Single Storey Bungalow in Selangor

Hi All,

I'm looking for single storey bungalow around selangor area.

I've been surveying some property project like Kingsville (they have 1 storey, and 1 1/2 storey as well), Hampton Residences in Bandar Seri Coalfields, but it's all sold out.

I'm not sure of any other new upcoming property with this kind of property so would like to hear from you all!

High Ceiling Family Area (25 ft) at first floor

Hi All,

I've a family area at first floor that has a very high ceiling (25 ft). My house renovation is near to complete and my initial idea to left this area un-touch.

Initially my idea is to have an attic constructed but me n my gf realize that we wont really need the extra space so we just left it aside.

Yesterday we went there during evening and found that the place is so dark and decide to put a long light pieces hanging down from ceiling that will shine both upwards and downwards.

our concern is below:
1. we would like to have a ceiling fan, but given the high ceiling, are we able to find that kind of long rod to hang the fan? is the fan going to be very stable then?
2. is the light piece that shine both upwards and downwards a good idea?
3. any other idea how to decorate the place?

Interior Design and Contractor for House Renovatio

Hi All,

I am going to get the house very soon and would like to engage the interior design and contractor for my house renovation. Details as follow

Place : Taman Tasik Prima, Puchong.
Type : Double Storey Link House

Below are the floor specs for reference

I would like to know what is the process of engaging a Interior Designer
Most probably I will get 2 to 3 designer to design the entire house and I will pick and pay the one I like . Is this the standard procedure?

Also would like to engage a reputable contractor who can do the job around the area. I've look through some of the contractor related post and I am very aware that a good selection of the contractor will save me a lot of trouble.

Why it took so long to transfer to my name?!

Hi All,

I just bought a property (land house, LEASEHOLD, subsale) few months back and sign the S&P in May 2011.

It's been 4 months now and according to my lawyer it's still not completed.

To further complicate the issue, the property is currently under the developer title, which mean it need to transfer the ownership to the current owner (the seller), and then once it's done, then it will transfer under my name.

Just want to ask all the forumers here how long exactly i really need to wait for this DOUBLE TRANSFER to complete?

Is there anything I can do to help to speed up the process? I dont mind to travel to the state land office if i need to.

One more question. Is there any risk if i choose to move in and renovate the house while waiting for the process to be complete?

Just want to know is it a normal practice for agent to ask for 1% commission fees in Penang?
On top of the commission fees, the agent also ask for the 6% government tax

Construction Cost for 'floating' room

Hi,

Need to get a quotation for a construction cost for a 'floating' room at the second floor.

My second floor has a very high ceiling (maybe around 20ft), so I want to build a room over it.

Size : 8.5 ft x 8.5 ft

Guess need to build a staircase as well?

Bank Panel Valuer Official Report

Hi,

I'm a first time buyer.

Just bought a double storey house and already sign the SnP and Bank Offer Letter of the Loan.

I received a call from the Bank Panel Valuer saying that need to value my house so that can prepare the official report on the house value. I called my banker and he said it's perfectly normal.

Fees is about RM 900.

Is this a normal process?

Where to find PS3 Component AV Cable

Hi All,

Recently my PS3 fat version HDMI output is spoiled! Not output for this one and I already sent to Sony Service Center to get it check and it need 700++ to repair (not under warranty anymore).

So i'm thinking of getting the Component AV cable (which is able to output 1080p as well), but couldnt find in any sony center (The sales person said that it's already not importing that anymore and require special ordering).

Price is around RM 220.

Any idea where i can get it elsewhere? How about Singapore? I'm going there in this couple of days.

Hi All,

I'm currently looking for a double storey link house freehold title around Bandar Puchong Jaya /Bandar Kinrara area for own stay.
Second hand house or subsales with budget 500k.

Is jalan tempua area a good buy? house a bit old (around 10 years) and some is near the school.
I go and have a look in one house last week. The build up is 2020 sqft, price around 480k.

I'm not concern of traveling to workplace as my nature of working will be of different places.

Please help!
