you guys out there?&lt;br /&gt;&lt;br /&gt;Thank you for reading.             <title>Is ACCA only for accountants?</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Currently I&amp;#39;m working as an executive in a department(Holding company) dealings with my company&amp;#39;s business monitoring unit and also from time to time will do due diligence and risk assessment  (in terms of business, financial, economics etc) on projects that the subsidiaries are undertaking. Value of investment varies from RM10 Million and more.&lt;br /&gt;&lt;br /&gt;I have a degree in accounting and are looking at my options to top up my knowledge.&lt;br /&gt;&lt;br /&gt;I have browse through the syllabbus in ACCA and are quite impress with the topics covered such as business analysis, performance management, financial management.&lt;br /&gt;&lt;br /&gt;But are ACCA only for accountants?&lt;br /&gt;&lt;br /&gt;Or should I look for courses in MBA instead? &lt;br /&gt;&lt;br /&gt;Because I felt of taking MBA when I have more experience in hand in future.             <title>Going back to audit</title>

            <description>Hi all, &lt;br /&gt;&lt;br /&gt;After graduation I&amp;#39;ve been working in a Big 4 company as an audit assistant.&lt;br /&gt;&lt;br /&gt;Work is okay, quite fun and challenging, but the working hours is hell, plus get a senior who bully me to the max.&lt;br /&gt;&lt;br /&gt;So, I left after 11 months to a commercial company, a GLC as management trainee.&lt;br /&gt;&lt;br /&gt;But it seems, my company is not providing the experience and job that I can learn. Very slow pace. The MT programme also loos unstructed. Once I come in only I realise that. &lt;br /&gt;&lt;br /&gt;Ive been here for almost 10 months now.&lt;br /&gt;&lt;br /&gt;Thought of going back to audit.&lt;br /&gt;&lt;br /&gt;Do you think is the rite choice?&lt;br /&gt;&lt;br /&gt;I scared I will regret spending that hell of moment for another 3 or 4 years in audit.&lt;br /&gt;&lt;br /&gt;I plan to get married in 2 years time.&lt;br /&gt;&lt;br /&gt;How to have a family life working like a dog.&lt;br /&gt;&lt;br /&gt;but if i would stay in my current company, learning curve is slow.&lt;br /&gt;&lt;br /&gt;Please advice.&lt;br /&gt;&lt;br /&gt;Thank you, much appreciated.</description>

            <description>Hi guys.&lt;br /&gt;&lt;br /&gt;I was from Accounting background with a degree in Accounting.&lt;br /&gt;&lt;br /&gt;Just want some advice. &lt;br /&gt;&lt;br /&gt;I&amp;#39;m working in the corporate planning &amp;amp; business development area and my scope of job involves not only to read accounts, but also other related areas such as the share market and some finance stuffs.&lt;br /&gt;&lt;br /&gt;Should I take ACCA?&lt;br /&gt;&lt;br /&gt;Or instead enroll in a MBA programme once i got enuff years of work experience.&lt;br /&gt;&lt;br /&gt;Or, does ACCA grant someone in my field to be eligible for ACCA work experience to become a member.&lt;br /&gt;&lt;br /&gt;Many thanks in advance.</description>
