[WTA] Buying a 1bedroom studio/condo ?

Hi folks/sifus,

Cant find any thread on 1bedroom studio, so I thought of starting one

I'm interested to buy a 1bedroom studio/condo/apartment (450 - 550 sf) - most likely for own stay. In the future, I might rent it out when I buy a bigger unit (hopefully!). I would opt for under-con project since its easy entry - assume the project completes in 3years.

I notice that the property market is hot in areas like KL (always!), PJ, Puchong and Cyberjaya and I have shortlisted Puchong and Cyberjaya. As such, which area is better and matches my interest in your opinion - Cyber or Puchong ? Why ?

Location is an important factor but I think the crowd (and its quality) is also another determining factor. I do see a lot of studio in Damansara Perdana but they're not selling/renting like hot cake (please correct me if I'm wrong). Mont Kiara or KLCC is better imho

In Cyberjaya, almost every project offers 1bedroom unit and a mall (or an integrated project). Possibility of oversupply in 3years since we dont have enough crowd. Love the overall planning (master plan) and how "neat" the road/environment is. I dont see any low-cost apartments here - why ?

Target market will be local/foreign student and working profesionals who can afford a rental of rm1.5k ?

Whereas, in Puchong, I hardly see any 1bedroom unit (except at The Wharf). Does that mean Puchong market is not ready/catered for 1bedroom apartment ?

Puchong is great for amenities, entertainment, family, etc - I would easily compare it to Cheras. Obviously, cant beat Cyberjaya in terms of planning or "neatness". Here, I dont know who will be target market since most of the condos here are 2-3 bedroom and one can easily rent a 3bedroom condo for rm1.3k - I think its not doable (correct ?). I would think that renting a studio in Puchong is a "waste" of money when you can get a 2-3bedroom apartment for the same price. Rental for 2/3bedroom condo (after 3years from now) will increase to rm2k since the current selling price is already >RM400K.

In general, 1bedroom studio target is young couple, "rich" students and working professionals (young exec).

If you ask me which project/location to compare, its hard actually since there are many projects in Cyberjaya -- you can take Solstice Pangaea and The Wharf for comparison and we'll take it from there!

Budget wise, I would say circa rm400K.

Please share thoughts on area, prospect, target, appreciation etc on 1bedroom studio. If you've invested in any (currently or before), please share your opinion.

I'm planning to buy a small unit (with budget less than 400K) - which of the following will be suitable for investment or own stay ?

Basically, I'm working at Bandar Utama and I drive every day from Cheras -- I'm used to traffic jam, etc. Looking for a small place (e.g.: Studio with 1 bedroom + 1 bathroom) which fits my budget.

P/S: Also, looked at Montena (Alam Damai) and The Court (Central Residence, Sg Besi) but the accessibility isn't that good (correct me if I'm wrong).
