Question on loan agreement

I am on the processing on purchasing a property cost 225k, and take 90% loan from pbb bank.

My bank officer helped me to look for lawyer to prepare the loan agreement. The bank officer had helped me to ask for the agreement fees from the lawyer side before this, and the lawyer firm quote me about RM4.4k (before discount) in verbally.

Problem is, I just get the quotation from the lawyer side on today and it is near 1k higher then what they quote me initially, and I asked whether the charge is finalize or just estimation and she said that is finalized.

Here is the quotation from bank loan lawyer:

I saw they charged me RM540 (RM200 + R340) just on the caveat. I called and asked, the person said that is a must, and RM200 is their service charge on helping me to prepare the document for caveat.

I think the transportation and telephone charger are very high too.

Do you think the charger is reasonable? or it is expensive?

8% annual interest after 3 months signing SnP

I had sign an agreement with my agent when I pay for the 3% booking fee for a subsale condo, and there is this condition in the agreement:

Balance sum is to be settled within 3 months from date of signing SPA or securing the "Concern To Transfer" from the relevant authorities, whichever is later. An addition of 1 month shall be allowed with interest paid at 8% per annum, daily basis on the outstanding amount S & P agreement.

Agent told me about the property is on the half way to transfer from master title to strata title, I was okie for it as I didn't know it will affect the process of transfer until my lawyer told me about this. According to my lawyer, the process of transfer could take up to a year, and she got one case at the same place took about 9 months for the transferring.

The sales agreement stated that I should settle within 4 months time, so will this consider my fault if the process delayed due to this issue? And will my 10% deposit get burst if this happen?
My lawyer told me it is impossible to transfer the name when the property is half way to change title... And all I can do is to wait for the process to be settled.

I used asked agent whether is possible to be done within 3 months time, he said very rare will take more then 3 months time if the lawyer is good. But when I call him again to confirm on the title transfer issue again, he said: "No problem, I got one similar case and ONLY took 6 months for the transfer."

So, even if seller agree to wait for few more months, am I still needed to pay for the 8% annum interests to him? That would cost me RM1500 per month!

I really need advice here..

Nice View VS Renovated Condo

I recently searching for an investment property at Vista Millennium Condo at Puchong.
There are 2 units of condo which are within my budget.

First one with nice renovation (only kitchen and living room) and partial furnished but the view is not so nice as it facing a very big drain and can see the dirty water flowing inside it clearly..
Second one at high floor and with beautiful view (facing lake) but without any renovation.

Both are at same price.. The first one will save my time and money on the renovation but I feel the appreciation value wont be as high as the second one in long run.

So, hope to get some opinion here on which one is better for an investment property.

Bank panel lawyer VS share lawyer with seller

My husband had asked his friend who work in bank to help us to handle our loan application for a subsale apartment.
His friend (the bank officer) keep asking us to use his bank panel lawyer and saying that will process faster compare with other lawyer firm outside.. He said if we use other lawyer outside, the process will take longer...

Now the problem is we already agree to use the lawyer introduce by property agent. The property agent (very nice lady ) told us the seller is using the same lawyer, so the process would be faster instead of having to go through few lawyers.

We had signed an agreement with seller when we pay booking fees, and agree that the property will need to be transferred within 4 months period.

Please advice.

Dear all, I think I have this prenatal depression. I can't stop myself from crying since last night... and I have nobody to talk with.
3 more weeks to my due date.

I got serious headache now, and feel like my head is going to explode. Already took 2 panadol but the pain still there.

I really need help now. Do I need to see doctor and get any pill to control my emotion??
Any suggestion on where I can find this kind of treatment?

Need advice on being a guarantor

My sister just start up a printing service business with a friend about 6 months ago.
Yesterday, she told me she planning to apply for a RM20k business loan from BSN, and ask me to be her guarantor.
That money is for push up her business which includes printing flyer & distribution, advertisement board, buy more racks to put their stock, etc. And they are also planning to buy the stocks in big bulk so will be able get cheaper price.

She said her business had made more than RM100k profit within half year, but the profit then throw back into the business, that is why she still "look" so poor and need the loan.

That is a 5 years loan with 6.38% fixed interest rate.

My mom told me never ever be guarantor. But she is my sister... I need advice on this.

About the bank loan for lelong property

I'm interested in buying a lelong low cost apartment with reserve price less than 30k.
But i wonder is there any bank will approve for the loan less than 30k? Or I must buy it with cash?

I got a medium cost flat house which had already settled the bank loan. Concerning about the auction property only given 120 days to settle the purchase price, can i refinance the flat to bank and get the money to pay for the auction property? How long will it take to get money from refinance a property?

BTW, how long a process will normally take to buy a lelong low cost apartment without individual title?
Can anyone recommend a lawyer with experience on handle low cost lelong property to me?

　　It's not easy to have a great relationship with your boy/girlfriend, partner, or spouse. But it's not impossible, either — it takes some work, of course, but it's good work, work that's a joy when everything comes together。

　　A lot of times, though, the work isn't enough. We get in our own way with ideas and attitudes about relationships that are not only wrong, but often work to undermine our relationships no matter how hard we work at it。

　　1. You're playing to win

　　One of the deadliest killers of relationships is the competitive urge. I don't mean competition in the sense that you can't stand to lose at tennis, I mean the attitude that the relationship itself is a kind of game that you're tying to win. People in competitive relationships are always looking for an advantage, the upper hand, some edge they can hold over their partner's head. If you feel that there are things you can't tell your partner because she or he will use it against you, you're in a competitive relationship — but not for long。

　　2. You don't trust

　　There are two aspects of trust that are important in relationships. One is trusting your partner enough to know that s/he won't cheat on you or otherwise hurt you — and to know that he or she trusts you that way, too. The other is trusting them enough to know they won't leave you or stop loving you no matter what you do or say. The second that level of trust is gone, whether because one of you takes advantage of that trust and does something horrible or because one of you thinks the other has, the relationship is over — even if it takes 10 more years for you to break up。

　　3. You don't talk

　　Too many people hold their tongues about things that bother or upset them in their relationship, either because they don't want to hurt their partner, or because they're trying to win. While this might make things easier in the short term, in the long run it gradually erodes the foundation of the relationship away. But your partner deserves your active listening. S/he even deserves you to hear the between-the-lines content of daily chit-chat, to suss out his/her dreams and desires when even s/he doesn't even know exactly what they are. If you can't listen that way, at least to the person you love, there's a problem。

my personal information get sold by TMpoint

I applied streamxy + home tel from TMpoint last night, and today i received phone call from 3 different agents who pretend to be streamxy staff and ask for my application detail include username, streamxy package, telephone number etc.

The funniest thing is the second agent told me that the first one who call me is cheater, and ask me not to trust him after i told him there is another person call me before him.

So I went to TMpoint to ask what had happen.
"Real" TM staff told me that they will no ask for my registration detail unless the person call me is agent, and they just want commission and will register streamxy for me under their name once the telephone line is installed.

The 3rd agent called me just now, and ask me the same questions like what the first 2 agents ask me.
After I told her that i will not give my detail to agent, she said she is not agent and will hold my application until i give her all the information.... #$%^&*

Feeling so angry now...

I wonder how can the agents get all my personal detail, includes name, address, hp number, etc... The only place tat will leak my information out will be TMpoint...
but the TMpoint staff tell me, she had no idea on this

Anyone experience this before?

How read specific data from text file?

I got a text file which contain data as below:

I002 = yyyy

I001 = aaaa
I002 = bbbb
I003 = cccc

When I call readMsg function I need it to return the data referring to the keyword.
For example,
Dim a = readMsg("DO","I002")
Result: "bbbb"

I have search from google, but all of them only teach on how to retrieve all data...
Is there any method to get specific data by keyword?
