            <title>Acceptable Defect Rectification, thread?</title>

            <description>Hi all, we have a defect checklist page here, which is helpful, I wonder can we do an acceptable defect repair list?&lt;br /&gt;&lt;br /&gt;For example, I encountered chipped tiles in my units, and I noticed that their resolution is just to touch up those &amp;#39;chipped&amp;#39; areas.&lt;br /&gt;&lt;br /&gt;The problem now is, I&amp;#39;m not sure what is the proper resolution to such a case?&lt;br /&gt;Can they touch up, when is touch up acceptable, when is a tile replacement required? What is the criteria to determine the above?&lt;br /&gt;&lt;br /&gt;Can I/should I request for the tiles to be replaced? (May have risk of slightly different colour?  (I&amp;#39;m not sure if the touchup or the tile differenct colour) which is worst.&lt;br /&gt;&lt;br /&gt;Or for example, the wooden plywood door, i saw got some areas with visible cracks, what they do is just to cover up with some putty like paste, then repaint only.&lt;br /&gt;&lt;br /&gt;Would be good if there&amp;#39;s a topic on this pinned as well.</description>

            <title>Acceptable years of leasehold tenure at VP?</title>

            <description>Hi all, as per the topic title, I&amp;#39;d appreciate if others more knowledgeable in the industry can share your thoughts on this.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m in the process of considering to purchase a unit of LH condominium for own stay, that&amp;#39;s slated for VP early 2021.&lt;br /&gt;However, the LH tenure is ending at mid 2101, giving me approximately 80.5 years of LH at the point of VP.&lt;br /&gt;&lt;br /&gt;While I understand and can probably accept LH tenure ~90-95 years upon VP, I&amp;#39;m a bit uncomfortable about the 80.5 years of LH.&lt;br /&gt;&lt;br /&gt;I&amp;#39;d like to ask for your opinions on this, would you proceed with such a development?&lt;br /&gt;The reasons why the unit is still in consideration is because, amongst the area that I&amp;#39;m looking for, there is minimal choices... my logical mind tells me that it&amp;#39;s not wise, but i feel a bit forced to purchase it, since there&amp;#39;s limited choices that met my criteria. (Door direction, new unit, VP in early 2021, central to location of work for both me and partner, not high density...) everything else is ok, accept just this short leasehold problem, it&amp;#39;s a buy to me, if the LH is 90++ years.&lt;br /&gt;&lt;br /&gt;1) What&amp;#39;s the general acceptable leasehold durations for new projects upon VP?&lt;br /&gt;2) In cases where the leasehold is low, I saw some developers do extend the LH upon VP, is it the norm for the industry to do so? (But the dev agent confirmed they will not renew the tenure for this project)&lt;br /&gt;3) This question is relevant now, as I guess a lot of developers who purchased additional LH lands back in the BBB period is having trouble launching their products, and kept delaying it... so I believe a lot of other launches in this period may have the same issue too.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Thank you~</description>

            <title>Top floor of condo protection mechanism</title>

            <description>Hi all, property guru here.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m personally considering to buy the top floor of a condo development, and have gone through the topic of the pro and cons. &lt;br /&gt;&lt;br /&gt;Mainly the cons is on&lt;br /&gt;1) Roof slab leaking - The biggest concern&lt;br /&gt;2) Heat &lt;br /&gt;3) Water pressure - I won&amp;#39;t comment too much on this, as it&amp;#39;s more of an internal pumping issue that we can&amp;#39;t investigate from the outside easily.&lt;br /&gt;&lt;br /&gt;Now, to me, it&amp;#39;s a known problem, and it&amp;#39;s more of an engineering issue that can mitigate the negative impact of the above. As a scientific person, i believe this to be a fixable problem, but it&amp;#39;s more of a matter of &amp;#39;attention&amp;#39; to detail of the developer/architect if they wanna built in the mitigation factor.. &lt;br /&gt;If they can build the entire tower, the cost to layer in an additional roof, surely can&amp;#39;t be more than 1-2% more.&lt;br /&gt;IE if the entire tower&amp;#39;s GDV is 300m, layering an additonal roof, won&amp;#39;t cost more than 3-6 million right?&lt;br /&gt;&lt;br /&gt;I wanna discuss a bit more indepth on this issue, with some example and want to know what others may think about it too.&lt;br /&gt;The examples are mostly in areas that I stay nearby to.... other condos i pick at random from google view.&lt;br /&gt;&lt;br /&gt;All images are public property/google maps, and it&amp;#39;s usage is for discussion/educational purpose to study the top floor problems for condo mitigation strategy.&lt;br /&gt;&lt;br /&gt;All the opinions stated here is from my physical observation from the outside only, if any developers want to comment about their unseen solution in mitigating the topic of discussion, they&amp;#39;re welcomed to participate and voice their side of the story too.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ll start things off with Dreamcity, as I feel it&amp;#39;s a very obvious function intention there, besides the &amp;#39;design&amp;#39; aspects. &lt;br /&gt;&lt;br /&gt;In dreamcity, you can see after the topfloor units, there is actually another roof, that is angled as well&lt;br /&gt;The angled roof makes it so that water can&amp;#39;t accumulate and can run off.&lt;br /&gt;Between the outermost angled roof and the top floor I can see potentially a few more layers of &amp;#39;ceilings&amp;#39;&lt;br /&gt;This design would be a good mitigation of the roof slab leaking/heat problem from the sun.&lt;br /&gt;&lt;img src='https://i.ibb.co/kyhmy8t/DC.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;In Landmark Residence, &lt;br /&gt;Their top floor is actually the BBQ/Seating Area, that has another roof on top of it.&lt;br /&gt;&lt;img src='https://i.ibb.co/tBD0qq5/Landmark.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Another condo project in BMC - iResidence&lt;br /&gt;The middle tower in green has an elaborate/full covering of the entire tower, while those to the left and right, come with partial top floor covering.. (I can&amp;#39;t be certain if there&amp;#39;s a transparent plastic sheet there or not)&lt;br /&gt;&lt;img src='https://i.ibb.co/khvShZd/i-Residence.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;Casa Tiara&lt;br /&gt;Again, a very obvious roof on top of the roof, maybe got water tanks inside, although I&amp;#39;m not sure of the % of coverage from the pics.. seems like it does not cover the entire tower&lt;br /&gt;&lt;img src='https://i.ibb.co/gyhXZwH/casa-tiara.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;The above can be said as not so branded developments with obvious mitigation steps to the problems in discussion.&lt;br /&gt;&lt;br /&gt;Pavilion Puchong&lt;br /&gt;Strangely, for this development, there&amp;#39;s no obvious extra roof mitigation factor that can be seen, and the top floor&amp;#39;s ceiling is directly the &amp;#39;roof&amp;#39; of the condo&lt;br /&gt;Maybe they are confident of their waterproofing technology... which I can&amp;#39;t say for sure.&lt;br /&gt;&lt;img src='https://i.ibb.co/L8Z1YvX/Pav-Puchong.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;** Edit: I took another view further out, and there seems to be a roof on top of the condo after all... not too visible to be certain though&lt;br /&gt;&lt;img src='https://i.ibb.co/yng7Jct/pavilion-puchong.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Isola&lt;br /&gt;I can&amp;#39;t see any obvious protection mechanism.. the roof structure is not covered, and it&amp;#39;s just a few metal bars across it.&lt;br /&gt;&lt;img src='https://i.ibb.co/Rj27CJG/ISOLA.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;OneSouth&lt;br /&gt;Elaborate Roof Structure in middle/green, not so much coverage for the red areas&lt;br /&gt;&lt;img src='https://i.ibb.co/kBV9shM/OS.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;img src='https://i.ibb.co/jrJxhKw/garden-One-South.png' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;What do others think?&lt;br /&gt;Without going into specifics, it&amp;#39;s obvious that some condos have a lesser risk of top floor leakage/heat vs others, if the issue is taken into consideration from the start?</description>

            <title>scratch to clear coat? about a quarter of mm deep?</title>

            <description>Hi guys, just want to ask a question on scratch.&lt;br /&gt;Lets say, there&amp;#39;s just a small scratch abt half a cm long, quarter of mm deep.. &amp;quot;can feel with finger nail&amp;quot;&lt;br /&gt;&lt;br /&gt;What&amp;#39;s the best thing to do?&lt;br /&gt;The clearcoat is definitely scratched off.&lt;br /&gt;Dont think touched the paint layer, or if touch also maybe just a bit.&lt;br /&gt;&lt;br /&gt;So what&amp;#39;s the best thing to do now?&lt;br /&gt;If i dont do anything to it, what&amp;#39;s the effect will be?&lt;br /&gt;- Will it make the clearcoat next to the scratch easier to come off also?&lt;br /&gt;&lt;br /&gt;Can i fill in back that scratch area with some clear coat substance like that that can buy off the shelves? &lt;br /&gt;&lt;br /&gt;I don&amp;#39;t mind the scratch as it&amp;#39;s not really visible, unless u&amp;#39;re looking at it directly, and frm a very near (30-50 cm) distance.&lt;br /&gt;I&amp;#39;m more concerned on the longer effects if i left that area &amp;#39;open/wounded&amp;#39; &lt;br /&gt;&lt;br /&gt;IE the UV will get to the paint and make things worst n worst as time goes on.&lt;br /&gt;Or the clearcoats next to the wound will peel off also overtime..&lt;br /&gt;&lt;br /&gt;For now, i&amp;#39;ve waxed the area over, to give it some protection... until I get a more permenant solution/better advice on how to proceed.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve googled some, but they mention abt polishing and in fact, sanding off the nearby clear coats to smooth it out.&lt;br /&gt;Which is not what I have in mind... seems like doing that will make it worst for the finish, for cosmetic gains.&lt;br /&gt;&lt;br /&gt;Since cosmetically, my case is not noticeable, Id&amp;#39; like something to fill in the clearcoat area back... to prevent further damage on that area from the elements. &lt;br /&gt;&lt;br /&gt;Or.. worst comes to worst, if send to workshop, what&amp;#39;s the charges like to touch up?</description>

            <title>Valuating a property? - Sifus help pls</title>

            <description>Hi, all properties sifus sifus. I&amp;#39;m curious as to how we can valuate a 2nd/3rd hand property when we want to buy?&lt;br /&gt;&lt;br /&gt;Is there any process that we can at least go through to get at least a baseline value of a house?&lt;br /&gt;&lt;br /&gt;Using stock market analogy, we can calculate the P/E, etc...&lt;br /&gt;&lt;br /&gt;How can we valuate a house ourselves? Not to make us the next donald trump, but at least to know enough to prevent us from getting ripped off?&lt;br /&gt;&lt;br /&gt;Thanks.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;*&lt;br /&gt;Lets say if a house is 250k for a 22x75 dbl storey house. How do we calculate the PSF value? Do we just divide 250k/(22x75) or do we need to take into account the buildup area of the 2nd floor too?&lt;br /&gt;&lt;br /&gt;Is price PSF a good starting point to compare prices?&lt;br /&gt;*&lt;br /&gt;&lt;br /&gt;</description>
