Subscriptions Fees - Property Related Business

Hi Sifus,
I am planning to start a business to ease the burden facing by the landlord in taking care of their properties and tenants with an annual subscriptions fees.

I would like to know whether is it legal to collect annual fees from landlords who are interested to engage us to help them. It's because based on my conversation with a businessman he told me that probably its not legal for me to collect annual fees by promising customer as there is chances for the business owner to shut their company and runaway with the money.

Will be providing various services to them using a sole proprietor company for start-up as i am a real estate negotiator as well.

Hope you guys can guide me or advice me on who can i referred to about this?

Opening own brand Kopitiam

Dear All,
Me and my brother opening an own brand Kopitiam style cafe on mid of July.

We just wondering how much salary that we should pay the staff and the working hours.

Operating Hours: 10am to 12am (14 hours)

Shifts options:
1) 12 hours
2) 8 hours

Any ideas on this?

Break hours for them?
If there is part workers, how can we add them in when need?

How overtime will be calculated?

Salary?
i) Waiter
ii) Bartender
iii) Cook
iv) Kitchen helper

Experts and those who work before in this kind of cafe / franchise, please provide your idea and opinions.

Deposit Forfeited by Owner - Urgent advice

Hi forumers,

Need help from you guys.

Sequential of problems:

1) I resigned early of February.

2) I booked an apartment by giving deposit rm4.5k to the agent and signed the booking form. In the booking form i put
special condition stated "Deposit fully refundable if loan is not approve". Both of us agreed on that but the owner don't know that i resigned at that time.

3) My loan rejected due to fail at employer verification at my company since i resigned.

4) Owner refused to refund the deposit since she knows the reason of rejection which is i resigned before booked the apartment.

Explanation:

1) First of all i don't know that bank will do employer verification.

2) I resigned and hope to get another job offer letter from other company but unfortunately i didn't get it. So, initially i thought that i able to get loan since i going to get the offer letter.

I urgently need experts or lawyers advice on this problem since this problem just happened and the amount forfeited is quite a lot for me.

Dear All,
What type of franchise is reliable and profitable nowadays?

Besides, easily to manage?

Questions:

1) Do they providing manpower with training?
2) Restrict that only one franchise can open within a specific radius?
3) Will they recommend us the location or we propose and they will judge the location (any fees for this)?
4) How will us pay them? One time payment or commission basis?
5) Does financing agencies like SME banks provides loan for this franchiser?

6) What else we need to consider to open a franchise?

What we need to know if we import from China?

I would like import some electronics gadgets from ShenZhen like video glasses and spy cam.

I'm curious and want to know whether China Airport or Malaysia Airport will impose any tax on the gadgets i bring back?

How they impose tax? Based on what? Type, size or value?

Shortly, what we need to consider if bringing back gadgets from China?

Business that in my mind now is

1) Futsal court => Income per month (minimum RM15K)

2) Franchising => Income per month -Kopitiam (Area KL minimum RM25K )

3) Shell, petronas...

What is your ideas? All ideas are appreciated..
