Dear friends,

I'm currently exploring of buying a landed property to shift my mother to Selangor/nearby KL areas due to some circumstances.
Have narrowed down to Elmina City Green 3 (EL) & Setia Alam Bywater Homes (SA).
Wish to get some opinions from the taikos/property specialist here

Below are some points based on my survey:

(1) Distance to KL (to & fro) is about the same
Doesnt matter actually as mom isn't working

(2) Quality of city (except the green) - amenities & restaurants
People claiming SA is on the good side where it is more advance (5-10 years) as compared to EL's city

(3) Connectivity & Infrastructure
A lot of comments claiming EL is on the good side as they have more alternative highways to KL.
Not sure how the construction of Dash Highway will contribute to both EL and SA.
Furthermore, can anyone clarified this point - MRT/LRT is closer to Elmina compared to SA?

(4) Property Appreciation
Not sure - seeking for your advice guys...

(5) Developer workmanship quality & home design
Sime Darby for Elmina ; SP Setia for SA
Which is better? Anyone wiling to share any experience?

(6) Demographics (for food purpose)
I have read some comments saying EL is more on multicultural with many Malays and SA has more chinese? Some even claiming dificult to find any chinese food in EL?

(7) Feng Shui
Some claiming that SP is nearby to cementary and therefore, feng shui is not good... can anyone advice ?

Suggestion - Buying landed house for parents

Hi there,

I am from Kuantan, looking to buy landed property for my parents in KL/Selangor.

My criteria are:

1) Budget - RM 550-650k
2) Gated & Guarded
3) Year of completion: 2021/22
4) Area in specific: Kwasa, Seri Kembangan, but open for suggestion.
5) Semenyih, Kajang, Salak Selatan - No preferred

Please suggest which area is good. Doesn't matter for traffic all, since my parents are not working anymore.

Anyone has idea on hows the future for GDP SIDC graduates@ those who had go through the whole 24months programme?

Will the allowance be fixed at 1.5k for the whole 24months?

Anyone willing to share their experiences?
