Hi sifus,

Wanna ask a question on Housing Loan, currently hava a housing loan which left RM50k to RM60k loan, i wanna refinance the loan to around RM400k with different bank to buy another condo @ around RM400k. This way better or i pay finish the loan 1st which is 3-5 years away?

Market Value for the current house should be around RM400k to RM500k

Hi Guys,

Need some advice here, currently i have a property which is rented out, the details as follows

Type: Single story house
Original House Price: RM212K
Current House Price: RM350K above based on nearby house transacted
Balance loan remaining: RM130K (from the annual statement) <- is this the correct outstanding or the interest calculated as well?
Loan payment per month for 20 years: RM909 (fixed)
Rent per month collected: RM750

so my question is should i sell the house now? into 3rd year of loan, if i sell now i will be saving

RM909*12 = RM10K

current house value RM350k - o/s loan RM130K = RM220K (RPGT and lawyer fees of RM 20K?) = around RM200K

if possible to generate 5% to 6% return per year = RM200k * 5% = RM10k

so total RM20K(+ monthly savings) per year to top up into the RM200K

issit correct? should i sell the house?

Upgrade CPU for SC2

hi guys, i think i gonna upgrade my pc for SC2, coz now not very enjoyable to play it coz when alot of units it will lag like no tomorrow.

it is possible to upgrade the gc only and it will improve alot? anyhow, i'm open to any susgentions

i have a budget of around RM500 to RM1K if the needs arise, ofcourse if can spend the less if better.

is my proc upgradable? coz i think abit is no more, dont know the board can support AM3 procs or not.

i'm scouting a 2x2gb ddr2 ram at the garage sales now, so it is avisable to upgrade to 4gb ram for winxp 32bit?

Dell Inspiron 13 Problem

I just bought a Dell Inspiron 13 recently, 2 weeks old to be exact, yesterday nite while i was happily using it suddenly there was a vertical blue line appearing at the right of the lcd screen, i tried restarting a few times but it just wont go away, how to fix this? or do i need to give Dell support a call?

I have some questions regarding a property i bought last year, i'm the 3rd owner and everything has been completed. Now the questions is the electric bills, water bills, indah water, assessment and quit rent bills is still under the 1st/2nd owner name. Are we suppose to go to change the owner name ourselves? Where can i head to for to do all this?

PC Power On, NO display

Hi guys, last Sunday i upgraded my pc from:

ANTEC 430W PSU
CM Praetorian Casing with 4 fans
LCD Monitor(Analog only)

The case is like this, on Sunday i proceed to assemble the new upgrade items and installed windows XP, during the nite the pc is still working fine, played some mp3's & surfing.

Come Monday nite after came back from work, started the pc and it loads normally, when i double click to play a video file, the system auto restarted but no display(Lcd show orange colour at the led) so i press reset and restart it again, it still starts normally but still no display.

This time i cant reset it, so i hard reset it(pressing the power button) it shuts down, so i press the power on, this time the POST beep is a long one with one long beep and 2 short beep(if i listen correctly) but still no display.

so i plucked out one piece of ram and restart it again but still same result change the ram slots & tried the other piece of ram, then i disconnect the HDD but still same result when i restarted no display, then i proceed to resit the GC and put it back but still no display.

The proc fan, case fans & gc fan is still running, the motherboard also has the led light on. I used another LCD but it is still the same result. I havnt resit the proc yet, i dont have another pc with PCIE to test the graphic card and rams.

If after a hard shut down, when i on the power aagain, it will give a normal beep but no display, the system is still running but i cant shut it down, i have to hard reset it, second time power it on it will give a long beep + 2 short beeps.

So what do you guys susgest i do now?

Hi, i planned to buy a second hand 1 storey terrace house at Cheras Pandan Perdana there, the price is RM220k+, whats the normal market value for this place? The unit comes with an extended kitchen as well but the area is leasehold. There is an upcoming mall nearby called 1 Shamelin(correct me if im wrong), is this area worth the RM200k+?
