Selling house precedure

Hi, I'm selling a house thru direct buyer, be soon we will be sign in legal office S&P and buyer will need to pay 10% to me, my question is :

1) Do i need to pass the original document to the lawyer/buyer?
2) What item i should bring along?
3) The original grand/title is in the bank (Cause still outstanding some amount), will they contact directly to my loan bank officially?
Add.
4) When the buyer apply loan to the bank, it is need seller IC copy for it? this happen to me as the buyer reply the loan has been rejected cause my (seller) ic copy is not clear enough......it is true?

Two brother share buying a house

Hi, Need some advice.

15year ago i and my bro sharing 50/50 buying a double storey house @ Rm116k but with putting my bro name only for the house agreement and loan appliacable (because i have another housing worry tax issue), that time we are still single.

Now, both of us already married and having own family, market price now @ Rm200k and outstanding loan for Rm50k, below is my question:
1) If anything go wrong with my bro (Touch wood example die.....or sometime), is it the property automatically belong under his wife/kids?
2) If we make a agreement in lawyer office, could this agreement legal to prove 50% is belong to me?
3) How can make I am legal 50% for this house? except revise the sales n purchase n re-financial again.
4) Can i offer selling Rm50k (my share) to my bro and he continue pay the outstanding loan? [which mean Rm200k market price - Rm50k outstanding = Rm150k value / 50% each share = Rm75k present value but i sell at Rm50k]

Any idea/comment?

Hi all, need your advice....(serious pls.....)

My father in law selling a land and getting Rm500k, but the buyer request to make official S&P at Rm200k to run the tax....

My question:
1) Except the Rm200k can official put in to bank as fixed deposit, the balance Rm300k can he put on bank too? any tax issue later?
2) If tax require, can he put another name in wife & son maybe Rm150k which, will the wife & son getting tax also? will goverment check the income where is the Rm300k come from?
3) Which banking offer higher interest?
(Not prefer to investment and must keep in most safety bank pls......)

Hi, need some advice....

I stay in Johor and 1st time plan to go Langkawi, is below which is cheaper and easy?

1) Go Changi airport take Tigerair to langkawi?
2) Go Senai airport take MAL to langkawi? but need transist.
3) Go senai airport take airaisa to Penang and take ferry to langkawi?

Any idea more???

Do you know if your house electricity usage more than 400kwh, how TNB calculate your bill???

For Monthly Consumption More Than 400 kWh/month
For the first 500kWh (1-500kWh) per month sen/kWh 28.6
For the next 100 kWh (501-600kWh) per month sen/kWh 37.8
For the next 100 kWh (601-700kWh) per month sen/kWh 38.7
For the next 100 kWh (701-800kWh) per month sen/kWh 39.7
For the next 100 kWh (801-900kWh) per month sen/kWh 41.7
For the next kWh (901 kWh onwards) per month sen/kWh 44.6

But what happen to my bill on Apr'09 usage 761kwh as below.....

250 x 0.286
50 x 0.378
50 x 0.387
50 x 0.397
50 x 0.417
311 x 0.446

Base on my calculate they over charge me Rm45.44[SIZE=7].......

So, everyone pls. check your bill before making payment to TNB.
