Story: house put for sale. Agent found a buyer then he gave the agent a 2% deposit and both of us sign the offer form.

Main Tnc in the offer form:
Vendor argeed to sell the house to purchaser and:
-if purchaser refuse to buy or not signing snp within 14days, 50% of the sum depo wil be taken by agent and another 50% will be given to vendor.
-if vendor refuse to sell,vendor have to pay 50% of the sum deposit received to purchaser.

After 2days, agent called us(seller) that the cheque stopped by the purchaser cz he scare that he couldnt get loan for it.

Question: any action that we(seller) could take againts the purchaser?

Date of transaction: confirmed order on 28 june and paid on the same date

Details of the complaint :
the amount involve is only rm17. but i still wanna compaint abouth this seller.

i am reseller for clothes in FB.my customer (miss A) wanna buy this dress (D8877) so after Miss A paid me i transfer the agreed amount to ~sharon~ to the maybank acc she provide me with which is on 28 june 2010. i pm sharon and update her with the recipient's details and she promise to send the item out on 1st of july (thursday).

On the 1st of july, i pm her again for the tracking number but she tell me that she went to post office at the afternoon but the big envelope have been sold out so she cant post today (1st july), and she will go again tmr(2nd july) n giv me d tracking.

So, on the 2nd july i pm here again regarding the tracking number but no reply from her.Today (3rd july) i pm n post on her thread ask again the same thing and no reply from her again. She online so many times but DUNWAN reply me!

What make me feel so angry is this dress is belong to my buyer,and this seller no reply me no send the item out. I dont like to owe ppl things/money! so sharon,when u c this pls explain to me y no reply me and where is the item i ordered and paid???

To all forumer,pls dont make any deal with her or give her a cent until she solve this problem.
