Regarding of transfer

Hi all

I just want to ask opinion regarding my situation. I'm in the middle of buying a free hold property. Its strata title and has an individual title. The title still under developer's name and my lawyer and owner developer lawyer advise to do the double transfer. I already did the redemption from the owner's bank and already received the original documents etc. Currently my lawyer in the middle of preparing for the transfer. However, when they did the company search, they realized that one of the director (who signed the form 14A, developer consent) of the company is no longer listed as director and we just realized that the director resigned 2 weeks ago!...my lawyer currently seeking advise from the owner developer lawyer for this matter. Has anyone experience this kind of situation?. What is the worst case scenario?, is the owner need to get form 14A signed by new / available director?

One more thing, will land office reject the application if the signed director not listed anymore although he had signed it prior his resignation?. what we have now is the form 49 (year 2013) where the director still listed. Can we use that or will land office required the latest form 49 (year 2015).

[WTA] Should I change one or both tyres

Hi all

Just want to ask, one of my front tyres was out (205/55 r16) michelin ps3 i believe. My car just about 36000KM and front wheel drive. Should I change 1 tyre or need both front tyres changed? If i change only 1, will there be any issue? Or should i bring back tyres to the front and take a new one to the back. Hope any sifu can give advise.

First Time Selling a House

Hi all

Just want to ask your opinion, I am on the process of selling my house, buyer already got their loan approved and buyer lawyer already passed the s&p to my lawyer to finalise. So I just want to know the normal practice after my lawyer finalise the s&p. My question is:

1. The buyer will sign the s&p first right? And will it be in front of my lawyer or thier lawyer?
2. The buyer need to prepare a cheque for remaining 8% deposit on whos name? Me or my lawyer? Or its up to me to decide?

My agent told me my lawyer ask for payment before proceed signing s&p but as far as i remember, we agree that lawyer payment will be deducted from the 8% as I dont want to use my own money. Any charges will be deducted from the deposit. Same goes to agent fee.

3. I as an owner should received my remaining 8% deposit (minus whatever charges) upon signing s&p right?

Hope if anyone experience on this could assist me.
