Hi sifu sifu sekalian,

Actually i got my pc for around 1 year + already. Felt that the original heat-sink from amd, sucks bad when i just open a flash game in facebook, the fan starts spinning like crazy. Can u all recommend me one that can cool off my processor ? I don't do overclock on my cpu. I'm thinking of getting one cooler master. But then since I don't do overclock, am thinking i should ask u all sifu first which one should i get. I don't want to over spend on the heat-sink since i don't do OC.

Question regarding snp

Hi sifu,
A new question, i've place a booking to a new props.. stated that getting loan and signing snp to be done at 2 weeks. Stated that if we don't get any loan, the booking fee's will be giving back.
The person in charge said can extend if the loan is not approve yet
How long can we extend the period ? currently 1 bank approved, still waiting for another bank..
The most developer is it cancel my booking and then give me back my booking fee's ?
one of my banker told me " why are u so rush in signing snp " lol !

Want to ask, will lawyer charge differently based on which bank we apply for ?
As i know, snp cost RMxxxx then there is another is snp processing fee's RMyyyy
Let say i take maybank loan, will the total fee's the same if i take UOB loan ?
or can i negotiate with the lawyer to get cheaper snp ? first time buyers ~ sorry..
for my case, developer bare all the legal fee's > I just need to pay the snp and 10% of the props.. thats all ~
I think developer use 1 lawyer for [between me and developer contract] [between me and bank contract]

1st timer 50% discount on stamp duty

Hi sifu sekalian,

Just want to confirm cus agent + banker give different view

Agent says I can save my 1st timer 50% discount on stamp duty on my 2nd purchase
Banker says the 50% discount on stamp duty is only for first property

Which is the correct one ?
But for my case, even if I want to use my 50% discount also no use.. cus developer bare half price of the stamp duty~ so i can't use the 50% discount.
Just for my own knowledge only to see whether next property can i use the 50% discount or not

i would like to know whether from the developer price, the people selling the unit say got 5% discount.. will it state in any of printed documents ?
cus i scare after i apply loan liao.. then wan sign snp that time, oni realise no 5% discount.. then ma waste my time..
I'm very new to properties.. so i need some advise from sifu sifu..
any comment is appreciated..

Family member borrow my name to buy property

Hi,

Is there anything else i need to concern about borrowing my name to one of my family member so that they can get the loan ?
My situation >

1. 1 working 1 housewife
2. They bought one property (investment)
3. They wanted to get another one for own stay
4. I'm going to get a property within 1 year
5. After 1 year they'll swap the property back to themselve [wife going to start working(pregnant) ]
6. The property they going to buy is 240k
7. The property will put my name and husband wife [each of us contribute 50%] for the 240k house

Other than concerning about the loan that i'm going to apply for my own property. Any other concern ??
One more concern is the 70% LTV > which i dun think i can afford to get 2nd properties in few years time.. so this one I'm ok with it..

Scenario A:
1. I let them use my name to purchase the property. I buy my own property and the banks approve my loan. Then let says after 6 month they suddenly not able to pay their property. Bank will phone them first. Then phone me. After 3 month then blacklist me. What happen to the property that i owned myself ? where i'm able to pay my own property's installment.
[blacklist my name is what i heard from a friend]
Then i heard my friend say also that we cannot auction the property unless the person declare bankrupt.. is it correct ?
cause i thought, if we cannot pay the bank for 3 months ++ then the bank just auction the property..

Scenario B:
1. I let them use my name to purchase the property. After 6 month they not able to pay their property. After 3 month then blacklisth me. Then i'm getting my own property > Bank surely will not approve my loan rite?

Its launch at Jan.. just got a brochure, intermediate unit 233.2k. Corner lot 332.6k
99 years listhold.. 5% discount + 7% (bumi discount) said will complete on 2014
i cant seems to find any information about this condo at lowyat...
can sifu sifu give some comments about this place?
