Need help with my routine

Hi, i need some advice regarding my workout routine. I have been training consistently for 8 months now and been improving. I have moved to lower/upper routine to add size and train each muscle group every 3 days. I have 5 days a week (2 upper/2 lower/1 arms + cardio day). I feel the upper body routine very taxing, maybe im doing to many exercises and i hope to finish each session within 75mins

Please give me some advice on how to improve and make the routine more effective

Here is my routine. Most of the exercises are in sets of 3 x 8-6 reps.

Help review my layout..

Im planning to build a home gym in the guest room.
Currently i have a treadmill and im gona get most of the equipment after deciding on the layout. Can u guys give me some feedback and advice on this layout and equipments. I have made the layout according to my actual room and equipment size. Room size is 9' X 12'

* Treadmill = Red (folded) ; blue (in use)
* Rubber floor = Blue squares

Im 29 year old guy and this is my current net value.. Which debt should i pay first? I want to be financial free, im not sure how to do it...
The mortage is for a project under development (complete early 2015) market value now is 420K ; bought at 350K with 50K DP
Right now im planning to get an investment house around 150k..

Planning to get my first property and i have a dilemma..

I gona get a 22x65 double story house and it will be complete by (8 months) June 2014 (This is phase 1 of the development)
The company are currently offering phase 2 of the developement at the same price but its longer 22x70.

The phase 2 build area is practically the same design,material and size only difference with phase 1 is the back area got extra 5 feet.
Currently phase 1 has 5 feet at the back while phase 2 will have 10 feet
Phase 2 will complete by Dec 2015 or early 2016 (another 2 year plus).

So is it worth to wait for phase 2 and opt for the extra 5 feet at the back? Im already 28 and i might get married before that, currently living with my parents.

Pls share ur opinions ppl... Thanks alot

Been working for 4 years now.. and i did some net value calculation to know current financial state.
I plan to allocate my savings..Currently i have allocated my funds as below? Im planning to move the stocks fund into for property down payment soon..
Is this ratio alright or should i re-allocate them.

MUTUAL FUND (15,000)

Hie there sifus.. Im very happy this year as i have achieved my goal after graduating which was to collect RM 100k saving.
I managed to do it in 3 years but my actual target was before hitting 30 (I`m 27++ now).

I got alot of inputs from ppl in this forum 3 years ago when i first started working (abt getting a 2nd car, automated savings, Amanah Saham 1M and so on).
All those tips were very useful and sensible, i can safely say i have learn how to save up pretty well.

Now i need to learn how to grow my money, currently i have been keeping my money in ASM, Gold and ATM (which is not getting me much returns)

Can u guys give me some advice on what i can look into? My goal is financial freedom, as i don't really enjoy my job but i have to keep on doing it since its my source of income. Hoping u guys can give me some tips and advice on where i should be heading or looking into after this.

Hi i have a doubt regarding buying a 2nd hand car vs a new car

Do i actually profit from buying a 2nd hand car which is 2 years older then a new car? With DP 30k

Lets say i buy a 2nd hand year 2010 car - $75000 (interest - 3.6%) Monthly - $551.67
compared to new car year 2012 - $90500 (interest - 2.6%) Monthly - $691.27

My question is whn i sell the car say in 7 years time the 2nd hand car would be 9 years old whereas the new car would be 7 years old... the 9 year old car will hv a lower selling price..
Is the price difference = (lower buyin price + higher interest paid) for the 2nd hand car worthwhile?

Im planing to get a car soon, maybe around cny... i have been working for a year n half
I feel my current wira is unsafe for long distance since its already 11 years old..
I plan to pay dp of 30K(including cash from sell my wira) and take 7 year loan for a honda city, pay around rm 750 monthly
Or should i get someting else and put the money elsewhere?
