Second hand shop lot purchase

Hi,

Recently I am thinking of getting a shop lot and found one old shop lot with existing tenancy.

The agent told me I should pay for 2% booking fee to trusted agency like Henry butcher before they can disclose more

Since I am no expert over here so I got few question and hope to get some answer

1) can I ask them on the existing tenancy agreement before paying the booking fee ?
2) the agent mention the shop lot have been rented for many years and do not feel they will leave. Feel kinda uncomfortable here
3) as the owner migrated oversea so I do not really have any idea why is the real reason for them to sell. Could it be because of the tenancy issue or because of the old building structure which required lot of work
4) as there are business running there, I can not have the key to access the shop lot . Could the agent cheat us?

I do purchase house before which is new which is kinda simple. Look forward for advice and anything that can help out

digi sim card into dell xps 16

i'm not sure anybody have put in their digi sim card into their half-wan card (located behind their battery)

original the sim card is attach to digi modem but when i buy this notebook, i wan to plug the sim card direct to the computer... when i have done that, it didn't prompt me anything nor connect

help needed

do i need to go to digi to register my machine MAC against the sim?

recently, i'm planning to move in to my new house and plan to setup home theater over my small living room.

the measurement is 14 ft x 16 ft

there are few question since this is my first time doing this

a - will it be good idea if i mount all speaker on wall mount above head level except for the front 3 speakers (Left - Middle - Right) and woofer
b - what is the best cable to use to be use for conceal
c - should i get 7.1, 6.2 or 5.1? my budget is around < 4k (thinking of Sony mu-ta-ki)

i have been taking portrait shot for a year by now and would like to test something wild. Night portrait (15th Feb) would be my first session @ Penang.
