            <title>Too many negotiators Undercutting Nowadays</title>

            <description>With the above mentioned topic.&lt;br /&gt;&lt;br /&gt;Since master listings are easily available nowadays.&lt;br /&gt;&lt;br /&gt;Negotiators who are new in the market tend to call up the negotiator/agent with the cheapest listings and try to source out the unit for their benefit.&lt;br /&gt;&lt;br /&gt;When ask if they would like to view the unit.&lt;br /&gt;&lt;br /&gt;They said, owhh no.. Just wanna know which floor it&amp;#39;s located.&lt;br /&gt;&lt;br /&gt;So, dear agent/negotiators out there... be careful of those unethical people...&lt;br /&gt;&lt;br /&gt;And from what i can see, these are usually unexperienced negotiator, who are not long in the market... And usually from a not-so-famous company...&lt;br /&gt;&lt;br /&gt;To those unethical people: What goes around comes around.&lt;br /&gt;&lt;br /&gt;So, the question is..             <description>Hey all,&lt;br /&gt;&lt;br /&gt;Just some knowledge sharing.&lt;br /&gt;&lt;br /&gt;I just get to know recently that, it is not necessary to engage a conveyancing lawyer for your S&amp;amp;P.&lt;br /&gt;&lt;br /&gt;For those who are well verse about Law Of Contract. You can easily draft the contract by yourself or download or copy and paste the S&amp;amp;P.&lt;br /&gt;&lt;br /&gt;You don&amp;#39;t necessary need to engage a lawyer to draft your S&amp;amp;P.&lt;br /&gt;&lt;br /&gt;Save all those extra money.             <title>Studio Units Oversupply in Klang Valley?</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Just wanna get your feedback on the abovementioned topic...&lt;br /&gt;&lt;br /&gt;Generally, with more and more and developers are building smaller unit. Size from 350sqft- 500sqft. For studio and 1 bedroom unit.&lt;br /&gt;&lt;br /&gt;Do you think Klang Valley will be saturated with these smaller units?&lt;br /&gt;&lt;br /&gt;Well, generally, us as Malaysians prefer amuch bigger and spacious units.             <title>LRT extension project ‘ready only in 2016&amp;#39;</title>

            <description>KUALA LUMPUR: The Ampang and Kelana Jaya light rail transit (LRT) line extension project has hit a snag and will only be completed earliest by the middle of 2016.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;This means that the project, which was originally scheduled to be completed by end-2014, will be delayed by some 18 months. &lt;br /&gt;&lt;br /&gt;It raises the alarm that the construction cost for both the Ampang and Kelana Jaya LRT line extensions would surpass RM8 billion, more than the original budget of RM7 billion. &lt;br /&gt;&lt;br /&gt;Business Times understands that the delay is caused by the late award of contracts to some companies, including George Kent (M) Bhd, by the Minister of Finance Inc. &lt;br /&gt;&lt;br /&gt;George Kent won a RM960 million contract for engineering, procurement, construction, testing and commissioning of system works for the Ampang LRT line. There was a 12-month delay in the awarding of the contract because of concerns raised by several parties on the company’s capability and resources. &lt;br /&gt;&lt;br /&gt;It was reported that George Kent was unsuitable for the job as it did not fulfil the project&amp;#39;s financial and technical requirements, which involved new rail works and an upgrade of the communications and signalling system for the entire rail network. &lt;br /&gt;&lt;br /&gt;George Kent, which two months ago had its water concession in Papua New Guinea terminated, now has to play catch-up, said industry sources. &lt;br /&gt;&lt;br /&gt;&amp;quot;The LRT line extension project will only be operational by late 2016 because of the delay in the awarding of contracts and some works carried out by certain contractors,&amp;quot; a source said. &lt;br /&gt;&lt;br /&gt;It is understood that French-based Thales Group as well as CMC Engineering and its partner, the United Kingdom&amp;#39;s Colas, are slow in their works. &lt;br /&gt;&lt;br /&gt;This raises concerns as yesterday, Thales inked a memorandum of understanding worth RM380 million with Malaysian Industry-Government Group for High Technology under the Defence Offset Programme for Keretapi Tanah Melayu Bhd for the provision of railway signalling simulator and equipment. &lt;br /&gt;&lt;br /&gt;Thales won contracts from Syarikat Prasarana Negara Bhd, the project and asset owner of the LRT, to supply its signalling system, which is worth RM800 million, for the Kelana Jaya and Ampang LRT line extensions. &lt;br /&gt;&lt;br /&gt;Thales claims that the civil work contractors involved in the project are delaying its package. &lt;br /&gt;&lt;br /&gt;&amp;quot;The French group has no access to the site,&amp;quot; a source said. &lt;br /&gt;&lt;br /&gt;CMC and Colas, meanwhile, have only completed 25 per cent of their works because of delays in the system design engineering and access to the work site. &lt;br /&gt;&lt;br /&gt;The two won a RM673.9 million contract in June 2011 to build an electro-mechanical system for the Kelana Jaya LRT line extension. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Read more: LRT extension project ‘ready only in 2016’ &lt;a href='http://www.btimes.com.my/articles/20130730001830/Article/#ixzz2aXf1kCVq' target='_blank'&gt;http://www.btimes.com.my/articles/20130730.../#ixzz2aXf1kCVq&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Immediate profit after project completion..             <description>KUALA LUMPUR: Mah Sing Group Bhd has bought 6.55 acres of land in Sungai Buloh near the Rubber Research Institute of Malaysia (RRIM) for RM85mil for a mixed development project worth RM800mil.&lt;br /&gt;&lt;br /&gt;It said on Wednesday the project, named D&amp;#39;sara Sentral, is located diagonally opposite the upcoming MRT station next to the RRIM land and will be developed over three to five years.&lt;br /&gt;&lt;br /&gt;D&amp;#39;sara Sentral&amp;#39;s three components include small office versatile office, retail space and serviced residences. It will be linked to the MRT station via a pedestrian bridge.&lt;br /&gt;&lt;br /&gt;This will be the first station after the Sungai Buloh terminal. D&amp;#39;sara Sentral will also be one of the first developments in the Klang Valley with a direct link to a MRT station.&lt;br /&gt;&lt;br /&gt;It is expected to tap the matured and affluent catchments from Sierramas, Valencia, Kepong, Selayang, TTDI, Kota Damansara and Bandar Utama, Mah Sing said.&lt;br /&gt;&lt;br /&gt;With this acquisition, Mah Sing now has 41 projects with remaining gross development value and unbilled sales of about RM19.7bil spread across the Klang Valley, Penang, Iskandar Malaysia and Kota Kinabalu.</description>
