            <title>Landed House Poll</title>

            <description>Dear friends,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m currently exploring of buying a landed property to shift my mother to Selangor/nearby KL areas due to some circumstances. &lt;br /&gt;Have narrowed down to Elmina City Green 3 (EL) &amp;amp; Setia Alam Bywater Homes (SA).&lt;br /&gt;Wish to get some opinions from the taikos/property specialist here&lt;br /&gt;&lt;br /&gt;Below are some points based on my survey:&lt;br /&gt;&lt;br /&gt;(1) Distance to KL (to &amp;amp; fro) is about the same&lt;br /&gt;Doesnt matter actually as mom isn&amp;#39;t working  &lt;br /&gt;&lt;br /&gt;(2) Quality of city (except the green) - amenities &amp;amp; restaurants&lt;br /&gt;People claiming SA is on the good side where it is more advance (5-10 years) as compared to EL&amp;#39;s city&lt;br /&gt;&lt;br /&gt;(3) Connectivity &amp;amp; Infrastructure&lt;br /&gt;A lot of comments claiming EL is on the good side as they have more alternative highways to KL.&lt;br /&gt;Not sure how the construction of Dash Highway will contribute to both EL and SA.&lt;br /&gt;Furthermore, can anyone clarified this point - MRT/LRT is closer to Elmina compared to SA?&lt;br /&gt;&lt;br /&gt;(4) Property Appreciation&lt;br /&gt;Not sure - seeking for your advice guys...&lt;br /&gt;&lt;br /&gt;(5) Developer workmanship quality &amp;amp; home design&lt;br /&gt;Sime Darby for Elmina ; SP Setia for SA&lt;br /&gt;Which is better? Anyone wiling to share any experience?&lt;br /&gt;&lt;br /&gt;(6) Demographics (for food purpose)&lt;br /&gt;I have read some comments saying EL is more on multicultural with many Malays and SA has more chinese? Some even claiming dificult to find any chinese food in EL?&lt;br /&gt;&lt;br /&gt;(7) Feng Shui &lt;br /&gt;Some claiming that SP is nearby to cementary and therefore, feng shui is not good... can anyone advice ?</description>

            <title>Suggestion - Buying landed house for parents</title>

            <description>Hi there,&lt;br /&gt;&lt;br /&gt;I am from Kuantan, looking to buy landed property for my parents in KL/Selangor.&lt;br /&gt;&lt;br /&gt;My criteria are:&lt;br /&gt;&lt;br /&gt;1) Budget - RM 550-650k&lt;br /&gt;2) Gated &amp;amp; Guarded&lt;br /&gt;3) Year of completion: 2021/22&lt;br /&gt;4) Area in specific: Kwasa, Seri Kembangan, but open for suggestion.&lt;br /&gt;5) Semenyih, Kajang, Salak Selatan - No preferred&lt;br /&gt;&lt;br /&gt;Please suggest which area is good. Doesn&amp;#39;t matter for traffic all, since my parents are not working anymore.&lt;br /&gt;&lt;br /&gt;Thank you so much sifuss</description>
