House Maintenance Expenses - Income Tax

Hi All

Would like to know spending on fixing things in the house, the expenses can claim to reduce under rental income tax?

Among the list of expenses as below:

1) Condo Monthly Maintenance Fees
2) Sinking Fund
3) Expenses to fix spoil doors, piping
4) Expenses to replace spoil TV, Stove & Hood

Meanwhile, the rental income is it split 50/50 if the tenancy agreement is under me and my wife name?
Assuming rental income is RM24,000.00. So i put RM12,000.00 into my income tax and my wife put RM12,000.00 in her income tax?

How true can change TNB etc to Residential Rate?

Nowadays most of the new property is commercial title under HDA.

Salesperson all say can change TNB to Residential rate. Water, cukai pintu and gas cannot be changed.

My question is:

1) How true are all of these?

2) How easy can be changed to residential rate?

3) How fast can be changed to residential rate?

I am asking these as it seems to don have a clear line of indication of which and which can and cannot be done? Or these are just Salesperson tactic to persuade us into buying?

Google Chrome become Internet Explorer

I am a user for both google chrome and internet explorer. Usually click on google chrome shortcuts will open the google chrome browser but don't know suddenly know when click on google chrome icon/shortcut activated the internet explorer browser out. I already tried uninstalling and reinstalling the google chrome but no use.

Anyone know whats the problems and how to solve it?

Q:Valentine Gifts to a girl

I like a girl from my uni and I was thinking of sending (as in mailing) a valentine gift to her around the valentine day week. The probelm is she is a foreigner and currently back in her home country. The status of me and the girl is still friends but everyone in my batch knows i like her( they said it was obvious) and i think she most probably knows it well. On communiction status, i chat with her all the time when she is in malaysia but after she went back, she didnt reply me anymore(only managed to get her reply only once). Lets say i got her home country address, it is a good or bad idea to send her a valentine gift? would it be touching for her or would it be like - omg,what a stalker or how he managed to get my address? Other than that, do you guys think i should still pursue her or give up based on my descirption above?

External HDD probelm

My extrernal hdd - seagate 500gb facing spme probelm. when i plug in my external udd to my laptop,the laptop able to open the hdd but when i clicked on it,the folder is empty and none of my files canbe seen although the files still taking up the memories of the hdd. Anyway to solve this probelm?

Those who are reading this,please tell me where I am wrong,please tell me what should/can I do to improve this probelm.

First,there are some ppl keep accusing my shoes are fake on my sell thread. I had 2 ppl simply accusing my thread without checking their info or proof that they are fake. Just because my shoes are selling cheaper than real shops,that doesnt mean they are fake right? Come on,a rather well-known bulk seller named 5w33 selling that particular shoes for RM90 while i am selling at RM100,ppl didnt say anything about his shoes being fake despite my price is higher than his. So does this make his shoes are fake too? Seriously,How to deal with this probelm? Please,I am trying to earn a little more money here like others here.

Secondly,I reported to forum authorities about this probelm but (tell me if I am wrong,no offfence to forum authorities) they didnt seem to do anything about this. I dunno but I think they treat me as the criminal instead of me being the victim by merging and deleting my sell threads without the reason whatsoever.

Third,I opened a sell thread at Stuff for guys subforum and Stuff for ladies subforum selling converse shoes. Right after I reported my probelms of ppl accusing my shoes being fake,2 sell threads of mine (1 being in guys section and 1 more being in ladies section) is merged and moved to LYN Street Mart. I dont see why they merged it as my shoes are sort of specifically catered for ladies and guys. Plus,i I saw other sellers doing the same as i did but no action taken on them by the forum authorities.

The rules I have read thoroughly enough unless they are more rules I didnt know about. I want to checklist myself with the rules where I did wrong.

Rules no.
1]I didnt do that.
2]I did wrote WTS on my threads
3]I did as promised to the buyers.
4]I did used the bump button. I did once reply UGPM on my thread but I stopped after I realised about there is a bump button and I read about the NO UGPM rules. I saw others do that too and yet again,no action taken on them by the forum authorities.
5] and 6] I reported to forum authorities about ppl accusing me but I dont see any action being taken on them.
7]I dont think my shoes are prohibited.
8]I didnt really didnt create multiple topics for similar items,some of my shoes is specifically for ladies and some for guys unless you guys like pink colour shoes then I got ntg to say.
9]I dont the tag so I passed on this
10]I admit i do offer postage and bank-in for buyers but I just trying to expand my market to outstation buyers and offer a little more service to buyers. But and again,many sellers also offer postage and bank-in so why not me? I dont think i did anything wrong here.

Thats all for now. If I said anything that offended anyone,I am sorry and I didnt meant it,I jus trying to point out sth. If I did do anything wrong in my sales threads,pls let me know. I will learn from my mistakes. TQ

I opened a sell thread and wanted to post more than 10 pics but one post only can put max 9 pics i think,so i thought of putting the extra pics into the next post but cant because the additional post is sort of got glued back to the 1st post.

I read other ppl sell thread,they can do what i said above or can reply their own topic "reserved" so that they can post more pics into their thread before any1 managed to reply and for future use.

Can anyone tell me how to do that? I hope you guys get what i trying to say.

1st thing,i wanna know to make your signature clickable. Ex:I see ppl signature part has LYN WTS or WTB list that is clickable so that there will be pop up to see what they are selling or buying. I hope you guys understand what i trying to say.
