Body fat

I hv just started bodybuilding for 3 months, previously was on fat loss routine.. Alot of improvements all round, maybe its newbie gains..

I have some doubts regarding body fat, currently in at 20-21% body fat.
Most of the sites online say we should start bulking at 15% BF and start cutting once close to 20% BF
Im 175cm and 73kg and already wearing S sized clothes so i don`t want to get smaller..

So should i cut or bulk.. or do something in-between it?

Hi, i hv been working as an engineer for 4 years now at a GLC.. Life is getting kinda stagnant and boring now, im thinking of doin my MBA. Basically i wont get any increment or better career prospect at my current company with the MBA.. It might only come handy in another 10 years or so if i stick at this company... Do u guys think its worthwhile? Or other masters course suggestions? Thx

Please give me some advice on my treadmill workout.. My goal is to burn fat without going to the gym..

Basically this is how i spend my 25mins treadmill workout

2min - warm up (speed 4)

7 reps
2min - run (speed 11)
1min - rest (speed 4)

2min - cool down (speed 4)

Another question...is the treadmill speed in mp/h or km/h ??

Should i sell in between budget 2014 and 30th okt.. Fren told, stock price will fall after announce profit and declare dividen.. Wat u guys tink?

Want to ask u all about leasehold property, have anyone experience buying new property where the lease is less than 99 years.. developer show me resit that he apply to extend the lease back to 99 years when the property siap, he ckp the tanah lease started from previous owner.. When i get the new house the land will have only have 65 years left on the lease..

When i ask him, he said never before they apply to extend lease gov reject.. Can i trust him? What should i do?

Hi, im planning to buy a house. Need some advice from the seniors here.

I found a house which cost RM280K and its a lease-hold house (20 years old). I plan to rent the house out until i get married and then move in, maybe in a 2-3 years.

My questions.

1. Is buying a 20 year old lease hold house ok financially?

2. My job might require me to work at different states if i get promoted. Will i have difficulty selling the house in the future.. Lets say in 10-15 years, the house would be 30-35 year old.

3. Will the house price appreciate much? Its already 20 years old now..

Basically my problem is the age of the house and its lease-hold.

WHat do i do now?

In need of advice
This is my current financial stats, Im 27 and single, working for 2 1/2 year now. Im quite blur what i should do?
I hope to create passive income and improve my net value to +ve, but dono how i should do it. So far i only learn how

I`m looking to buy myself a new car and im having some doubts, asking here to clear them up.

Car price im looking for is from 70k up to 90k.
Im already 27 this year so im looking for a sedan car since will be having a family soon.
My priority

1. FC
2. Reliable
3. Resale Value
4. Maintenance

I prefer getting a car in the range of 70k to below 80k so that i can buy a house later on.
Is it worth stretching my budget to get a better spec and newer model? will i regret buying a min spec and nearing end of life models
in another 2 - 3 years?

Give me some feedbacks yaar. Really appreciate it

Dilemma

Im currently having some dilemma abt finance, actually im kinda lost at the moment.

FYI im currently 26, will be 27 next year.
Been working for 2 year plus.
Since i started working, i have been reading alot on tis forum and followed most of the advice here

So far i have managed to save n invest since i started working.

Public gold - 80g gold
ASM - RM 30k

I also bought a 2nd hand proton for 17k cash after reading tru the toughts of most ppl in tis forum
that we should reduce our loan payment and so on.

Currently im earning abt RM 3.3K after deduction and i have some variable allowance (fluctuates from 1.5k-3k) monthly

My fixed expenses are

Family RM 350
Study Loan RM 300
Phone bill RM 100
Food RM 250

What should i be doing next.. Im feeling tired and lost?? Anyone been in tis situation before?

* My car started giving some problem minor + major (Thats another headache)

PLz give some helpful opinions and advice for those who have been tru tis age before.. Tq

Previously i was overweight so i started a weight loss diet and workout for the past 3 months.Managed to drop from 88kg to 76kg. Now i`m thinking about body-building.
Is it possible to build muscle and at the same time burn fat coz my ideal body weight is supposed to be around 72kg. Should i continue my weigh loss
diet till i hit 73kg and then start body-building. Its hard to do weight training on my current diet due to lack of energy.

My wira seems to be giving me alot of problem
The safety belts out, got a small crack on the windscreen,door cant be opened from inside and etc
Thinking of replacing it.
Planning to get a satria neo after selling the wira and top up some cash
Satria Neo 08 model is selling around 35k, i can use it for another 3 years then get my self a nice sedan car

Need some financial advice.. This is my current state

Im currently 26 and been working for 2 years.
Since working i have managed to save up 28k cash, invested in gold for around 80gram, and own a car which i bought for 17k (paid up already)
I need some advice on what i should be doing now? Im planning to get married at 28, Which means i have more or less 2 years.
My plan was to, save up another 15k and sell of my car for another 15k and use it as DP for a new car.. 80-90k car (Monthly-$650)
Then save another 10k and use it to buffer a full loan house.

Can seniors here give me some advice on what is the best thing i should do? Im sure u guys have been tru tis path before, appreciate ur valuable advice. Tq
